Friendly staff. The room. The feel of not being in a huge and stressful hotel but rather in a cozy place.
Perfect location, vatican is so near and metro is 5min walk so it is really easy to find when you are coming from the airport. Staff was waiting for us and they gave us keys, map of the city and recomendation for beautiful evening walk tour.Room is pefect, large comfortable bed, fridge, clean toilete - everything completley new. We had a great stay and I will recomende this b&b to all my friends. Ciao!
None except wifi, it is too slow but as I saw that's the problem everywhere in Rome.

- nightlife/restaurant choices are poor in this location expect to travel out for dinner (would recommend trastevere - short metrobus away has great character/bars) -location was ok for Vatican but and if you want to commute 10-15mins to city centre. However if you want to enjoy Rome at night which is beautiful then I would recommend somewhere closer to the city centre / River side where all the attractions are. - price for pickup taxi from Fiumicino airport was $45 which seemed a bit steep considering it was only a 20min drive away. - charges for late checkin - expect to pay unless you take their taxi service and are back before approx. 10:30pm $20 again seems steep considering most places offer this as a given.

- Really hard to speak to staff, at check in as well as during the stay (I had to e-mail them, even if I was in the hotel, to get answers).
Great, safe location within a comfortable walking distance of Old Rome. Quiet. We would certainly book with this hotel again and thoroughly recommend this hotel.
A minor point, the shower cubicle was a bit on the small side.

Friendliness, willingness to help & efficiency of staff. Very comfortable bed. Proximity to public transport links. Proximity to Vatican (5 mins easy walk). Location in relation to other Rome attractions and facilities with access on foot if a good walker or by public transport if preferred or tired! Drinking water running freely from ubiquitous fountains, to drink there or fill your water bottles. If one wanted to self-cater to any extent while in Rome, there are numerous small supermarkets tucked away in thoroughfares, e.g.. a Spar 4 minutes from Roman Holidays and a tiny Carrefour tucked away in a little street just across from the Colosseum. Take your food to any local area and enjoy.
Although the streets immediately around the location were reasonable, others in general were less than clean and incidental refuse & empty drink bottles are left "everywhere". In relation to the property, no gripe could be justified when looked at in comparison with the nature of the property, its period and design. Loved the "classic" lift - could almost have been straight out of Poirot! Definitely not suitable for wheelchair users, but that's not unusual for Rome as everything is quite cramped. For some, too many greedy restauranteurs and bar-owners could spoil the visitor experience :-(
A very convenient location with a real "Roman" feel. Lovely to wander down the street to the breakfast café and see local life going on around us.
The room was quite small if you were going to be spending much time there.
The location was great. It was a 10 minute walk from the vatican. The staff was very helpful and professional. They arranged transportation to and from the airport at a reasonable rate. Breakfast is across the street at a cafe.
The wifi did not work during our stay. We didn't have hot water one morning and the reception doesn't open until 10am. Overall I would stay there again.
The location was good, near the Vatican. The room was nice, exactly as you see it in the pictures! The staff was also helpful, they printed something for us twice.
Breakfast was very poor. Coffee and a croissant! The lift was very small it is a good thing we had small suitcases! Mostly we did not like the fact that we paid extra money for the late check in and in addition to that we had to use a taxi from the airport because we had to check in until 12 midnight or else we could check in in the morning the next day!
The shower is awful,the water is now and then cold,and the water trickled!!!! The double large bed is actually made up with 2 single beds. No wifi actually in room,the Signal is very bad. After all guests check in,there will no one stay in reception desk.
Great staff, we were delayed And she waited an extra 1,5(!) hour to show us our room. Room is excellent. Great design And cleanliness. Good shower And great location near vatican And Subway
The memory foam beds were very comfortable.
Supposed sound proof walls weren't sound proof. No hot at certain times. Fridge wasn't working. No front desk service. The hotel was very difficult to find and is more than a five minute walk to the train station.

We were contacted by email few days before our arrivel to confirm the time of checking in. The place is very easy to find, not sure why some people said it was difficult. There is not a big sign but if you follow the address - no problem. The room was not very big for kids to play, but perfect for a couple. It was very clean, nicely designed. The location is great. Few coffees and a supermarket with organic food/vegan close by. Breakfast ( croissant and coffee ) is served in a coffee shop about 2min by walk. The staff is very friendly.
The only thing I didnt like was the selection for breakfast as I am vegan and no fruit or veggies were available. However, we stayed in few places in Italy and in all places they serve croissants and sweet pastries mostly.

We liked the place,because everything was very close...we saw almost all Rome by walk. Room was nice and comfortable.Good internet conection. Perfect location.
I didnt like that nobody inform us that it is not a hotel. More like apartments..They dont have reception..Nobody is there where should be reception.For us it was not problem,because we didnt need anything,but if you need some help,it would be a problem. And breakfast is out from building in small caffe.It is nice caffe,but not comfortable to go there every morning. And breakfast is just coffee,tea or juice and just one cruisine or cake. It was quite big minus. And elevator is very,very small...If you have big baggage its dificuilt to get inside in that elevator! But anyway,holidays was perfect.
The expierience of staying in a local environment. The "lift" was a hoot. Send our luggage up to the 4th floor by itself.

The comfort was good, with rooms quiet and clean. The location was quite good too, near St Peter's, the Vatican, the River Tevere and its nicest bridges. There were also plenty of popular restaurants and pizzerie all around.
