The staff was super kind and ready to accomodate any request. The room is big and it's perfect for a couple. Super clean!
The bed was composed by two single beds united, indeed comfortable but not the best. This is the only (half) negative point.
The staff was very helpful, and our room was clean and comfortable. Breakfast was simple and suited our needs. The location was excellent! We were in walking distance of the Vatican, and were able to get around the city easily.

the location was not close to the termini station, but very close to st-peters cathedral and the Vatican. quiet area, not too many bars or other attractions near by very comfy bed and gret breakfast included

Great location for much especially if you dont mind walking. Room was great but wished there was a commoms area since breakfast area gets shut closed. Would like a little more lighting by entry door on street to feel safer as entering. Felt completly safe as a single female traveler both day and night. Staff was awesome and extremely helpful.

It seems strange to me it is situated on the first floor of a building and there is no sign outside that a hotel is there !! When you enter you feel a little bit scared ...It must be written in the page of Booking ..We went to this address looking for a hotel and there was no hotel ...
Location was great. Near HOHO bus stop. .3 mile from Vatican. So clean. Easy in and out. Very clean with great wifi. Bfast was more than needed! Good variety.

Breakfast was terrible. It was a basic Italian breakfast, I don't have a problem with a basic breakfast, but the fruit whas old (rotten), not fresh, the espressomachine was broken for 3 days, the toaster didn't work at all, the coffeemachine whas filthy. Breakfast could be much better, it only needs fresch products/fruit

The rooms were very spacious and modern and the bed was comfy. Excellent service by the staff and more than adequate breakfast in the morning. Loved our stay! We will be back! Amazingly, there is a fabulous Italian restaurant around the corner where we ate twice it was so good!
A bit of noise due to construction but with the windows closed it was barely noticeable.
Just after we booked the hotel a lady called us from booking.com that our check-in time is later than the limits of the hotel. Then we agreed on 1,5 hours later than check-in end time. As we arrived the hotel on agreed time, she was waiting for us. This hotel is in old building. It is bed&breakfast one. For this price and location for Vatican, it is a good one.
Shower drain completely plugged. Extremely noisy: earplugs compulsary. No efficient natural ventilation possible due to intense traffic exhaust gases.
Newly refurbished, clean modern rooms, helpful staff perfect location very close to Vatican, good breakfast, no views but it doesn't really matter. Great value for money. If we go to Rome again we'll definitely choose this place again.

Manager willing to help with printing needed materials for flight home
VERY distressing waiting 3 hours in the hot sun on the sidewalk until we were able to get hold of someone to let us into the building and book in. Booking out was equally frustrating as the manager rotates between properties with no set schedule...they MUST let clients know that it is not an Inn as we know it, and there is no access without your own key or being buzzed in by rarely present employees. Make sure you have the phone numbers and CALL right away when you arrive if no one opens the door for you...otherwise you might waste your whole vacation in Rome fretting and wasting precious time.
Comfortable , clean , breakfast was ok , nothing spectacular. Reasonably central , with a 15 minute walk to the Vatican entrance and museum entrance . Banks and Hop On bus handy and so are cafés and restaurants .
The fact that there was no way in off the street when receptionist not on duty . Had to wait in the street on arrival because there was no one there and it was unbearably hot . If arriving out of certain hours there was an extra charge for someone to let you in the Main Street entrance
Location: close to vatican city and st peter's. Just a bridge across to main city and other attractions. All walkable but bus 62 is available to take you across. Nice little street full of restaurants diagonally across the inn. Breakfast was basic and simple but enough to fill you up for the day. Toast with spreads, pastries, cereal, biscuits, yogurt and fresh fruit. Staff were friendly and opened the breakfast area for us because we are leaving prior. Have to emphasise that the inn is great and all the basic needs are met. Most downsides will be due to personal differences.
Wi-fi dropped out for few hours on my first day. Not a big problem. No conditioner, only shampoo and shower gel. (Only a personal preference since i need conditioner when i shampoo my hair). No milk on monday mornings as the delivery man isn't around on sunday. (Again, small issue)
Courteous staffaand absolutely spotlessly clean. Modest to a degree but well located to explore the area of and the Vatican.
The breakfast rolls were stale and tasteless and the fruit disappeared before I could get there so a little more attention to that would make a big improvement.
We thoroughly enjoyed our stay. Maria and the rest of the staff were most helpful. Our breakfast preparer was very proud of his beautiful fruit creations. He was very pleasant and friendly.
The hotel is a terrific option for an independent traveller, who doesn't need to feel cossetted. It feels more like having keys to an apartment rather than a hotel. The room was spare but spotless, and was all I needed. The windows were soundproof when closed and kept the street noise out, and the a/c worked really well, quiet enough to leave on through the night. This was good value for money.
The bathroom lighting was a bit dim, and the shampoo sachet a bit basic, if I were to nitpick. I didn't take breakfast, as there was a great local cafe right outside the building- so maybe it would be good to be able to choose whether or not to pay for breakfast in the room price.

Small things but took the edge off the experience a little; no glasses or minibar in room, insufficient tablewear at breakfast both days (had to wash items myself), broken toaster on first morning, and kitchen ante room drain was very smelly. Not what one expects to accompany breakfast.
