Location and price and clean breakfast can be better but acceptable
Staff like Gabriele are really friendly and keen to help. The place is very comfortable, quiet, has free Wifi and a small (not warm) but perfectly fine breakfast.

Water sink in shower did not work well. You have to wait hot water about a minute after turning it on. Also there is a bit of smell from WC pump system in a room.
The location is excellent, you can go everywhere by foot and you have metro station nearby. I felt really welcome and staff helped with everything I needed.
I arrive near midnight and I was charged with a late check in fee of 40 euros. It is true that the information is placed somewhere when you make the reservation but in my opinion it the value they charge is is not justifiable.

This is an apartment that has been converted into separate rooms and is located in a residential block. And with most old buildings in Rome there is a real lack of sound proofing. Could hear the family above quite clear and their young child running about so if you're sensitive to noise reconsider staying here. This is the only fault we had here - everything else was fab

Since this is a house with several apartments you hear the neighbours. I was not bothered but if you have a light sleep or want to sleep in bring earplugs.
The manager is very friendly. The location is very central and close to everything. Reception is very good
The staff (Adriano) came to my rescue dealing with local tour vendor, shuttle, taxi, etc. He also recommended good restaurant and gelato to eat. Adriano is the most polite man (After the Pope) in Italy!
Not stay long enough.
Location & cleaniness. Euro$11 taxis to Termini+$1 each bag. Capuccino in bf time. For my daughter, she needs to book hotels with better looking/clean bathroom cos she spent long time there and she's happy here.
This hotel is fantastic! Very close to the Ottaviano metro, and St. Peter's Square. It is in a quiet and safe street. The rooms are well equipped, and the breakfast is very complete. The owners are always available to help and give any tips.
Excellent location, in a quiet residential neighbourhood and easy walking distance to both Vatican City and Octaviano metro. Large room for the price, considering this was Rome and in peak season, and clean and modern. Wi-fi was consistent and didn't need to re-login constantly. It's more a B&B rather than a hotel, thus reception is usually manned only by 1 person at fixed hours. (8am-1pm usually) But the owner will make personal efforts to ensure that he is present if you were to arrive at odd hours, and service overall was quite personalised.
Being a B&B, guests should not expect the same level of facilities, amenities and service as usually offered by chain hotels. That's no real downside though, on an overall basis.

It has nothing to do with the B&B, but parking in this region, due to its central location, is quite challenging. Street parking is quite difficult due to limited space.
