New bed, new interior, great breakfast and a view
Parking in Rome!
Location can't be best, close to the city attractions and metro stations. You can wonder around by foot. Rooms are big and clean. There are a bit on its own at the 2nd floor of the building (I was at second part of the building which is 5min from other entrance and reception desk). Staff was nice and friendly.
Reception desk is "hidden" in the caffe owned probably by the same owner. Those nice poor ladies sit in a room literarily 2x1.5m. There work from 10am which is a bit uncovinient if you are early mover.
Excellent location for sight seeing. Having breakfast overlooking the Colloseum was awesome. The room was comfortable and the bathroom was newly fitted with an amazing shower.Was not expecting too much after reading the reviews but was pleasantly surprised
The only down side was no lift and our room was on the 2nd floor but this was not too much of a problem for us.
The location is amazing, across the road from the ruins of the gladiators training grounds (no-one told us this but we found out later). We had to climb some unglamour stairs to the second floor and had a lovely surprise for the modern room and decor. The breakfast in the restaurant was enough for the whole day.
Seems its like an add on to the Royal Cafe but once we figured this out we found the small closet that is reception. The bar below partied until 3am in morning, but small price to pay for great location.
Everything was OK the location is the best, with the metro and tram you can go to the best places, the room was new, very clean and quiet, if your room is near the bar it's gonna be a little noise. The staff was very professional and helpful.

The location is really perfect-right opposite Colosseo, all the sights are 10-20 minutes walk! The room is rather spacious for two people, bathroom is big and clean, towels are changed every day! Breakfast includes orange juice, coffee, croissant, several slices of ham and cheese, bread, butter and jam! It's quite enough for morning)the staff is really friendly and always eager to help!
The only minus is that at night it's a bit noisy, as there are plenty of bars downstairs! But it stops at about 1-2am! Earplugs save the problem, so it won't spoil your vacation!no other minuses)
This hotel's location directly across from the Colosseum can provide spectacular views from some rooms. It is also a short walk from the Rome metro system which provides an easy way to travel all over the city (check out the passes online) The hotel restaurant is quite good (if somewhat pricy) and has an interesting range of items available. Breakfast has a excellent variety of cold items and is served in the restaurant. Catia, who manages the hotel, is a treasure - a wonderful resource for anything you need in Rome from directions to finding a store for a particular item.
Visitors should be aware that this is a hotel on a busy street in a very lively neighborhood. If you are looking for total peace and quiet; look elsewhere. If, like me, you live in a city and are used to some noise, the views from the room more than make up for the inconvenience.

Royal house had overbooking situation, we where stationed in room in house near by, wi fi working great, staff nice. Room without facilites like boiling catle. Window could not be opoened-broken. But for two days stay, accomodation was good.
Great breakfast. Clean, modern room accessed by stairs, no lift. Friendly and helpful staff, offered to help us arrange transport to the airport. Good location for sites of Ancient Rome, ie. Colosseum, Forum and Palatine. Other sites including the Vatican a bit further away but all lots to see on the way and a metro service from near the Colosseum.

-after 3 days stay, they asked me to change my room because there was some maintenance to be done in the room. the new room was not ready the next day as they told me until 13:00 ..so i stayed without room half a day ! and what is not acceptable , one of the workers at the hotel told me that there is no work in the room , but they will give it to some couple who need a sofa in the room . this is not acceptable, nothing like that has ever happened to me during my travels, its not a hotel..its a bunch of liers and cheaters..sorry Not to mention that the new room was in another building , and i had to pack and unpack again and each time i needed something from this tiny room called reception i had to go out and in in another building..what a mess ! the new room had no internet access , and i talked to the general manager ( who speaks only italian ) about and he invited me to use internet in the restaurant ; he could not recognize the difference between public access wifi and pvt access in room and he told me literally " its not his problem if there is no access for wifi in the new Room" and they refused my request to go back to the room' !! at the end of the day they reimbursed me that night i had to change the room , but that did not changed the fact that i lost one day of my visit dealing with staff issues because the room was not ready and the staff were helpless , and i spent the rest of my stay without internet access which i have paid for when i booked. All in All , it is a horrible place , my experience was awful , and i don't recommend it at all and i will even search on the internet for general touristic organization to review what happened to me there.
The rooms are above a bar, and the music and bar patrons were often loud until past midnight making it difficult to sleep.

A little more attencion can be given toe the rooms, bathrooms spesificaly... Had some issues with the water leaking. But not to bad.
The perfect location for the colosseo, just a 2 minute walk. some rooms have a view. The room was newly refurbished and tastefully decorated with a good quality shower room.
The bar downstairs was open until the early hours and some noise could be heard even with the balcony doors shut.
The apartment they gave us as an alternative Accommodation just didn't meet our requirements. No colosseum view, no cafe bar and no restaurant
We arrived there at 11pm, after a long flight and after i talked to the hotel and confirmed the late check-in earlier that day. When we arrived we found out that the hotel is actually a resturant which had some private party with VERY loud music that day. We waited for more than 10 mins in the loud music for somebody to talk to us and check us in. When we saw that NOBODY is coming we talked to every waiter in the resturant that promised us that somebody will come in 5 minutes. after another 15 minutes of frustration we demanded from every waiter to talk to the manager. After YELLING on 4 different waiters, somebody finally came to talk to us - a guy named Marco, who told us that due to the rain earlier that week HE DOESNT EVEN HAVE A ROOM FOR US BECAUSE ITS FLOODED!! And he said that after earlier THAT DAY i talked to them and they told us "no problem! we are waiting for you!" Finally, after yelling at that guy too, he took us to the NEXT DOOR HOTEL and got us a room. There, at 01:00 am, when we were tired, frustrated and very angry, we finally got a room. Needless to say, we got no discount for that awful experience... That other hotel was fine, but we got a twin bed room instead of the double bed room that we ordered (that hotel didnt had double bed rooms) To sum up - horrible experience! Never coming back there...
Terrace, heavy smell, noisy
Ms Catia our hostess at the counter is a lovely lady. Very friendly and bubbly. Breakfast is excellent. Big servings for 2 persons. Location is excellent, she gave us room with a view of the coliseum. LGBT friendly and there are bars just next door opens nightly.
TV has no reception... But that is not what we are here for...
