Great location but you need ear plugs to sleep due to wine bar below that goes until 3am

The hotel is small, right across the street from the Colloseum. I knew the staff from the first day, and I felt very at home there. I could chat with them over breakfast and practice my Italian (they do speak English too). The room was big and spacy, with a big bathroom.

No complaints here.

The location! And we had the chance to get the room with the view of colosseum!

We loved everything. The staff, cleanliness, friendliness... It was perfect. The street next to it is noisy but we had no problems with it. We had our windows open all night and we are definitely used to noise. It is very close to everything and this was a big plus.

The internet connection.

The restaurant next door was pretty good and the location next to the Colosseum was good.

View from room was not the Colosseum as expected! The check in was confusing. No great greeting like expected from online comments. Led to room then dumped. Dinner on the terrace was a horrible. View was blocked by plastic walls put up. Lasagne was what you would expect from the frozen food section of super market, not Italian! Ravoli was even worse, didn't even finish it. Asked for the portable heaters to be turned on numerous times before finally getting them on. Makeup mirror in bathroom was out and the room was extremely dark. Pillows were very flat and when asked to get a couple extras plus a blanket, was told by Catia that they only had enough for the rooms, no extras. Asked about dinner recommendations and was given locations of other properties owned by hotel (was told this by reception). Breakfast was fine but trying to get a table was tough due to tour groups even though we were staying in the hotel. The restaurant ran out of cheese, juice and hot chocolate, (we were in Rome, not remote Antarctica). House wine was 10 euro/glass, tall beer was 12 euros/glass. Overall, very disappointed after reading some of the reviews. Expected a lot more for 188 euros/night.

Loved the central location, very friendly staff, good food downstairs and large room with very nice fittings and huge bathroom and sitting area.

Wifi reception was poor and internet speed slow at times.

The largest quality of this hotel is its location. Being right in the heart of ancient Rome, all sights are easily accessible. The staff were helpful, including the daytime clerk, who helped us with information on the sights and offered to help us with tour bookings if we needed. The room was quaint and homey, and had plenty of space for a family of four. (With kids aged 13 & 7) Breakfast was also generally decent.

This hotel was almost like a hotel that forgot that's what they were. (They are also a restaurant/bar on the ground floor) First, the noise at night. They would play booming music until 2am, which was quite annoying. Also, on several occasions, we would come for breakfast "early", 8am, and they'd have to run to the market around the block to stock up, because no one else had all of the previous day. Lastly, if you needed help form any staff at night, they were all wait staff for the restaurant, and only one of them will actually help you, because apparently he's the only one pulling double duty. Otherwise, we had a very enjoyable stay.

The staff was friendly and helpfull, the food was excellent, rooms kept clean every day.

There was no elevator so it was a bit difficult getting to our room with our young son, stroller, and bags.

The location was great! The view was amazing! The room and the bathroom were a good size. All the staff were really nice, and the breakfast was great. I loved the fresh croissants every morning.

The hotel is above a restaurant/bar which can be loud late some nights, but we didn't have a hard time falling asleep. The shower head needs to be replaced, the water barely trickled out.

We have arrived on march 8th (international Women's Day) and there was a party happening on the restaurant below the Hotel. We confirmed with the reception that this party would end at mid night, but it didn't happen. The noisy sound persisted until 02am. If the hotel would make available room for this dates, should, at least, aware the customers or charge for a cheaper fee. Also, the heating system from our room was not working.

Convenient location. Comfortable rooms. Magnificent view. Friendly staff (especially Catia and Galina).

Internet connection was unbearable, its free, but its useless in the room. We stayed in room 201 for reference (top floor). I'm guessing their only router was on the bottom floor. Breakfast was not open at 0800 when we were leaving for tours, not convenient timings. Heater didn't work in bathroom, which remained very, very cold.

We loved staying at the Royal House. The location was perfect right across form the Collosum. We could walk or take a bus to any place we wanted to go. Catia and the staff there are incredible, very helpful. Couldn't ask for a nicer place. If we are ever in Rome again that's where we will stay.

No lifts. Very noisy nights (disco bar) nearby.

Ms Catia was an excellent manager. She was friendly and very helpful. The breakfast was good too.

The location is perfect! It is just located right outside the key Roman attractions! We are overwhelmed by the hotel reservation manager’s friendliness and great hospitality. She (a lady in glasses) was very kind and she spent more than 15 minutes showing us where to go and what to visit (plus tips how to take care of ourselves while traveling in Rome - as we got robbed in Paris). She even helped us to carry our luggage up to our room! She understood we have a young boy with us and she gave us a room away from the pub below - with a splendid view of the Colosseum! She made a difference in our stay in Rome! A very sincere and warm host! Breakfast is good and have no problem with the WIFI. The bedroom and bathroom is big. It is a very hype-up place with lots of nice young diners at night. Do go down to chill out at the 2nd floor bar/terrace.

Very nice and warm rooms with great location and view. Great service from the staff especially Catia. Housekeeping a very good job. Highly recommendable for young couples.

It was opposite the coloseum

MOst of the staff were not very friendly, noise from the road. There is a night club beneath, not veru noisy but you could hear the noice until 2.00 at least. Not very nice for a family.

Very convenient location across from the Colliseum and Forum. Staff was friendly and helpful.

The hotel sits above a bar and restaurant and is somewhat noisy until late, especially on the weekends. Also, hundreds of young people gather in the side street outside hotel and drink and talk until 2 am every night-very noisy.

Location. Great view of the coliseum.

Furnishings were sparse, for example no coffee in the room. Only two pillows for two people. No hotel staff to answer questions when we arrived. We were shown to the room by someone from the restaurant staff. No one available at 7:00 AM when we were ready to start touring Rome.

The location is very nice, you can simply drink downstairs! And staff are superb, very friendly though I was staying alone, They talked to me and feel like home!
