Kitchen needs a kettle
Lack of comfortable furniture and cleanliness on the terrace
We liked the proximity to everything and that there was a grocery shop across the street from the apartment. It was spacious.
There were a number of broken pieces of furniture, such as the arm chair, a dinning room chair [which nearly collapsed when sat on], cracked toilet seat, stove only had 2 of the 4 burners working. Air-conditioning didn't work in one room. Hot water system cut in and out. Room not cleaned properly.
Being located in the historic part of Rome, could cover all important sites by walking. No need for any transport. Lovely period ambience in the flat. Very well eauipped.
Climbing through narrow uneven stairs to reach the third floor.
The location was great, walking distance to everywhere. Easy check in and check out.
Bathrooms need updating as they look tacky. Also more light is needed as maybe lacking light makes it look dull.
The apartment was extremely centrally located (right next to Piazza Barberini and Barberini Metro), in a lovely old building. The area has plenty of cafes and a SPAR (supermarket, open until 22:00) is very close by. The apartment is also a 5-minute walk to the border of the toll zone for cars, so you can park your car in a garage close-by without having to pay the fees to enter the zone ("ZTL"). The apartment itself was very modern, clean, light and spacious with very high quality facilities. The entire place was very clean and well-kept. The bathroom and kitchen were excellent. The main bed was very comfortable, the pull-out couch was ok (although with a somewhat thin mattress). There was a dish-washer and a washing machine in the apartment. The AC works very well. Overall we were very impressed with the apartment and think it's an excellent base to explore Rome from. It exceeded our expectations.
No elevator available for us. While there is one, it is not available to guests, which was annoying with heavy suitcases and problematic for one of our group who had trouble climbing stairs. Check-in could have been a bit smoother. Despite calling an hour ahead as requested, there was no one to meet us at the time of agreed arrival. We had to call again and overall waited 30 minutes outside. When they did show up they were very friendly, however, and took time to explain the apartment and the location to us.
Doors of the building is never locked - bit unsafe feeling. Property does not have lift - imagine climbing 3 floors with luggage
great location plenty of room, a very homely place to stay
No wifi and the hot water didn't work after a couple of days. Clearly this was a problem as was reported in the comments book. So it wasn't addressed. Otherwise pretty good.
Fabulous apartment in a great location. Big enough for our family of six. Staff prompt, friendly and helpful. Check in easy. Atmosphere on rooftop deck looking over the rooftops of rome was magic, especially during the jazz festival a couple of doors down the road.
Could have been a bit cleaner. Has a beautiful rooftop terrace but the furniture is all broken and the amenity of the rooftop unusable. A washing machine but nowhere to hang the washing??? A little bit of care and money spent could make this apartment unbeatable.

Not well kept or maintained. Small kitchen. Refrigerator was small and dirty. Some lights were out. Portable AC units were noise and one didn't work well. Sofabed in living/dining room not comfortable. Electrical switch kept tripping
The building was quite old (obviously) and had been done up to a reasonable standard - more than adequate for a few days. Lovely old bathroom. Characterful area - equidistant from the Spanish steps and Trevi fountain. Convenient for hop on hop off bus. Short walk to tube. Water delicious out of the tap. (odd one to mention - but when its near to 40C in summer, you do get through a lot of it)
Building infrastructure is old - so electrics were very flakey. Not a big deal but have torch handy at night ! The AC units were intrusive stand alone devices which were ineffective and noisy.
The house was enormous and the furnishings tasteful. The area perfect and upmarket. the terrace enormous!
The terrace soft furnishings were mouldy and several of the chairs broken, it good do with a major cleanup. some of the kitchen gear was a bit dodgy and there were no wine glasses!

The best thing is the location. The furniture is charming and nice, makes you stay like at home.
The early check out on a Sunday. 10 am. The bathroom is a bit old.
It is very easy to be found and very central located. Near to metro station.
Sofa bed is not too soft
We were a family of seven - parents, children and grandparents. We stayed three nights at the Spanish Steps Apartment. There was a grocery store across the street - one of our biggest worries. We felt a part of the neighborhood. The metro station was about two blocks away and it was an easy walk to Trevi fountain, even the Pantheon and Piazza Navonna.
The apartment was fine in a good neighborhood. The only downside was the annoying flower-sellers at the Spanish Steps who were very aggressive to the point of ruining the enjoyment of the piazza.

Sandwiched between 2 major roads lined by shops, the Via Dei Greci 10 is an excellent location for those who wants to shop. We were also able to walk to all attractions - Spanish Steps, Villa Borghese, Piazza Venezia, Colosseum, Trevi Fountain, Piazza Novano, Vatican City - all within 5 to 25 minutes. When we were tired, it was easy to hop onto the Metro as the Spagna station is barely 5 minutes walk from the apartment. The staff were excellent. Melissa, the key holder, patiently waited for us. Although we were late due to traffic, she did not rush through the check in but spent time orientating us to the apartment and it's surroundings. She made the check in process a pleasant experience.
