Location almost walking distance to peruga center, in fact we did exactly that, and with great views across valley to assi. 5 course very italian dinner served with great humor. Everybodt went out of their way to help plus you had parking,s real plus on perugia.
Bit monastic in room facilities but that was the charm of the place.

Some travelers may be uncomfortable because the hotel is operated by the Catholic Church a nd has photographs of the pope.
Finding rooms in Italy that will allow you to book 2 kids into the same room is difficult. This place encourages is with rooms like the one we stayed in. We had a queen sized bed and then a set of bunk beds. The room had plenty of floor space for our bags. The bathroom was recently updated with new fixtures and a shower insert. Parking was free and easy. The views from the hotel are incredible. They really should be making better use of their patio. Our kids loved the swing set.
I know Italians aren't much for breakfast but some more variety of fresh fruit would really be appreciated. The hotel will likely be hard to find if you are looking for it the first time in the dark. Make sure you find the exact location on the map before you go. The google maps address is approximate at best.
The view from the room was really nice. The room was clean.
The sound insulation of the room was poor: we could hear people talking at normal voice at the reception. The cleaning lady seemed clearly unhappy that we would not leave the room in the exact moment she arrived, but we would leave 20 minutes later. The extra toilet paper disappeared after this event. One morning coffee was given in a cup with clear marks of red lipstick on several parts of the cup. The night before Easter there have been several parties going on till 6.30 in the morning with people talking, singing and clapping hands (no music at least). The staff was aware of all the noise and when (at 5.30 am) we complained about not being able to sleep, we were told that this was a tradition.
