Fantastic location right betwen Rialto and St. Mark's Square. Mr Daniel at the Reception was helpfulness personified. Breakfast was sumptuous and well made.
Cleanliness fell a bit short of expectation.
The Chinese girl at the reception is really nice and helpful. We live in another building. Two bedroom suite for four people is very good. The location is quite convenient and close to the famous Rialto bridge.

The bed was too unstable for two young lovers in Venice ^_^ WLAN connection was unstable too
The room was lovely and plenty of room for 3 of us. The staff were very very nice and accommodating even when we were hungry at 11.00pm they whipped up some bread, cheese and ham for us. The location was perfect for walking every where.
The main bed was a bit hard but thats all!
Location was excellent with a direct route to the main tourist area.

In the winter since we were next to the canal the water would flood the entrance of the apt during high tide. But you can always roll up your Pants or wear rainboots- it was an interesting experience!

The breakfast area is too small.
Location was perfect, you could walk so easily to anywhere.
I had to leave at 4am in the morning, and there were no staff at the receptions for my check out.
Our room was in an annex across from the hotel and our windows face the water we had gondola guys singing through the day just outside our window!!
Was a little hard to find and the girl at the reception couldn't find the reservation. we had to check out really early in the morning and the guy at the front desk didnt give us a receipt!!
We booked for 2 nights and they had a bigger room available than the one we booked so they gave us that! Really friendly and helpful staff who went out of their way to make our stay enjoyable - pointing out local attractions and giving us 15% off at a local pizza restaurant. Excellent breakfast buffet. Lovely room with lots of traditional features. Excellent location between the Rialto Bridge and St Mark's Square right next to lots of shops and restaurants.
The hot water water was tricky and kept cutting out in the shower.

Excellent location. 5 min walk from Ratio, 15 min walk from San Marco. Apartment spacious and clean. Most staff friendly and helpful. Kitchen facilities are all available but some need replacement.
No a/c in bedrooms. Need mosquitos repellent in summer time.
On arrival we were surprised to be offered an apartment. But we loved it as it was a perfect pad in the centre of Venice.
The hot water was too hot or too cold as the boiler kept turning off. The shower was not working properly. We reported it, but it continued to remain a problem during our time in the apartment.

Annex room had no contact with main hotel. Felt like I was living in someone's own apartment that they rent out through the hotel "creepy". No hot water. !!
Everything was bad. This place is not a hotel, it is a place for workers in the area. We have been in the place around 200 meters distance from the main building. Really dont know from where on earth they put 3 stars on this place. Even for venice this place is shame for name HOTEL

Location. Couldn't be better. Gondolas singing outside our window and half way between Rialto and St Marks Sq. In the annexe. Great coffee. Clean.

Room was very noisy.full of mosquitos.. all the rooms which are only 7 are next to each other at the same floor. Breakfast was very basic
Staff was more than polite and helpful, after many days traveling and staying in 4 and 5 stars hotels I was v surprised with the quality of the service provide by the staff for a 3 star hotel. Location is just everything you can ask for in Venezia.
Don't go to Murano Island, what they sell it as the murano's fabric actually is not.
