Clean, spacious room. Large bathroom, endless hot water, a bath! Friendly, polite, staff, excellent buffet breakfast. Prices`for the mini bar were ridiculous. Some drawers in the room would have been useful. |

Easy access from the Zattere Alilaguna stop with just one bridge to carry cases over. Conveniently situated in the Dorsoduro district of Venice, enabling fairly reasonable walking distances to other areas and short distance from lively squares such as St. Margherita. Garden is very good facility and nicely kept. Good breakfast with very efficient waitress. Room was upgraded and was excellent. It would have been useful to have a broader concierge facility as this four stay hotel didn't book concert tickets or sell vaporetto tickets like the three star hotel we previously stayed at in Mestre. |

Good view of canal. Hi spec room. Room was too small. It was overpriced - I expected more for the money but this is Venice in the summer! |

Its location, its "refreshed" interior and its price Breakfast, cleaness and staff politeness/professionalism (this goes to the morning's reception as the one in the evening was exactly the opposite) |

Fantastic location in a quiet part of Venice, nice interior, beautiful garden. The breakfast choice was quite limited. The internet connection is not free. |

It has perfect location as far as for my taste. it located a quiet place where is not too far from the St. marco, but so close to a vaporetto station (st.basilio) & supermarket. I also really loved to wake up listening to birds' singing. Room/bathroom is romantically decorated and is relatively spacious. |

We had a large, comfortable room with a view of the canal and the church. Hotel has a pleasant garden. Friendly, helpful staff. Good location, near to San Basilio vaporetto stop, convenient for attractions in the Dorsoduro area. A few caffes and osteria nearby but not far to walk to find whatever you need. Would definitely recommend it and will consider coming again. |

It was clean, comfortable and quiet with splendid staff. It was extremely well positioned and in a delightful spot with the lovely church of San Sebastiano on the opposite side of the small canal. The garden as well as the canal is very special. |
