Our room was spacious and overlooked a small but busy canal, a hive of activity with gondolas and barges - there was always something to watch. The decor was wonderful - particularly the huge, ornate Murano glass chandelier. We stayed for 5 nights in the off-season (mid-December) and the room price was very reasonable. Cooked or continental breakfast was included and set us up for the day very well. The location is perfect.
We warned the staff that we needed to check out very early (5am) and arranged to pay the city tax the night before. Despite being assured there was 24hr reception and that we would simply be able to drop off the key, the staff had locked up and fallen asleep so returning the key became quite stressful as we had a train to catch and no place to drop the key.

Location, just a 5 min walk from St Marks Square, right off the main designer shopping street & about 10 mins to the Rialto Bridge. Despite being near the centre it was exceptionally quiet at night, although Venice seems to be quiet all over at night. Decent selection of breakfast items & very helpful & friendly staff, who all spoke very good English. Comfortable & spacious room. Thoroughly recommended.
Unfortunately due to it's location near St Marks, it was a 30 min walk to the railway station, but no hardship really.

First day, the reception is a girl, she’s very kind, answer is very clear. Hotel is close the river, quite but cannot open the window due the river smells not good. The breakfast is so delicious.
Last day, when we leave in the early morning, the reception is a man, he is very rude.

Our room had canal views. Which were amazing. The room was very nice, clean comfortable, old style venician. Decent breakfast options. Plus helpful staff.

The best thing about the hotel was obviously the location. It was great for me who actually was travelling alone. The room was good, very comfortable and modern bathroom, and a very cozy room with just the most necessary options. The breakfast was also just small and cozy, but with all the most necessary choices. I was pleased!

Humidity smell, but it is Venice.
Our superior room with a balcony overlooking the canal was fantastic. Bathrobes and slippers were a nice touch. The front desk staff and porter were lovely. Could not find a better location.
Not having tea and coffee facilities in our room, as it was billed as luxury and better quality toiletries in the bathroom. Very limited choice of TV channels in English and unable to change language as instructed on Sky. The breakfast room staff were unwelcoming and breakfast generally adequate at best.

Definitely under rated as a 3 star hotel!! Everything was 5 star... Perfectly clean! Staff was exceptional. They went above and beyond to make it a 5 star hotel. The breakfast was the best we had ever had in any hotel. The beds were so comfortable. The rooms were very large and beautiful.

Location, if you like Baroque style in your room you'll love it.
We got a room with the best view. A canal view with gondolas passing by. It was very near the San Marco water taxi stop. From the train station you can catch a water taxi ( public transport) to San Marco and walk less than 10 mins to the hotel. Ask shopkeepers if you get lost.
Booking.com's 'get directions' meant we walked to the wrong water taxi station called Guigli. The rest of their directions were incorrect as well. Just take water transport from train station itself called 'Ferovia' in the right (forward) direction to San Marco stop.
Close to the Vaporetto, nice rooms with nice size, kind staff.
It DID have a view to the canal, but it was not what we expected. I think it looks better in pictures but it is a nice option. PS if you arrive in Santa Lucia please take the Vaporetto, otherwise you would have to go through at least 10-12 set of stairs and narrow streets full of people.
Hotel location was excellent. View straight down a canal from our room was beautiful. Hotel was clean.

Triste hotel!! The rooms have nothing to do with the photos on facebook! I found much cheaper hotels on booking.com but i chose san moise because i wanted a view to the canel.. which i did not get. I got a small poor room instead, with a small window opening to the garden! When i was explaining politely to the receptionist that this is not what i expected to have, he got nerveous and started shouting on me in italian! I was ready to leave the hotel the same night and book another one and pay for both hotels as the room was a catastrophy!.. i passed the whole night looking for another hotel around.. but booking for a hotel the same night was impossible as they were all full!! I had no options! The hotel ruined my vacation.. i did not enjoy my 2 days trip to venice because i was thinking about it the whole time.. the receptionist is very very impolite and the room was extremly poor.
