Very nice, helpful staff; relatively clean room & bath; 10 minute walk to city center; enjoyed breakfast. Only 4 upstairs rooms, so it's easy to interact with other guests/staff at breakfast. Check-in was smooth, staff person spoke English & seemed interested in helping guests.
Everything seemed OK for the price; perhaps higher end hotels might offer more attractive facilities, but this is a very nice bed and breakfast if traveler is seeking a typical Italian lodging.
Location was on a quiet side street within walking distance of the duomo. Room was fine, with a nice size bathroom. Beds comfortable.
A person is present at breakfast, and there was someone to check us in and out. However, we never saw anyone during the day after breakfast or at all during the evening. We arrived at 8 pm and were told that reception closed at 8. We had not known this beforehand, and fortunately someone stayed there to let us in. There is no one around to answer questions or to help in case of emergency and no contact information was provided. Front door was often unlocked, so there was no security. Our 3-day stay began with fresh towels, but we had to ask for toilet paper and fresh ones the second day. However, no fresh bath towels were ever provided.
The location was great. The room was capacious.
We arrived to locked doors at noon. We got inside when another couple exited the room, the manager did not come back until 5pm. The breakfast was fair.

Our bathroom had a bathtub with a handheld shower head. That was a bit awkward. No AC Noisy neighbors
It was close to Duomo Orvieto.
We were on 2nd floor and as we had heavy bags, it was difficult to get them up and down the stairs. There was only one other couple staying in the b+b and they were a lot younger than us.
Location is good. Building is interesting and remodeled and updated nicely.
Cleanliness only fair. Shower leaks and grout needs work and cleaning. Breakfast fair and inconsistent. Even the TP was missing.
Great Location, although it would be good to inform upfront to where should we arrive with the car (parking place out of the walls)
- no aircondition - no holder for the shower handle /tube - limited soap and toilet paper. no tissues - bed lights not functioning - bathroom could be more illuminated - bathroom should be ventilated
The building is right off of the main road through town so it was easy to get around. It is very near the cathedral and the underground tour. The breakfast was outstanding and the owner really wants to make sure that you are taken care of.
The check-in was a little tricky since the front door is locked when the office is closed. Make sure you have the phone number to contact the owner or make a definite plan to check in at a specific time. Wi fi did not work well on the top floor but worked well in the lobby.
Right in middle of small, small village. Easy to walk to from vehicular. We had view of the town from small balcony window. Loved the place!
Only negative is no elevator. But once in your room, it is great.
Gulia was a wonderful hostess. Great place for a day or two in lovely Orvieto. The location is perfect, accommodations great and service was excellent.
Excellent Central location in the old town . Accom recently beautifully renovated but sparse from Australian point of view. Great beds and room layout . Breakfast generally ok . Owner was very quick to supply iron and glasses etc, and gave us breakfast when we were leaving early

What a wonderful stay we had! Gulia was an outstanding hostess, and our accommodation was perfect in every way. Our room (including en-suite) was extremely spacious, and the overall decor of the property (with remarkable attention to detail) fit perfectly with the village of Orvieto. Breakfast was satisfying and felt comfortably homey. Highly recommended, and we look forward to returning for a much longer stay.

The staff was not helpful. The room was bare with no where to put things. We wanted to chill a bottle of wine and we were told to get ice at the bar on the corner because the kitchen would be locked. There was not much in the kitchen a y way since there was not much for breakfast.
The room and the house were beautiful. The bed was comfortable. a very relaxing environment.
the owner/ manager was not available during our stay except when we checked in. not a big deal, but we had not way to ask questions, get an extra towel, etc.

Beautiful B & B. Such a comfortable bed. Bar heating which is comfortable heating and no fan noise.
Great design, the house is very comfortable. Located in the heart of Orvieto. This house does not want to be one day, and for two days Orvieto little. We have been there now, and all ages, with beds, bathrooms, and all that you see there will be a better life than in pictures. Orvieto is calling back, an ancient Etruscan town, recommended to all lovers of history and gastronomy. Choosing Orvieto - choose this particular BB Sant'Angelo 42!
Very comfortable bed
Guiliana, the owner, is very pleasant and runs an immaculate B&B. It is clear that she puts her heart into this operation and is intent on making visitors happy. Outstanding breakfast. Easy enough to walk to from the Funiclore, but she can arrange a taxi to the train station if necessary.
The renovation of the house had been appealingly modernised with good taste whilst maintaining a sympathy for the original design. Information of locality/ map etc readily supplied & recommendation for an excellent local restaurant. Clean accommodation and good breakfast.
B&B Sant' Angelo lacked warmth and the presence of a resident house keeper. The towels were laundered but did not smell fresh.
