Just what we wanted. Somewhere quiet to retreat after cramming as much sightseeing in as we could in two days!

-the location was good and the staff was very nice
-situated on the thrid floor of a house with no sign outside so we ended up walking around and calling the reception to give us the directions -filthy bathroom, the shower was disgusting -poor breakfast, coffee only, no tea/water/juice/anything

Location, price, breakfast which offered more than most B&Bs. It is in an immigrant neighborhood. We felt safe and there were cheap places to eat nearby.

The breakfast room is a bit small if used by more than 6 persons simultaneously.
It was the first time in Rome for both my girlfriend and myself, so we wanted to be close to everything, and that's exactly what we got with Santa Maria B&B. We stayed 4 nights. This is in a very good location, near a lot of restaurants. Extremely close to a metro, which was very convenient! Walking distance to all the big tourist attractions, anywhere between a 5 to 30 minute walk, or quicker if you take the metro. It's in an area that gets calm at night so it wasn't too loud when we went to sleep, although you would occasionally hear cars passing by outside, especially if the windows were open. But there is AC so we never needed to sleep with the windows open. Big plus was the knowledgeable and friendly staff who were always happy to suggest a restaurant and answer all our questions. The room was nice and clean. Not VERY big, but not small either. Their continental breakfast was a good way to start the day. I would definitely consider staying here again.
I wouldn't recommend sleeping with the windows open because you will certainly hear cars driving on the nearby roads at all hours of the day and night.

The location is very hard to find and quite isolated
Not the place creates a mood but the people in it. Very friendly ыефаа. We arrived at 9 am, but check in was at 10 am. The administrator (very fine boy) leave our bags near him and gave us the vauchers for the light breakfast in nice cafe which is closed by the hotel. Then he offered us to see the room, and choose it. The hotel is very small, there are 6 or 7 rooms on the one floor, but comfortable. Not so bad area around Termini, what many people expect. The road from hotel to Vatican by foot takes 50 min, really! Breakfast at the hotel is usual, not something special, but enogh.
Сreaking bed, one towel for person, what very strange - one towel for face and legs, bad wi-fi. No shelves in the shower - it is so uncomfortable. But all of this are details - in whole our staying was very nice.

tried to charge us for air-con not 24hr reception - wanted to complain that the TV never worked, but didn't see anyone around! room service knocked on door, by the time I got to it they were entering, I told them I needed 10minutes and they entered the room anyway and started talking about something pointing to light switch and plug. uncomfortable bed (2singles pushed together in a double) area of room room service also tidied up personal belongings - folded up clothes and put on a shelf, hung up my towels, tidied the desk which had our toiletries on, onward tickets etc,

The free breakfast is delicious! Croissants, coffee, juice, hard boiled eggs, yogurt, cappuccino machine, ham, jam, breakfast bars. A 15 minute walk to the Colosseum.
Overall, the location is amazing. Smack in the middle of it all. Finding it is a pain, as it is poorly mapped on GPS. It's super close to the train station but armed with just a print out of a map and a GPS with the address of the Inn it took us an hour to find it.
I stayed at this hotel a few days ago and I had a good experience. There is no 24 hour reception, so about a week before I arrived, the staff emailed me to ensure that I was still coming, and also to give me directions. The hotel is very close to the nearest metro and is in a safe neighborhood, although one of the nearby parks is not. I was late arriving to the hotel, but the receptionist waited outside for me so that I could see him. I was given the information for internet access and then shown to my room. The room was very spacious. I had a standard room will a full size bed that was actually two single beds pushed together. The bed was very comfortable. However, the decor is outdated and the room needed some cleaning around the baseboards and the floors of the shower. I guess the hotel had been reading the reviews about their disappointing breakfast, so they made a change. There are no more vouchers for a little cafe down the street. For breakfast, I had an assortment of breads, meats and cheeses. There were also fruits, juices, coffee, tea, water, marmalades and jams. The breakfast was very good. Overall, I had a very good stay at the Santa Maria Inn and when I return to Rome, I will stay at this budget friendly hotel.

It was hard to find the hotel. It's just the basic B&B..wish they have a bigger sign board as we spent hours to find the building although it was very closed.
Rooms were clean some of the staff was nice (and some wasn't).
Location was ok however some nearby spots at night were not safe so we were basically running from metro station to the place at night when going back to room. Breakfast was awfully poor. I would not stay there again.

-The room - photos on booking.com tend to be misleading or else we drew the short straw. - Cleanliness, excessive mould around base of shower, loose hand basin - Breakfast, very basic, one bun and one coffee and remote from building - Air conditioning, cost additional, Euro5. Rattled and was ineffective, venting internally - Tea making facilities, needed to request these. - Area, very dirty and scruffy neighbourhood.
We had an early departure and had no possibility to have breakfast-the kitchen was closed at 6 o cklock in the morning. So the staff gave us some biscuits and fruits to have breakfast in the train.Also it is close to a lot of sightseens if you go by metro.the breakfast is good-I thought it would be only coffee with cruassanes but there were two places to go -the bar with cruassanes and a place on the second floor with normal breakfast
