I stayed at this hotel a few days ago and I had a good experience. There is no 24 hour reception, so about a week before I arrived, the staff emailed me to ensure that I was still coming, and also to give me directions. The hotel is very close to the nearest metro and is in a safe neighborhood, although one of the nearby parks is not. I was late arriving to the hotel, but the receptionist waited outside for me so that I could see him. I was given the information for internet access and then shown to my room. The room was very spacious. I had a standard room will a full size bed that was actually two single beds pushed together. The bed was very comfortable. However, the decor is outdated and the room needed some cleaning around the baseboards and the floors of the shower. I guess the hotel had been reading the reviews about their disappointing breakfast, so they made a change. There are no more vouchers for a little cafe down the street. For breakfast, I had an assortment of breads, meats and cheeses. There were also fruits, juices, coffee, tea, water, marmalades and jams. The breakfast was very good. Overall, I had a very good stay at the Santa Maria Inn and when I return to Rome, I will stay at this budget friendly hotel.

It was hard to find the hotel. It's just the basic B&B..wish they have a bigger sign board as we spent hours to find the building although it was very closed.
Rooms were clean some of the staff was nice (and some wasn't).
Location was ok however some nearby spots at night were not safe so we were basically running from metro station to the place at night when going back to room. Breakfast was awfully poor. I would not stay there again.

-The room - photos on booking.com tend to be misleading or else we drew the short straw. - Cleanliness, excessive mould around base of shower, loose hand basin - Breakfast, very basic, one bun and one coffee and remote from building - Air conditioning, cost additional, Euro5. Rattled and was ineffective, venting internally - Tea making facilities, needed to request these. - Area, very dirty and scruffy neighbourhood.
We had an early departure and had no possibility to have breakfast-the kitchen was closed at 6 o cklock in the morning. So the staff gave us some biscuits and fruits to have breakfast in the train.Also it is close to a lot of sightseens if you go by metro.the breakfast is good-I thought it would be only coffee with cruassanes but there were two places to go -the bar with cruassanes and a place on the second floor with normal breakfast

Had a wonderful time, great staff that waited for us to arrive at 10pm on the street. As it is an Inn you have to tell them in advanced via email the time you expect to arrive. Ours changed last min due to our flights from NL but we were put to ease by an almost instant reply. The room, space and facilities were just what we needed. It was super quiet and dark and had great air-con. The area is great so close to everything and you can always find your way back on public transport because of the train station. Although the streets closer to the station do seem a little dodgy but as soon as you are away from them you are in a good area. We just walked south of the station straight away and walked along other roads. Breakfast was excellent, they had everything there, but also the coffee and brioche form the cafe up the road was a good first stop before seeing the sights. Can not rave about the place enough. Can't wait to go back.
When we arrived, we couldn't find the place. I called and the lady in charge gave me directions and waved us down from the window. We had to leave early the next morning, missing the included breakfast. We did not ask her for this but she kindly brought yogurt, fruits, and snacks to our room so we wouldn't leave hungry the next morning. Walking in the room you felt the cleanliness of the place, I did not feel uncomfortable for one minute.
I like the rooms are big and good air conditioning
I didn't like two things and they are quite important points First the location of the building is incorrect as in Google so it took me long time to find it. Second they put a picture of almost a naked woman in the room although this is accepted in some cultures but not all the religions and cultures accept it.

Well located in town center a couple of minutes walk from Termini station. Clean hotel, very friendly and helpful staff and a lovely breakfast.

Close to the railway station for those transiting through or arriving late/leaving early from trains. Staff happy to leave bags there past checkout time.
If your room is on the street that faces the busy road, then the road noise from traffic is quite loud and all night - no smooth bitumen here

The room was good in almost all aspects except for the air conditioning. In July, it is very difficult without air conditioning.
The air conditioning was not good.
Flexibilty of personnel. Very friendly and cooperative. They even offered us the opportunity to change clothes and refresh our selves at the end of our departure day.
So difficult to find!! No proper signage outside we walked around for hours trying to find!
