The hotel was very well situated. The two rooms that we had were of good size. Breakfast was good, and staff helpful. I left a pair of shoes at the hotel after we had left, and they forwarded them on to me without any problems, thank you San Zulian:) If in Venice again we definetly would stay again there.

The location was very central and easy to find. We asked for a room with views and had to crry our luggage two flights of stairs - one from the 2nd to 3rd floor and then up very narrow and steep stairs in our room

Service, breakfast was included and it was great. The facilities are what you expect, clean, secure, it had a safebox in the room, great value for your money, just 2 blocks away from San Marco's Square, we arrived at 11:00 pm and the recepcionist didn't hesitate to let us go to our room in less than 2 minutes. I would stay in this hotel again for sure. They had a minibar in the room although the drinks were not included and cost between 3 and 5 euros. Outdoor view from the room was not great because it allows you to see an alley and more houses but it was quite nice. It's nothing bad at all, the hotel has eveyrhing you pay for.

Nothing at all, only the location of the hotel The hotel staffs are rude, unfriendly and impatient. The rooms are cold during night, internet got charges applied. Worst hotel we had ever stayed, pricey too!

The hotel staff is friendly and provide useful tips. The breakfast is good and with variety of choice, the room where it is prepared is a small one but for this reason the breakfast is served directly in your chamber for free simply upon request. The hotel is located very close to piazza San Marco but despite the location is quiet. Our room was nice and very clean. Wi-fi is available in the structure but it is not free of charge, it costs 3 euro per 15/20 minutes.

The hotel is very neat and well maintained. The silky linnen is excellent for a night of good sleep. The breakfast was pretty dull. The shower was absurdly small, when the curtain was down, it shut off all the light, so showering was practically in the dark. The rooms are pretty tiny and everything is crammed, typical for Venice.

It was minutes to everything- easy access. Breakfast was the perfect amount to get you going each day. We had a room with nice antiques, a large bed for my husband and I, and two singles for the kids. The soaps and shampoo provided smelled wonderful. There was even a plug in to make the room smell fresher. I would definitely stay there again. It was hard to find in the dark the first night. There was a little mold in the bathroom, but it was way up in the corners of the high ceilings.

Nice hotel for one, max two nights. Perfect location! The room view, very small breakfast hall - waiting for table, roof leaking in storage room, no free wi-fi i-net.

Location is prime. Room was big for Italy, for this value price. Nearby to key sights. Breakast is self service in a small cramped breakfast room. Good air conditioning and nice, functional bathroom. Not luxury but fine. Staff is not friendly. They try to charge for free Internet. Breafast was generous but the coffee was horrible, definitely instant, not brewed, cappuccino. Go across the street for good coffee. Rooms could be refreshed and dust vacuumed off the canopy headboard.

It's close to City center (San Marco square). The aisles in hotel are too narrow and there are too many stairs to reach some rooms which make it uncomfortable to get there. It's also expensive respect to the hotel facilities which is probably compatible with the other costs in Venice.

The hotel is central and close to St Marks Square. We especially enjoyed the walking tour with Nadia arranged by the hotel staff. We had difficulty in finding the hotel after we got off the ferry. We probably should have taken a water taxi as suggested.

The room was very clean, location was excellent and the staff were very helpful. We needed another room for the next night and they assisted us by allowing us to leave the luggage and when a room freed up at their other hotel they gave it to us. Very friendly and location was great, right next to bars and restaurants and also st marks square.

The Hotel is conveniently situated for St Mark's Square. It has good disabled access, apart from one small step. The hotel is very clean and has a friendly feel to it with very helpful staff. The breakfast served in your room is substantial and served punctually. The few tables and chairs outside the hotel are a great spot for watching people finding their way to the Rialto Bridge reading their tourist maps. The hotel's free tour to Murano Island to see the glass maker and shop is well worth accepting for the the taxi ride alone. The items in the shop were pricey, but no pressure at all to buy anything! I would recommend this hotel to anyone wanting a small, friendly, individual, accessible hotel. My friend who uses a wheelchair found that the walk in shower did not drain properly causing water to seep into the bedroom. This, however, was the only complaint in an otherwise most enjoyable stay.

An excellent reception; good bath with hot water was most important to us following a very hot, tiring and humid journey. A comfortable bed was also very important in a quiet air conditioned room. Excellent value for money, although being English, we do like a choice of breakfast. The option of a boiled egg with toast would have been very welcome, rather than no choice at all other than a standard continental breakfast in a basket. We can recommend this hotel with confidence. None - excellent value for money and very convenient for St. Mark,s Square.

Location. Breakfast was decent. Free internet. Cafe outside hotel. Venice is a hard city to get around in and we really needed help.I Know they were busy, but the staff was curt and impatient - made us feel like we were a couple of stupid Americans. (Guess we were according to them!) The exception was the porter who works very hard to move luggage. The room was horrible - cramped, dark and depressing. There was no safe, which was worrisome considering the environment. The smoke from the outside bar permeated parts of the downstairs, which was the only attractive area that I could see. Considering we booked months ago, I would have expected a better room and a less "uppity" staff.
