Location is close with St Mark Square
The staff's attitude is really bad. I did asked an iron with iron board to ironing my clothes, and the staff reply my request with rude and said the hotel do not provide that facilities to avoid fire problem. Seriously?

Proximity to San marco square is a huge plus. We stayed in the balbi apartment, which was absolutely excellent.
No wi-fi in the rooms.
The location was perfect and easy to find. Our room was nice and quiet.
The Wi-Fi quality was poor in our room. The breakfast had a very little selection and was not very good. The front office staff were rude and always seemed like they had something better to be doing.
Staff were very impersonal and not helpful rooms were ok
Breakfast area, all are squashed in tiny space, can hardly move. Room furniture and bedding had seen better days. Have stayed in hotels in Italy with older furniture but was in a much better shape than this hotel.
The rooms were serviced daily and all towels changed daily, reception staff were very courteous, sadly the breakfast staff could be curt.
Having to ask for food at breakfast, it should have been forthcoming as it was all included in the price.
i was not told that i should pay the local tax at the desk. i thought that all the payment was at the resrevation

location is awesome, I required wheelchair friendly bathroom, their bathroom was a standard accessible bathroom. The step at the front door was too big for wheelchairs, but back door was fine.
very old hotel, seem like nothing has been updated since the 80's. very noisy too, but guess that comes with the location.
The location was good and the staff were nice.
We were on the top floor with no view other than the roof tops of other buildings. I found hair on the sink when I first went into the bathroom, which made me concerned about the cleanliness of the rest of the room. Breakfast was a very tight squeeze. We waited for a place to sit, and sat after another couple left.
Location was awesome. Just a walk to any place. Was on a free trip arranged by hotel to a murano glass factory. Kids enjoyed.

The actual position is brilliant, literally being in the middle of everything. The staff are courteous / pleasant / helpful. The rooms are delightful. Coupled with the deal we got it was a magnificent 4 days break.
I have nothing other than unreserved praise for San Zulian. This was our third visit and we will both choose and recommend them again and again.

The staff was friendly and helpful. When we had to catch an early train and checkout before breakfast, we were given some croissants and rolls to take with us. The rooms and facilities were very attractive. Great location near San Marco and the Realto. Venice is a great city!

Position fantastic, very helpful staff who speak good English. Very clean and newly refurbished bedroom and bathroom. 24 hour reception.
Rather hard bed and pillows. Breakfast was either in the bar (early) and in another area.

It's located in the heart of Venice, just two blocks behind Saint Marcus Square. It's a very good hotel for its price and location.
Location is very good, close to San Marco and Rialto. Staff are friendly and professional. Clean.
Breakfast area is very small, and the breakfast itself is poor. Bathroom was very small, barely able to move in the shower cabinet. Bidet is really small. (I am only 1.65m tall, weighing 72kg!)
