Location to St Marks square with waterfront location, water taxi stop, water bus stop and gondolas all steps away from the hotel entrance. 2 minute walk to St Marks Square and the Bridge of Sighs and Dodges. 10 minute walk to Rialto Bridge.
High tide and eating breakfast in 1 inch of water in lobby and dining area. Unfortunately the water had a foul odor and pretty much ruined breakfast and the start to your day. It would have been nice to know of the high tide issues prior to booking not after. They did provide very nice letters each day specifying the high tide times and offering breakfast in your room. Overall very good experience and we would go back to this hotel.

Perfectly situated,everything within a couple of minutes walk, and the laguna just outside the window. A generous breakfast buffet and the most helpful concierge made the stay very memorable.Defenitely on top on our list when returning to Venice.
There were absolutely no issues!
Staff were excellent and very friendly, room small but very well equipped with a comfortable bed and brand new modern bathroom. Breakfast flooded both days but that is the price you pay for staying in Venice in December.
The smell from the flood water but nothing the hotel could do about this
Hotel has a very good location. Staff is very kind and interested. We found a nice gift in the room from the hotel manager congratulating our anniversary. The room was silent and peacefull. We had nice sleep.
They told us they upgraded our room, and they took us to another building couple buildings back of the water front main building. This seperate building had a locked street door that is opened with the same key card of the room. It never worked fine. Sometimes you have try it 30-40 times then it worked. The room door was a bit better but problematic also. The room was OK with a bit old furniture. The big bed was actually connected 2 small beds and you feel the connection in between.
Location, location, location!
The hotel facilities in general were really poor and old looking. Questionable decor. The breakfast was really poor too.
Location. Room had great view of canal and was comfortable. The staff was extremely knowledgeable and helpful. No problem recommending this hotel to anyone. Water taxi to airport is right out front!

Awesome deal for an amazing suite via bookings.com, great location, close to all major essential tourist spots, water taxi from airport right outside the door, made our first visit to Venice extra special!
Nothing other than breakfast staff a bit abrupt and weren't 'looking' to give you good service, you had to ask if you wanted anything such as an espresso rather that bulk coffee... choice of breakfast items good though
Friendliness of the staff. We had room 312 it had a lovely balcony looking out over the rooftops. The rooms are not huge but this is Venice and you will not be spending much time in there. Given that it was a lovely room. Oh look out for the Harry Potter lift.

The place is really cosy and charming. They offered us to choose between two rooms. Both were nice, but we choose the one under the roof. So romantic...The staff were very friendly, especially the guy at the reception. We are definately visiting Florence and this hotel again.

My room was warm and the air conditioning system for the hotel was shut down for the season. I opened windows as much as I could to try to create a cross ventilation, however,considering how windy it was outside and no screens to keep out bugs,the effect was limited. My bed and pillows were very hard.

hotel decoration - does not look as good as in the internet pictures; hotel transfer was organized for a very expensive price (140€), and we had to wait 30m for the driver, at the airport, and after calling the reception 4times; internet connection is terrible, hardly able to connect or when connecting, extremely slow and ends up disconnecting; we booked a superior double, and when we got to hotel were told that we had been upgraded to Junior Suite with a nice balcony - the room was on the ceiling, so we could hardly stand, in half of the room, the balcony was minuscule with a huge building about 1m ahead - so we could not see anything else than the concrete wall,, and therefore, we had asked to be put back into the room which we had booked. I would not stay again in this hotel, because the service and facilities, does not justify the price.
Location - very close to San Marco and also the water bus stop is just front of the hotel. breakfast, staff. room interior design ok but a bit dated. Try to avoid the last floor rooms as its mansard roof so part of the room as well as the bath is not walkable/standable at full lengthş
Although our room was upgraded for free to deluxe, the next morning after we've arrived when it started raining heavily the roof in the bathroom started leaking. not just a few drops - it made it impossible to use the toilet. we were there for one night only so we were not offered any other room instead. when checking out I asked the reception if we could get some discount provided the problem in the room, but we were told that we already had free upgrade (which we didnt ask for) so basically we should be happy lol. at the end of discussions they didnt charge us the room service (30 EURO). What is the point of having the deluxe room if we cant use its bathroom..? Anyway, since it was only one night it was ok to go with.
This hotel is on a prime site close to St Mark's Square and very convenient for the vaporetti stops for the Grand Canal, Lido and other islands. The staff are friendly and efficient and the breakfast choice was excellent.
location at S. Zaccharia stop. Vita at front desk patient and helpful. Outdoor breakfast and great people watching at any time of day.

Difficulty in finding wine bar located in adjoining hotel at the back. Always a risk when booking that you might be put in the hotel at the back which is nowhere as good as the hotel in front.
My husband and I went for a short break and stayed 2 nights b&b. We took the water bus from the airport and the hotel is just outside the stop. We checked into our room which was traditionally decorated but had all the facilities needed and was comfortable. The staff were helpful in must see places to go for our short trip. Everything was easy - would definitely stay there again.
I think the hotel is updating their rooms as the couple in front of us were told they had a newly refurbished room. We obviously didn't get that, but it was still nice, clean and well equipped. The only thing I would make a suggestion on if I was being really fussy is that they offered a slightly wider range of food at breakfast. But the breakfast they did have was sufficient enough.
