The staff provided with suit to our liking on 2nd day and provided free transport to Rly station to compensate for not providing room with a view on first night.
Inspite of booking well in advance, the desired room with water view was not alloted to us. We had to insist and then only we got the room with a view on 2nd day.

The entire experience was excelent. The room was clean, high quality linens, great service all around and the best views of Venice from our panoramic private terrace. The location was very convenient as well. I will make this hotel my place to stay every time when in Venice.

Breakfast was good
Dirty bed, dirty bathroom (awful). The room was too small and too cold. I was disappointed.
You just can't beat this location, right on the edge of the Geand Canal with water busses right opposite. A short walk to St Mark's Square and the Bridge of Sighs. The reception staff were extremely helpful and welcoming. Continental breakfast had variety and was fresh. I would stay in this hotel again.
A little noisy early morning if you're a light sleeper but it didn't bother me much.

We stayed in the deluxe junior suite with balcony which was perfect for New Year's Eve fireworks. Expensive but worth every penny, fantastic location, lovely staff and brilliant place to honeymoon. Thank you

Beautiful room, amazing house cleaning staff (the best we have experienced!) and front of house staff. Very clean and superb location.
Having to sit outside everyday of our stay for breakfast because there was no room inside. It was cold outside and there were pigeons running around pecking at food. Waiting staff in this area were more concerned with squirting pigeons with cleaning liquid (often spraying patrons as well) than with waiting on patrons. Mattress and pillows a little hard!
The location is great
Although we speificied (twice) that we are celebrating our 25th wedding anniversary - no attention what so ever was given to that. Even our room was without a view. The stuff was ok but seemed to care more about the taxi drivers than about us (tried to convince us to take a taxi to the airport - 120 euros! Telling us there is no way we'll get on time - which ofcourse was not true at all.

Location to St Marks square with waterfront location, water taxi stop, water bus stop and gondolas all steps away from the hotel entrance. 2 minute walk to St Marks Square and the Bridge of Sighs and Dodges. 10 minute walk to Rialto Bridge.
High tide and eating breakfast in 1 inch of water in lobby and dining area. Unfortunately the water had a foul odor and pretty much ruined breakfast and the start to your day. It would have been nice to know of the high tide issues prior to booking not after. They did provide very nice letters each day specifying the high tide times and offering breakfast in your room. Overall very good experience and we would go back to this hotel.
