The place is really cosy and charming. They offered us to choose between two rooms. Both were nice, but we choose the one under the roof. So romantic...The staff were very friendly, especially the guy at the reception. We are definately visiting Florence and this hotel again.

My room was warm and the air conditioning system for the hotel was shut down for the season. I opened windows as much as I could to try to create a cross ventilation, however,considering how windy it was outside and no screens to keep out bugs,the effect was limited. My bed and pillows were very hard.

hotel decoration - does not look as good as in the internet pictures; hotel transfer was organized for a very expensive price (140€), and we had to wait 30m for the driver, at the airport, and after calling the reception 4times; internet connection is terrible, hardly able to connect or when connecting, extremely slow and ends up disconnecting; we booked a superior double, and when we got to hotel were told that we had been upgraded to Junior Suite with a nice balcony - the room was on the ceiling, so we could hardly stand, in half of the room, the balcony was minuscule with a huge building about 1m ahead - so we could not see anything else than the concrete wall,, and therefore, we had asked to be put back into the room which we had booked. I would not stay again in this hotel, because the service and facilities, does not justify the price.
Location - very close to San Marco and also the water bus stop is just front of the hotel. breakfast, staff. room interior design ok but a bit dated. Try to avoid the last floor rooms as its mansard roof so part of the room as well as the bath is not walkable/standable at full lengthş
Although our room was upgraded for free to deluxe, the next morning after we've arrived when it started raining heavily the roof in the bathroom started leaking. not just a few drops - it made it impossible to use the toilet. we were there for one night only so we were not offered any other room instead. when checking out I asked the reception if we could get some discount provided the problem in the room, but we were told that we already had free upgrade (which we didnt ask for) so basically we should be happy lol. at the end of discussions they didnt charge us the room service (30 EURO). What is the point of having the deluxe room if we cant use its bathroom..? Anyway, since it was only one night it was ok to go with.
This hotel is on a prime site close to St Mark's Square and very convenient for the vaporetti stops for the Grand Canal, Lido and other islands. The staff are friendly and efficient and the breakfast choice was excellent.
location at S. Zaccharia stop. Vita at front desk patient and helpful. Outdoor breakfast and great people watching at any time of day.

Difficulty in finding wine bar located in adjoining hotel at the back. Always a risk when booking that you might be put in the hotel at the back which is nowhere as good as the hotel in front.
My husband and I went for a short break and stayed 2 nights b&b. We took the water bus from the airport and the hotel is just outside the stop. We checked into our room which was traditionally decorated but had all the facilities needed and was comfortable. The staff were helpful in must see places to go for our short trip. Everything was easy - would definitely stay there again.
I think the hotel is updating their rooms as the couple in front of us were told they had a newly refurbished room. We obviously didn't get that, but it was still nice, clean and well equipped. The only thing I would make a suggestion on if I was being really fussy is that they offered a slightly wider range of food at breakfast. But the breakfast they did have was sufficient enough.
Them unexpectedly gave us a bigger room than booked
The awful smell from the kitchen. It came directly into the room from hallway and windows.

The beds were unbelievably uncomfortable and despite the efforts of the staff our sleep was poor. Although the location was good it was unbelievably busy, quite changed from our last visit to Venice.
Quality of the food
The views from the hotel were amazing and we liked the easy access to the vaporetti stops, being right opposite the hotel.
The restaurant really lets the hotel down. Service is slow and impersonal for all meals, even if just ordering 2 drinks early evening.
The location is fabulous.
The bed was very uncomfortable and the pillows were like paper. The breakfast each each day was exactly the same and very boring.

The location was good for first time in Venice.
We had to walk two flights of stairs to get to our room. Our bed was extremely uncomfortable. Our room had vaulted ceilings so you had to watch your head or you would run into the beams. Wouldn't be my first choice to book a room there again. Also, unfriendly staff.

Rooms shown on website are not indicative of shabby standard offered at the hotel. We booked a standard room going on what we saw on the website. What we were offered was nothing similar. It was dull and dated, dark and unwelcoming. The room needed a serious face lift . The front desk staff were indifferent. Their comment was that we had booked a standard room.
Great location close to everything transport, shopping, restaurants. Staff are friendly with a high level of service.
