Nice hotel in good location
We were in a room above the side alley where the kitchen is and where there is noise until late at night and again early in the morning. I don't need someone coming into the room to turn the bedclothes down. The staff were basically efficient but not exactly friendly, however some staff were more amenable than others

Very friendly, helpful staff who went beyond the call of duty to offer assistance on any matter and provide excellent sightseeing suggestions. A particular thank you to Tommaso, the concierge. The junior suite had a great view and an excellent layout.

Outdated room, water leaking from the roof, facing back lane has no view at all, air conditioning too cold, uncomfortable bed, overall not very clean, poor quality breakfast.
Our suite was very spacious, breakfast was very good and all staff were very helpful and polite.
No hook in the spa/shower area to put the hand held hose on, standing up in the spa/shower was impossible for my husband due to the slanting roof.

We like the attitude of the staff the most Very accommodating nothing a problem Last year my son in law proposed here and rang to arrange the room as a surprise and it was decked out with petals and candles absolutely beautiful it made the whole proposal so special. We thank them very much

The staff were very obliging
This was the second time in 2 months that I sstayed at this hotel i returned because the first visit i had an excellent room. This time the room was small and had tiny windows overlooking a back lane, very dark and very noisy. Would not rebook here if I had to have another room like this.

Location is perfect. Right next to Danielli, afew minutes walk to San Marco. Staff was superb and tried to anticipate our needs.

Fantastic location, staff all very helpful, spotless rooms decorated in traditional venation style, hotel restaurant food, is better then the majority of restaurants in Venice. Next door to a top 5* hotel, and is just as good, at a fraction of the price. Has a bar and restaurant on the grand canal seating 50+. Great for having a drink and people & gondola watching
Bathrooms are tired and dated. Be very wary of concierge guy, He is constantly trying to get you to take a "FREE hotel boat ride to glass works island of, MURANO" dont do it, as you will be seriously pressured into buying glass, at rip off prices !!!!
Even though the bathroom and its bathtub are very nice, I would have liked a standing-up shower option in the junior suite.
All staff within the hotel reception were excellent
The senior waiting staff in the restaurant were repeatedly abrupt and detracted from the whole experience. They were both overly zealous in control, unwelcoming and impatient when questioned on any matters. Other guests had the same comments
The location is amazing and easy walking distance to all the main sights. Water bus station directly opposite to front door of the hotel and water taxi stop very close to hotel also. Nice terrace breakfast buffet continential style with boiled & scrambled eggs, pastries etc. Front rooms have amazing views and are quite big. Lovely staff that are so helpful and friendly.
