The room is very small almost the size of the bed Don't be fooled by the booking.com pictures The bathroom was very small and not very clean The breakfast was bad and the restaurant food was bad also

Good location, central to San Marco Piazza. Discount for dining at the hotel restaurant.

Room was not air conditioned as advertised. They claimed it is not turned on until May even though it was very warm while we were there. So, we had to keep the windows open but it was very noisy at night as we were on a pedestrian walkway. Did not sleep well.

The Loacation and views from our Lagood suite were better than we hoped for. Would never stop anywhere else in Venice again

Perfectly positioned on the waterfront close to St Marks Square and opposite the waterbus stop. Very good buffet breakfast sat outside people watching! Rooms were comfortable & adequate.

Room was a bit warm & we were told there was no air conditioning. We opened the windows but we could hear noise from the street. Not a big problem....I wore ear plugs! No tea/coffee facilities in the room. Otherwise fine.

Staff were very attentive, rooms were cleaned and prepared everyday to a high standard. Breakfast served between 7-10 was a mix of fresh fruit salad, eggs & bacon, cold meats and other essential continental breakfast mix, fresh tea & coffee served by friendly staff. Rooms had ensuite fitted with high quality materials and the bed was a kingsize four poster. Ideally situated for the whole of Venice and the surrounding islands.

As we were located at the front overlooking the lagoon, we were subject to the traders setting up each morning from around 5:30. Noisy metal scraping sounds and people talking very loudly.

The hotel is situated just oposite the bus and taxi arrival and two bridges away from St Marc's square. We got a Suite with view on the main street not at all noisy. Good restaurant, excellent well trained staff, everything was perfect.

We were offered a free ride to Murano just to be taken to a glass factory then to a very expensive store. One may find some of the smaler items half the price in Venice. I would recommend to take the waterbus and just stroll around Murano...

The room was very nice and the staff could not have been any more accommodating. We would definitely stay there again.

It was a little hot in our room and we could not figure out how to turn down the heat.

Very convenient for transport, right next to pier. Initial greeting and welcome to the hotel was very friendly and courteous. Room was fabulous, large comfortable and ideal views over the laggoon.

Service staff have seen enough tourists, they are not interested in answering your questions, serving you or making sure you enjoy your meal. The worst meal I have had in an hotel and extremely overpriced, but that can be said about a lot of Venice.

The hotel is brilliantly located, the bedroom we had was lovely and the staff were very welcoming and hugely helpful. We got a very good room rate and so the stay at the hotel was very good value.

Everything! Location was perfect and front desk staff was AMAZING! Our room was beautiful and unique. If we ever travel back to Venice we would definitely stay here again.

I could not complain about anything

We loved everything about this hotel. From the friendly, helpful concierge to the wonderful waiters. We arrived on New Year's Eve and were upgraded to a magnificent room with a rooftop balcony overlooking the grand canal. There was nothing the hotel wouldn't do for us. A stones throw from St Marks making the location perfect. Loved it! And breakfast was fantastic.

The staff were fantastic, very friendly and helpful. It was the little touches that made it so special. The deluxe room was stunning and was the most comfortable bed I have ever slept in! The bathroom was amazing with it's mozaique golden wall, all new fittings and a tropical shower. At breakfast there was a great selection of foods for all tastes. The location is prime! Straight off the water bus and into the hotel. But the staff really and truly made the difference, especially Alberto! We would recommend this hotel to everyone!

The only thing I would say was slightly negative is the passageway next to the hotel and thus, next to our room, was sometimes a bit noisy. But it really didn't bother us, it was overshadowed by the rest!
