Location next to Colloseum is incredible. Staff friendly enough but try to brush up on your Italian as not great English, helpful & very smiley. Really lively location, can't fault it.
Room needed some tlc. Shower was terrible, barely got a dribble & flooded the bathroom on the second shower of the night when it failed to drain. Hotel good is not the best, turn right as you leave the hotel & head up there for a pizzeria.

It has been mentioned before: when you arrive at night (after 5pm, reception is only manned during the day) the check-in procedure is a bit weird. You have to enter the (gay) bar to get the key. There is no real check-in procedure. No ID check. No administration. One of the waiters just takes you to your room and hands you the keys. When we arrived (on a wednesday) around 11pm the street was packed with people. This part of the street markets itself as 'gay street'. The bathroom had a funny smell (sewer) and you could smell it every time we entered the room. There was also a funny thing about the bathroom. The one in our room had a very low ceiling. I had to bend to brush my teeth. After a few days it got a bit on my nerves. The breakfast is very basic. You get a coffee, orange juice, sweet pastry, (packed) toast and some Nutella and jam. So nothing hearty for breakfast. The last few days we skipped breakfast as it got a bit boring. We stayed in a room on the 1st floor and at night there was a lot of noise from the bar on the ground level. It didn't bother us that much, since we were pretty tired every night and around 1pm peace and quietness usually returned. But if you're a light sleeper, I would recommend a room on the higher floor. Another strange thing was that there was no real check-out procedure. Though there was someone at reception all he did was take our room key and wish us a nice day. No invoice. And when we said that we still had to pay, he told us that he had already taken the amount from my credit card. To be clear: I never had to show any ID or credit card. They just took the amount from my Visa through booking.com. On the one hand it was all very hasslefree, on the other hand it all felt a bit odd.
Andrea was always extremely attentive and helpful. Always did all he could to make our stay as pleasant as possible. Suzie was gracious and friendly and made every effort to make us comfortable.
The internet is a problem. At least in my room, it was intermittent. The association with "Coming Out" is an excellent one. The staff there, in general, is polite and helpful. Only once did I have an extremely unpleasant experience with one of the managers. After waiting almost an hour after the delivery of my meal and still waiting for that of my guest, I politely pointed out to her that "there was a problem." She was extremely dismissive and quite hostile. I and my guest had dined at Coming Out everyday during our stay of one week. This is not the way good and respectful customers should be treated. It was the one unpleasant experience that marred an otherwise pleasant stay in Rome.

Wifi could be a bit patchy - we were in the Freddy Mercury room and had to connect to the wifi close to the door (then could go anywhere in the room and it generally worked fine). Toilet was a little smelly - spray helped

Location and soundproofing brilliant. Breakfast at cafe downstairs was better than expected. The cafe is excellent, good value in comparison to other places. The room is ideal for a romantic couple. We werent, but realized its intended purpose.
Third bed was a camp stretcher but the linen made it bearable. Small creature comforts were lacking such as water cups, ironing board and power board required to run all their electricals at the same time.
All the staff members are very kind and good attitued. The location is very nice. It is very close to Colosseo.
We used extra bed and I only slept there. Now I'm suffering from bed bugs. All other members except me are OK. There were many gay people every night in front of hotel. I didn't know the street is gay street before going there.

The room is comfortable.
This hotel is for the gay community. It is located on Rome's main gay street. Upon arrival, I had to collect the keys from inside a gay pub. This was not mentioned on the website. this should be made clear. The breakfast is also inside one of the gay pubs on this road. You climb 2 floors to get to the B&B. The hallways smell of cigarette smoke. I think it is not fair that the character of the accommodation was not made clear on the hotel's website.
Great location... Super friendly staff. Super comfortable beds! Rooms on backside are quiet but no real view, but it's Rome so why spend time in your room? Great old building for that real Roman feeling!
Get rooms on the First Floor which are recently renovated. On 2nd floor showers are small.

Breakfast was just coffee and a croissant but it wasn't a big problem as there are plenty of good restaurants nearby.
Staff is very helpful, the hotel was recently refurbished and the design is very fancy. Location is one of the best in the city, just next to the Coliseum. If you need to go to a restaurant there are many options close by and transportation as well such as buses and train. 20 min walking from Termini Terminal.
Breakfast is poor, could be a bit more traditional with fruits, cereal.. eggs. There is only coffee, croissants and toast with butter.
The staff were really friendly and helpful and even booked our trip to the Vatican on line and printed out our tickets as we couldn't arrange this in time through a tour company.
The location of this hotel is the best you can think off. Colosseum is just across the street. The area is crowded until almost 2am cause of all the bars n restaurants around. The room was really nice and clean.
When i booked, it looked like a hotel. Its not a hotel as there is no one at your service. You need to travel either by taxi or change the bus and train to reach the airport. No direct public transport.
