We loved this place. The room was clean and comfortable with a nice view from the balcony. The hotel is not in the down town, but it takes 10 mins to get to the down town by steps, leading from the hotel, or you may use escalator which is free and is 5 mins away from the hotel

The price/value for money, the location (close to last mini metro stop and city centre), the free wifi in every room and the small balcony. The decor - old and outdated. There was a broken shower door and I was only left one bath towel and one hand towel in my room. However this has to be one of the best 2 star hotels in Perugia.

Hotel is in the centre, nice staff, everything is very near, good prices in surrounding bars and... Wonderful view nearby. You can take also a bottle of wine, even purchase it in hotel directly, sit at the balcony and enjoy. It was wonderful. There is no parking nearby, be careful if you follow to navigation devise - street is so narrow that you can stuck with hardly to get out of there. Be sure you know park place.

Reception staff were very friendly and helpful. Excellent and quiet location five minutes walk from the very centre of the old city and three minutes from the mini metro. Room simple but perfectly comfortable. Breakfast spartan (even by Italian standards) and served in a depressing, windowless room.

Small hotel tucked away in back street of old city. Very friendly and helpful staff (including arranging parking at nearby hotel). Odour from bathroom waste quite strong.

The staff is very helpful and kind and the hotel is very near to the historical city center. If you go by car, there is a free parking lot nearby. I also liked the breakfast: 2 euros for a nice cornetto and a big capuccino was a fair trade. Good value for the money. There is no elevator, just stairs. If you're traveling with a lot of baggage, ask for a room on the first floor. The double bed was actually two twin beds brought together.

The staffs there are really friendly and nice. They would help you finding all the main sightseeing in the city, good restaurants, bars, cafes.... we had a clean beautiful room, with all the facilities you would need , free wifi internet,a balcony in case you want to smoke....

The location The hotel has narrow unconfortable rooms and toilets, no lift, the lobby was smelly. The furniture are old and the hotel would need a refurbishment.

Very close to city center, building is a Perugia's old style house very cute. On Saturday night many people going up and down the stairs disturbing the guest, we try to contact the staff but nobody reply at the phone, we also ask to stop but they don't care about our claims. I don't think is hotel fault but it was not friendly welcome...

The staff was helpful and the room quiet. Remember, this is a two star hotel, so don't expect a four star facility. There was no breakfast but there are plenty of places to eat. There is no parking at the hotel and it is a bit challenging to drive to, but staff helped us get a free parking place. The stairs weren't a problem for us but could be for some.

Helpful staff, good location, very good price. Spotless maintenance. Quiet. Good breakfast (extra cost well worth it). We expected rather spartan accommodations so we liked the hotel. But be aware -- room and especially bathroom are small. No lift (elevator) --- climb stairs with luggage. No real gathering place in lobby -- Sant'Ercolano is not for family reunions. No radio, no safe in room, minimal wardrobe space. But everything fits as well as it can into the old building. Location is convenient once you expect to go a few meters down narrow streets. Expect this and you'll be pleased..

This little hotel is almost in the centre of this ancient town. We arrived by car which was hair raising to say the least. Dont even attempt it without GPS. The hotel is old but tidy but we were here when the weather was stinking hot - no aircon. Our host did his best with fans etc so not bad. The location is briliant and we did enjoy our three day stay No aircon

Location We didnt get any sleep, the bed was squeaky and it was very hot at night - the ventilator they supplied had a 2 hour timer which actually went for less - so every 2 hours had to get up and put it back on.

I hurt my knee and hips walking the steep streets of Assisi and aggravated it further in Perugia. Decided to cut our trip short, and found out that we would be charged an extra night, due to the short notice. Not pleased immediately, but continued our conversation with the owner and understood his position, Ended up with them serving us tea and continuing the conversation. Really fine people, Because of their graciousness, will stay with them again, when we are in Perugia.
