Stayed in a family room of four for 2nights. The additional bed got bed bugs. Next day discovered got bitten by bed bugs and I have to obtain antihistamine for myself. Made a complained. Fortunate enough, the lady owner willing to move us to a new room second night.
1. The owner, despite knowing little English, was very friendly and helpful. He owns a dog (which happens to be too friendly for my comfort as I am a Muslim) but he keeps it away when we walked out. The dog is cute and clean. 2. The room was spacious and clean. 3. A very short walk to Firenze Santa Maria Novella, McDonalds and Burger King. 4. Within walking distance (4-5mins) to Duomo, San Lorenzo market and Ponte Vecchio.
The location was good, close to everything. We booked here as we were wanting to be close to the train station for an early train departure.
We were not impressed that the people running this hotel locked the door each night. Our keys did not include a key to the front door, so if an emergency exit was required this would have been impossible. We had an early train to catch so we had to knock on the door of the people running this hotel for them to unlock the door so that we could leave to catch our early train.

Easy to miss as it's on the first floor of a building but there is no large sign outside (just a plaque on the wall and a larger sign inside the halway).

The location is good: very close to the train station. The room was very spacious for three people.
The staff barely speaks English. The man who remains at the reception most of the time is quite grumpy. It has a rather large ladder before reaching the elevator - which is very old, small and slow. When you are traveling with older people, as in my case, these details make a difference.
Even the owner of the hotel is not fluent in English, I could understand him. He is a very friendly person. The hotel is very close to the train station. It is at the back of Burger King, a 3-minute walk from Piazza Adua Exit from the train station. The included breakfast was superb and delicious. The room is very spacious and comfortable. Great location - two minutes walk from train station, 15 minutes jog to extremely beautiful church at Piazza Duomo, 20 minutes jog to the hill which overlooks the entire Florence, a.k.a Piazza Michaelangelo. There is a lift too, which is extremely helpful for bringing luggages

The breakfast was quite good even though the variety was not too good. The room was quite spacious and clean too.
The male owner was not that friendly, but he helped us to make our cup of coffee for the first morning that we were there. Subsequently, we had to help ourselves.

Loved the location ..walking distance from train station. Many shops and restaurants nearby. very good assortment for breakfast. Always looked forward to the different sweet cakes. Rooms were always clean and beds made. Staff was helpful and very pleasant. I would highly recommend as the location and area was very good. Owner presented us with a little token to remind us of Florence.

Very noisy, busy street. Staff not so helpful. Reception desk is almost always without staff. Very poor breakfast. Rooms are fairly clean except for linen, very clean. For the amount of money we paid we did not expect much better but at least basics. On checkout there was no one at the reception, I swiped my visa card to affect payment since we had to catch an early train.

Loved the location close to the train station, as we took lots of train and bus trips. Loved the streetscape and the architecture and the fact that it was a palazzo originally.
We didn't like the owner/managers - an older couple. They lacked any sense of professionalism, to the point of rudeness. They argued loudly in front of clients. At night, when we were already in bed, there was still loud conversation going on in the (small) lobby area close to our room and the TV was always heard. There was a dog that was allowed to roam around freely and who barked a lot sometimes. Security was poor - guests' keys were hanging in a prominent place in the lobby, which wasn't always staffed. Anybody could have got access to a guest's room in his/her absence and unknown to the owners. We paid our bill in full, including the required city tax of €16, the day before we left and all seemed in order. However, when we were leaving, the owner made a huge fuss, in Italian, and seemed to be looking for more money from us. We asked for explanations, which were not forthcoming. He continued a tirade, which we couldn't understand although we have some knowledge of Italian and we have never had any language problems before. His wife joined in but neither of them was willing to write down the figures to show us what was at issue. We eventually left as the issue could not be resolved and we had paid already. It's hard to believe that they would not have picked up any few words of English, having run a hotel.

close to the train station, bus stand. it's family run so breakfast and room service are available till late. it's cheap and close to the train station.
very limited breakfast (spread and qty). just croissants and coffee everyday. it's family run, so privacy and professionalism expected from a hotel is not there. on one of the days, my wife and I were having a kinda loud conversation and the guy at the reception actually screamed "keep quiet"!
