We had the 65m2 apartment and it has a kitchen/livingroom, a main bedroom and above (!) a big bed, but which you are not allowed to use, a small room with just a bed and a little cupboard and a little bathroom. All things considered it doesnt seem to be 65m2, but absolutely ok, especially the location: Colosseo, the Roman Forum, Basilica di Santa Maria Maggiore (supermarket next to)... just 7minutes to walk. And perfect coffee at the beginning of Via di S. Martino Ai Monti next to Zizzi Pizza (1min walk). :)
We got (typically italian) breakfast every morning (croissant, capuccino, juices, fruits, jam...).
Contact to the owner/renter was ok too and he helped us when we had questions.
Metrostation Cavour: 200m away.
We had to leave early, but got after asking our breakfast already in the evening before, therefore we didnt have to leave with empty stomachs. :) Recommended!
Litte advice: dont buy a day pass for the metro (6€), because one ride costs 1,50€ for 100minutes and first of all: Walking is the best way to visit Rome!
Although check-in starts at 12am, the apartment was still dirty (one of the employees came at 12:30h) but we could leave our luggages there and start our sightseeing.
The photos on booking.com didn't show our apartment, just a similar one.
We asked for clearing a blocked drain, but nothing happenend.
TV didnt work (not important for such a trip, but sometimes its nice just to watch TV after a long day of sightseeing :) ).
