The apartment was beautiful with everything you could need for a comfortable stay. The view over the canals was amazing. Apartment was very clean and the washing machine was a bonus to get laundry done.
It was almost impossible to find and the owner was difficult to contact. There was a fair bit of noise from the street and canal below. Curtains are sheer making it difficult to sleep past dawn.
Clean, roomy, great location. Provided coffee, & breakfast snacks. Wonderful laundry, & great view.
Our manager was somewhat rude & short with us as we arrived at 8:30pm due to a late train. He seemed annoyed with us & "bothered" when we reported the lack of hot water. He attempted to repair it the next day but it remained chilly.
Large space , definitely can fit multiple couples.
The place was coated with a layer of dust as if no one had been there for a long time. It was very difficult to find. The instructions were completely wrong and we had to call the number and have someone come and show us the place. There are no signs or check in. Lots of stairs, so not a good place for luggage.
We enjoyed everything about this apartment, it was modern, clean and comfortable. The check in was great and the man that met us gave us a map and instructions on how to get around. The internet worked great and the kitchen appliances were also good. Loved that their was milk and a few essentials in the fridge when we arrived.
- Nice location in the centre of the city. Close to shopping and restaurants. Also close to transports (Gondola, water taxi and water bus) - The view of the studio was wonderful with views of the river which had many gondolas pass. - Wonderful clean studio with ALL the things you will need. Free drinks (Coke, water and milk) as well as a washing machine and a dryer. - Also a great wifi connection and speed!
When getting picked up be cautious as you must wait 15 minutes after the call to the owner. You got to be prepared to carry your own luggage with a steep staircase. Not recommended for old age and young children. Also the path to the studio has many steps and is a long route. With big luggage or elderly people be careful as it's quite a challenge.
Apartment in an excellent location and functional albeit there is a steep flight of stairs to access the apartment. The staff are helpful and guided us to the apartment from the Rialto Bridge.
After three nights the electric stopped. It was just our place. Make sure you have arranged to meet the representative before you arrive as way in just a locked door on a little square. On asking local cafe to ring the number the man arrived very quickly. Did not see the man for rest of stay. Suppose we could have found a phone and rang him but we were leaving when electric stopped suddenly. Had we used our allowance? Nice authentic room with plenty of space.
This is not a hotel, it is just a furnitured appartment without any kind of services. My appartment was in 3rd floor, elevator is not working, dark stairs, no lighting at stairs, bad smell, no room service, you have to carry on your luggage s by yourself, very low lighting, no internet wi-fi. Be very careful while making reservation, as they show a very good pictures...
Good central location and good value for money. The apartment was nicely furnished and spacious enough for 4 people.
The mattresses were very very hard and uncomfortable and it was quite noisy at night.
This is a great apartment situated overlooking some of the back canals of Venice. It is well equipped and furnished to a good standard. The bathrooms and kitchen are modern. It is ideally situated for reaching all the key sites of Venice with just a few minutes walk
Not ideal if you can't manage the steep stairs. The living room is small compared to the rest of the apartment. There is some noise from the traffic on the canal outside...however we thought this just added rather than detracted to the atmosphere

10 minutes walk to San Marco, view on 2 waterside and next to a nice little restaurant.
The location was optimal, just a few metres from Piazza San Marco. During the hot mid day hours it was easy to return home to relax and have lunch. The apartment had two bedrooms, and two bathrooms and a small living room with kitchenette (which, given the prices at the restaurants in Venice, will help you earn back the crazy cost of the apartment). Everything was clean and the furniture was nice and very well suited for the apartment.
The apartment was on the third floor with a very steep stair, so if you've got big, heavy bags, prepare in the gym for a couple of weeks. The host was a bit "snubby", just a mere minimum of politeness from his side when he came to meet us and guide us to the apartment. And, you actually have to CALL to meet the host when you arrive, there is no set meeting point.
Fantastic location and very roomy ...
Power cut off all the time, we were shown how to turn it back on so this clearly was a previous problem. One night it was turned back on 8 times which meant travelling down 60 odd steps every time then back up.
there was no wifi in the room. one bed is a sofa bed. the environment is not that good as described, or as the pictures on booking.com quite disappointed :(
-The apartment was spacious, recently renovated and well equipped. -It's on the canal which allowed us to get a first hand look at how the canals are the life blood of the city.
-It's on the canal. Don't expect to sleep in. Venice comes to life very early and Italians are not known for being a quiet bunch. There is a lot of shouting and horn honking as the delivery boats and other service boats navigate the canals outside your window. -Staff were mediocre. The person that delivered us to the apartment was not overly friendly. On the day of our departure I sent a note asking if there was a place to store out luggage after check out. The email was never answered.

The flat was the San Luca 1bed apartment. It is conveniently located near Rialto and well designed I.e separate dining area, large sofa cum bed. Neat and clean. Has the potential to be an excellently placed apartment. But you have to manage on your own... God help you if anything goes wrong or does not work.. For example We clarified on email that wifi would be Available but when we reached we were told "sorry mister, this apartment does not have wifi. Ok." Showing them their email or talking on phone does not help as they will keep disconnecting the phone. They do not want to talk to the guests at all. Very unfriendly staff..
Take this flat with the complete knowledge that all you choose is location. We had no hot water for a day as they would not tell us how to turn it on... Till my wife called up 12 times and finally spoke to another lady who showed us which hidden switch we had to turn on. There is a TV (old cathode ray) but cable is too jerky and old fashioned so no program can be watched as video and audio is really bad. With the World Cup football on, I tried in vain to even tell them that it was not working. They would not take my call at all.. To add to our woes the washing machine did not work too... We just gave up on the things inside.. So while the apartment has a lot of potential the attitude of the management is to not be asked for anything at all.. Fend for yourself and enjoy cold water baths, keep smiling as you miss your football matches and don't wash your clothes.. Then you will have a perfect stay !!!

The apartment was in a great position, close to ferry stop, restaurants, grocery shop and easy access to major tourist sights. 10 out of 10!!
We are a family of three and we rented the apartment at Campo San Luca and it was perfect! We particularly loved the location; we were able to walk everywhere, it was close to shops, cafes, restaurants, and minimarkets, and of course the beautiful Piazza and Basilica San Marco, Rialto bridge and more. The accommodations were comfortable, clean, and nicely decorated and it had excellent internet connection.
I am sure Mr. Tudor is a nice young man but he was rude with us. I understand that he was tired because he had to wait for us, our train was delayed and we took the wrong water taxi to get to the meeting point, we apologize but he was visible angry, did not answer our questions. It was just a really negative experience. Nobody deserves to be treated with such disrespect. Hopefully you’ll find him in a better mood.
It is good value for money if you are travelling as a family or in a group of 4 or more people, especially given the location.
We were notified that the apartment we booked (Ca' Rialto) had a water problem less than 48 hours in advance and although they offered another apartment (La Fenice Bellini) at a "discount" compared to Ca' Rialto, they still charged us more than their Sleep in Venice home website page rate for La Fenice - Bellini (they charged us Euros 300/night instead of the Euros 250/night posted on their website) and when I asked why they were charging us the extra Euros 150, they said they are recuperating the cost they need to pay Booking.com - is this true? There were quite a few bugs and insects crawling around but then we hail from an air-conditioned city so maybe this might be normal...
