    The size of the room, the cleanliness and quiet, and the helpful staff. The hotel also has students and young travelers staying in the dorm rooms but they rarely disturb the quiet. Walk to the train station is 10 minutes, at the most. Terrific cafes nearby are inexpensive (3-4 euros for coffee/tee and a delicious croissant).

    Great location, friendly staff, very large headroom in the (otherwise small) room - at least 3 metres to the ceiling.

    Very poor soundproofing between our room and the neighbouring room - we were very lucky that our noisy neighbours didn't party on in their room every night, but went out.

    The location was great, Internet near the office was fast and reliable. Once a/c was turned on the room stayed cool and the mosquitos stayed out. The staff were kind and helpful.

    The ceilings are very high so there is a lot of echo noises throughout the hotel. You can hear every key being turned, every door being opened and every conversation on the floor. My room had it's own bathroom, but my room was across from the communal bathroom and it was noisy. I am a frequent traveler (I stay in hotels 3 nights a week) and I'm a deep sleeper, normally hotel noise doesn't bother me, but the echo-y noises in this hotel often woke me up. The hotel A/C wasn't turned on until my 4rd night so the room cleaners left the windows open the first 3 days (I guess to let air in the room). A lot of mosquitoes got into the room through the open windows (which I closed)...and I ended up with mosquito bites all over my body and my face...and a lot of dead bugs that I killed in the room. Also, I could see spiders up in the corners of the ceiling... the ceilings are like 15-20 feet high so I know they are hard to clean. I'm not an insect person so the itchy mosquito bites and the wondering when the spiders were going to drop down on me was concerning. Mosquitos and spiders might not bother other people, but I'd avoid this hotel in the summer.

    It is just in front if the piazza and along a goo street of food and drinks

    We did not like our room at top floor, feels creepy at times

    Location - central but quite quiet. Size and homeliness feel of the room - it was part of a converted apartment.

    If the room had a small fridge, and perhaps a kettle/facilities for making tea/coffee, then I would have scored "Excellent" for facilities.

    Great location. Friendly staff. Wonderful place made of real, old style apartment.

    Not really clean. Blanket and curtains looked like they haven't been washed for ages. All other parts of the room were very clean though.

    The location across from the Pitti Palace

    We paid 10 Euro for breakfast and they didn't tell us that we had to go to another facility for it so we didn't get breakfast and they didn't refund us the 10 Euro

    Great location, in cute neighborhood Oltrarno and close to all the sights. Good value if heavily discounted - paid $50 a night, but rack rate is a ripoff. Staff leave after dinner, en around none. No breakfast on premises, and those $ 5 you pay for breakfast get you to a bar that has no food.

    Noisy in hallways, no breakfast facilities, wifi only in common area, awkward toilets (built in retroactively, loud grinders as the pipes are too narrow).

    Great location in the very heart of Florence, a walking distance from major sights. The hotel rooms are a part of a regular apartment block, so you experience the authentic atmosphere next door to the inhabitants of Florence. The staff is nice and willing to help. Free WiFi is an asset, though you have to go to the reception floor to have it (e.g. 3rd floor, whereas there are 7 all in all). Cute old-fashioned elevator.

    In winter the room was not warm enough. Considering that the hotel is an old apartment, it needed more to be done to improve the condition on windows, walls and the ceiling. Keep in mind breakfast is not included in the price. There were no international TV channels.

    Charming old building. We had good views of Florence's tiled rooftops from our 4th floor rooms. Friendly staff spoke good English.

    Excellent location! Near the bars in Sto Spirito. Most major tourist spots are walking distance from the hotel. Staff was very accommodating. We were pleasantly surprised by the size of the quadruple room. Our stay was very comfortable. We left our luggage by the reception since we had a late flight. Even if we were already checked out, they still allowed us to use their bathroom facilities - shower, toilet

    Typical small old style elevator, we had to go up 1 at a time with our luggage. Wooden floors would squeak sometimes The reception closes at 6pm

    the location is very good. the room was very nice and cosy (we even had a balcony in the room). The room was very quiet. The staff were very friendly. young atmosphere.

    Reception is from 9am till 9pm

    I liked the location very much. It was right in front of palazzo pitti and with in walking distance to Uffizi and all other destinations worth seeing. Loved the old fashioned building and the elevator was some thing straight from the 1900s! Staff was friendly and helpful. I would definitely stay here again.

    Only thing is the notice as the rooms are not sound proof. Every time some one opens/ closes a door close by you can hear it. But this really didn't bother me much

    Comfortable mattress and silent aircond. Good location

    The WIFI was barely accessible, the TV was not working and the room did not correspond to the description. A bit of a depressing rat hole in serious need of refurbishment. Oh and if you like to have your shower in your toilets, go for it

    Good location, value for money and a nice spacious room. We enjoyed our stay.

    Noisy during the night as you can hear through the walls and shower a bit small. Breakfast option is not very good.

    I was really happy with the location since it was in walking distance to the main attractions but also close to local restaurants. The room was an excellent size and the bathroom was large.

    One night I was sleeping, it was about midnight. A few spanish people were yelling and knocking/banging really loudly on the door next to my room.This went on for an hour. I told the people to stop yelling at this hour and please respect the other guests. All I got was rude response. Apparently their kid had locked themselves in the room to sleep and a hotel manager had come to break the lock. I tried to ring the after hours phone number since reception was closed, no answer. I spoke to the staff the following day, they didnt take my complaint seriously. Maybe because their english wasnt good enough to explain the situation.
