Everything: exceptionally helpful and friendly, accommodating staff; wonderful, well-appointed, clean, spacious, quiet, air-conditioned rooms; perfect location only moments from Piazza di Spagna (in my opinion, the best place to stay in Rome); very good, free wi-fi (with no annoying log in codes &c); good quality breakfast; very secure hotel; value for money. I highly recommend a stay here and shall return myself.

Location was excellent for all the main sites of the city. A short walk along bustling streets.
Breakfasts were a little basic, but sufficient to start the day until lunchtime.
The little Hotel (only 19 rooms) has been created with fantasy and many nice ideas in all rooms. The necessary amenities like hair dryer, safe, free wi-fi, good TV etc. are available. Rooms are clean and comfortable. Staff very friendly and helpful. The Hotel has a special high-class atmosphere
The entrance of the Hotel is terrible and looks like an ordinary house in not too good a state. The elevator is too small and slow. The rooms are comfortable but too small. During the night there is notable noise from the street. The breakfast is limited but the room is far too small. So is the reception. This is a Hotel for travelers that like the innovation in the rooms and the special atmosphere but it should not be considered a 5-Star Hotel and the 8.9 (2012) are far too high if one considers the overall situation of this Hotel. It is misleading. The Hotel can therefore only be recommended to special travelers who know what they would get.

The lift is very small and so was the breakfast room
The ambiance is very luxurious, the staff extremely helpful. My room looked wonderful with a round bed. My Sister's room was conventional with lots of space.
In my room the lack of anywhere to put anything. There were no drawers and only open hanging space. My room looked like a travellers' encampment. In the bathroom there was nowhere to put the soap. I don't think the designer ever stayed there.
First time in Rome. Could not have chosen a more central location. Super facility. Small and intimate. Friendly and helpful staff. Not a traditional hotel very small and boutique. Definitely recommended for couples and small families. Was not aware that they also have apartments for short let.

Staff Location - adjacent to the Spanish Steps. Lots of restaurants and shopping (if you like that) for well-known designers (LV, etc.) Space in room and bathroom Free wifi with no need for password Comfortable beds, space. Clean Helpful English-speaking staff.
Shower/bathroom had a 4' x 4' window into the living area. No shade or way to close it off. In the bathroom, you are essentially exposed to the rest of the room (executive suite, 2 beds, room 301) Shower was coming apart on the door and handle. Needs repair Not well marked; it is in a residential building with lobby on fourth floor but rooms on lower floors. Only indication it is a hotel is the buzzer. Could be better set up. A bit pricy.
The staff were excellent and the location is very good. Very close to many attractions
There was almost no English speaking stations on the TV in the room. It's a good hotel and they need to put some English TV channels in their offer. Considering the weather in Rome at the time, the rooms were to hot during the day. The airconditioners were not working probably .
I stayed here with my best friend and we were both instantly impressed. Beautifully decorated, spacious room, excellent staff. Definitely would recommend and go back.
From even before we arrived ( exchange of emails) to the time we left we were made to feel like friends visiting rather than paying guest's. We've stayed in many 5* hotels, but never made feel as warmly welcome as we experienced at the Royal Spagna Suite.
Best location in Rome, easy access, cab, walk, underground, to the best in Rome. Excellent restaurants nearby; recommend Life, round the corner and Gusto on Frezza off via del Corso.
Not enough room for suitcases
The person who served the breakfast was nice. The other person were hypocrit.
The position of the room ( next to the reception) even though i have asked another room in my reservation. But the reception of the hotel never said to me they have prepared another room than the one i have asked for.
We loved how all the rooms were unique. It was a great place to stay that was clean, quite and in a good location
