Humid room, not at ground floor but in basement. Very poor plumbing: leaking toilet and almost no hot water, despite having reported it since my arrival. In my 10 nights' stay, I could have a shower only twice. This made the place, in my opinion, rather overprized.

The room ambiance was nice at first impression. Location is easily accessible to public transportation that can get you to main sites.
The staff was non- existent. We only saw an assistant upon arrival to open the door and give us the key. The owner of the b and b showed up for a few minutes to ask if we wanted to pay upon arrival. Big mistake! Don't pay on first day because it's an excuse for them to completely forget you are there and provide any guidance on your visit. Not that we expected a 24hr reception like a hotel, but at least someone during breakfast hours to answer any guest questions. The owner could also not answer the most basic questions on recommendations to visit the most popular landmarks. I think as an owner of a b and b you should have the most basic of info for visitors readily available. We also asked what was the best way to coordinate a taxi on our last day to transport us to the taxi and the owner said he would make the reservation and make sure a taxi was there. He never did and we couldn't get a hold of him! We ended up leaving the b and b at crack of dawn and stand in a dark street trying to haul a cab. It should not have breakfast in its name. It is literally boxes of cereals and juice for breakfast. Although the room looks nice at first impression many of the fixtures of the room are broken (trash can, sink, shower door). And make sure to take your own mosquito repellent if you stay here. We could not have a good nights sleep because of the mosquitoes! Finally, if you stay here bring your own basic toiletries, like soap and shampoo. They don't provide anything!
At St.John Rome we liked everything: from the mere location (ideal for all ages and travel purposes) to the great comfort and support offered by its owners! The room was clean and tidy. Very comfortable. Breakfast very Italian, with home made cakes and capuccino: just lovely! Five minutes and you reach any sort of public transport. Otherwise (and we advise it!) just a simple walk while sightseeing, picturing and having a coffee and you reach the Colosseum and the very heart of the old city! In other words: public transport could left aside if you want to live the city 100% and breath its magic. We felt like home, thus we strongly recommend St.John to all visitors of Rome!

We had a lovely welcome from Francoius and the room was very clean inviting and comfortable. We had our own en suite which was fantastic. Breakfast was great too. Francoius was very help with directions around town, places to eat and shops. We would definitely stay there again.
Everything was great.
The host is very nice. Garden is very cozy, very enjoy having breakfast in garden. Location is good, food shops and tram bus station are very near by.
Shower water volumn is quite small. Sound isolation of the room is quite poor. Breakfast is not enough, milk is usually out.
