Marco gave us a warm welcome and some very helpful tips to explore the city. In the morning Felicia prepared our breakfast and cleaned our Room. In the evening we had the whole place for ourselves. The room was spacious and beautifully decorated. We felt at home in the heart of Rome!
The owner is a thoroughly kind, helpful and supportive person, and the staff and facilities are outstanding. An out of this world place to stay, ideally located in San Giovanni.
The guesthouse was close to metro station which helped our transportation downtown.It was quiet,cosy and clean.George was really kind,friendly and helpful.
There were nothing you could eat or drink apart from breakfast.

its not so bad, but noise insulation was a bit poor
Giorgio made us feel welcome from the very first email. He offered to arrange us a taxi from the airport. Check-in was carried out along with a cup of espresso. It was our first time in Rome and we had not done any planning beforehand, so Giorgio gave us recommendations on where to go and tips what to do and how to get around and where to eat. Recommendations were proven very suitable for us. And all this straight into Rome street map that we were given to! We were also given a number where to call in case of trouble. Room was very nice, comfortable, quiet and they even had a good baby cot for our little boy. And I found a nice Brunello for myself in the minibar ;-) (Apart from this, don’t expect to find good wines with decent price in Rome..) Decent wifi too. Location is very convenient with a few blocks away from the closest metro stations and some decent restaurants, grocery stores etc near by. Delicious breakfast, too. Once we even had a complimentary cake by Giorgio’s mother! Albeit having a tendency to rigorous service reviews I really can’t think of any criticism. We really could not expect this kind of hospitality in the centre of Rome. Our little Oskari-boy sends regards to Giorgio! He travels now with a small "I Love Rome" bib along with him ;-)
This Guesthouse is the perfect place to stay in rome. its a beautiful guesthouse with beautiful rooms and a superb terrace where you can enjoy your breakfast in the sunshine every moring. Its a 2 minuts walk to the metro and its a 30 second walk to the bus which takes you to all the best places to see in rome(No 87 bus). it has lovely restaurants within 2 or 3 minutes walking distance and you feel safe in this area no matter what time of night you are walking around. look no further book here for a great stay!!
Such excellent service! I would highly recommend anyone wanting to stay here...for the location, comfort and beautifully decorated rooms! The continental breakfast was very fresh with cereals, fruit, bread/toast, fresh meats, beautiful pastries variety of spreads and we were made a cappacino every morning whilst staying there 2/3 nights! Little bit of noise by nearby neighbours and coming and going of other room next door to us but I am a very light sleeper...pop in some earplugs if its a worry and all good!
Rooms: nicely decorated and equipped and extraordinarily clean. My family are all very happy about the rooms. We booked 3 rooms for 5 person and turned out that one of the room is large enough to accommodate for 4! Therefore we canceled one single room and I moved into the large room to stay with my parents comfortably. Location: several bus lines connecting this location with various hot spots in Rome. We walked to a nearby bus station (in 3 minutes walking) to get on a bus to Colosseum. This is particularly convenient when I travel with my parents aged above 70. Staff: both Felicia and Giorgio are very helpful and warm. I had no chance to meet Giorgio in person but he kindly helped me with my taxi booking and generously waved the late cancellation fee incurred when I cancel the extra room. The environment: This B&B is located in an apartment building. The overall condition and security of this building is pretty well managed. There is a good restaurant, "Shooters", in the nearby. The pasta there is pretty delicious. Wifi: satisfactory speed. All 6 devices of my family can access to internet simultaneously without trouble.

The staff was warm, attentive and helpful. The room was modern and clean. An intimate small B&B.
If you hear every noise you might be disturbed by hearing the other guests come and go or the staff preparing breakfast. If you don't want to use public transport at all, the location is problematic.

Nothing, but I would suggest that the bathroom shower wand holder and soap dish are more securely attached!
We stayed here 5 nights and overall customer experience was very good. Facilities, staff, location and everything went smooth. B&B is situated in a nice local neighborhood with trattorias, shopping and cafes for local people, not for tourists. That was something we wanted and liked. Felicia, Giorgio and Marco were very helpful and easily available.

We decided to celebrate our first year anniversary by visiting this incredible city and staying in St. John's Terrace hotel was a blast for us. All the stuff was very friendly and helpful. Rooms are clean, cozy, modern, quiet and comfortable. Breakfast on the beautiful terrace of the hotel will be something to remember. Metro station is just few meters from hotel and you can catch direct line to center of the city - 15 min drive. The hotel is situated in quiet and nice neighborhood, with lot of nice restaurants and gelato stores. Excellent hotel, strongly Recommended - we will be back !!
Closeness to metro, restaurants, no tourist shops, bars and bakeries. Rooms were beautifully decorated, clean with everything you need. Staff we're exceptional, Giorgio was helpful, friendly and very accommodating, giving helpful tips on restaurants, places to go, buses to take etc and provides you with a map and his mobile number. Colosseum approx 20 mins away by foot!
Pillows were harder than we would have liked but if we'd have mentioned it I'm sure it would have been addressed!

While i stay here the room was very clean so i feel relax after i come back from travel. And the staff was very nice and welcome me so nicely.
The breakfast was always same while i stay 3days. And if the guest who stay next door make nose, i can hear everything.
A bargain for a 6 night stay in Rome! We choose the option of having a room with a private bathroom. The room was spacious, modern and cosy. The staff where incredibly helpful and pleasant and tried to help with any queries we had! Also the whole place was incredibly spotless and well maintained. The terrace was lovely to go out to and relax! It's in close proximity to a lot of coffee shops and a supermarket if you need anything to buy during your stay.Moreover Re di Roma metro station is in walking distance (5 min) which provides excellent links to the surrounding areas.
The only thing we didn't like was the area in general although the apartments hospitality and facilities made up for it.
marco was very helpful as our luggage was lost during our flights, he tried calling and emailing several times for us so that we could go out and enjoy ourselves. The rooms were beautiful, terrace was pretty, very safe neighbourhood, and very easy to get around. The room was very modern and the receptacle plug ins were adaptable to our devices, this was the only place in Europe I saw this.
the shower drain did not work very well.

This is an excellent place to stay in Rome. My colleague recommended this place to me and we absolutely loved it. Marco is a great host and is very helpful. He gave us great tips about Rome. The room was very clean and the breakfast was great. I'd recommend the terrace, such a nice place to relax after a long day of walking and exploring.

The facilities are a bit far away from the standards of a good quality hotel. It would be great to have an omelette or something warm (except coffee) for breakfast.
Marco, the host was absolutely amazing. On our first day in Rome he gave us some great information on how to get around. Being our first time in Italy, we would have been lost without him. Thanks Marco. Would absolutely recomend this hotel!
We had an really good holiday in Rome. Marco was really kind and a really good host. The breakfast was good, fresh pastries everyday from a bakery just around the corner. The room was very clean, the bed was good and the showen perfect. It was only five minutes by foot to the nearest metro (Re di Roma/ San Giovani) and busline 87 stops almost in front of the door. Great restaurants in the neighbourhood. I really recommend to you if your looking for a great place just outside the touristic area.
