Nothing. We enjoyed staying here. The room was quite basic and reminded me of a bedsit apartment, but it served our needs while we were in Rome.

Only one small thing: if you can not tolerate noise when you are sleeping.. there is a small noise of AC systems from the next building, but it is almost nothing, and especially nothing to compare with other locations where you can not sleep at all because of discos, pubs and other noises along the whole night. So it is just for the notice, but this is really NOTHING:
Perfect location, excellent part of Rome, close to everything but still in the real Rome not in the middle of the tourist area, easiest way from-to the Airport. Great places all around, fantastic coffee shop just next door for breakfast, excellent ice-cream bar in 3 mins walk, metro in 5 minutes, Vatican walking distance. Staff is over-expectations, helpful and kind with anything even prior to your arrival. We strongly recommend to anyone visiting Rome.
My husband found a hair on the sheets and the reaction of the receptionist was impossible and did not change them. She almost shouted at us but probably that is just Italian style.
The location is just great and the towels were changed every other day.
Clean and spacious for 2. Great place near metro, Vatican and shopping areas. Friendly staff. Good value for money.
The only thing is that the shampoo bottles were very tiny and weren't replaced the next 2 days, but I'm sure they would have provided them to me in a heart beat, had I asked.
Manuela at the front desk was amazing! She was very helpful with helping us find the places we wanted and needed to see/visit. Always smiling and very knowledgeable. We really liked her. She was very lovely. The location is awesome!! Within a swift and pleasant walking distance to everything including Musei Vaticani, The Colosseum, supermarkets, shopping, restaurants of every kind, even MC Donald's and the Metro was a hop, skip and a jump away. The location is very safe, I needed 3 keys to access the guest home and that made me feel safe because I was traveling with my young son. Plenty of towels and fluffy pillows provided. What can I say? I really enjoyed everything. It was our first time in Rome and my son and I winged it, and this hotel's location made that possible. I would definitely stay there again.

Loved everything about the guest House! The woman on reception (not sure of her name sorry) was very friendly and extremley helpful! she provided us with a map and spent a good 20 minutes circling areas and transport options on the map with us which we found very helpful. Fabrizio was lovely, if we ever needed anything he was there! The cleaners left our room spotless every day! The location is perfect, everything i sin walking distance but there are also transport options with need be. We will definitely return one day and would recommend to anybody!
The walls are thin and you can hear every noises .
Fabrizio was excellent providing us with all the information needed and showing us all the facilities available. He gave us instructions about the places and monuments we should visit, how to get there, where to eat etc. The room was really comfortable and always clean. The bed was comfortable too.
- You must pay for late check-in (15 or 20 Eur); it should be clearly stated, when booking and not when a week left till traveling; - if You book small double room - it's in the first flour, and there is no soundproof and You can hear the girl in reception talking (and she likes to talk on phone).
- 10 min to Vatican, 30-40 min to Colloseum; - clean and spacy room; - refrigerator, kettle, coffee and tea in the room; - helpfull staff.
There was nothing negative, just a recommendation to the management to install refrigerator in the rooms.

Fantastic warm welcome from a lovely lady (don't remember her name) who was quick to point out everything we needed to know on a map plus some restaurant recommendations. Location is just perfect, within walking distance of everywhere and next to a great coffee shop to fuel up before a days sightseeing :) Cannot fault!

Very good geographical situation (near the Vatican and the San Angelo Castle). Fabrizio and Manuela, our hosts are very nice and very available to give information. Possibility to take a coffee or a tee with some biscuits for the breakfeast. Small size of guest house: 3 rooms. Very good quality/price ratio.
Manuela and Fabrizio were totally helpful, knowledgeable, and friendly. These two people outweigh all the other minor disadvantages the hotel may have
-They didn't change the towels and the sheets for the whole 4 days we were there. -We arrived earlier than the check-in hour (so our room was not ready) and asked if they had a toilet to use but they didn't have one. -We had to pay in advance the whole amount (before see the room). -No soundproof at all.
-Great and safe location. -Excellent WiFi signal. -Small double bedroom look exactly like at the photos. -Even breakfast was not included, they had for us some basic stuff to eat (-except for the last day-).

Great location. About 5 short blocks from St Peter's Basilica. PAM supermarket 2 blks away. We walked from the hotel to the Spanish Steps through Piazza Piccolo and from the Spanish Steps to Piazza Navona. All can be done leisurely by foot. Make sure you try the restaurants that Emanuel or Fabrizio recommend. They are soooo good! Great authentic Italian food. Great prices too. I even kept the list in case i go back someday ;) would definitely stay again in this hotel.
The receptionist Simona was exteremly helpful and lovely. She provided us with a rome map and explained the main tourist attractions as well as the transport system used in Rome. Rooms were clean and was very comfortable. The bathroom had both cold and hot water for shower. Was clean and spacious. Overall I really enjoyed my stay here. Would definitely return and definitely recommend this hotel to anyone who wants to have a good stay at rome
