The location is perfect, you can see Termini Station from your window and it's quite close to the main attractions of Rome. You can walk from the B&B to the Colloseum, Fontana di Trevi, etc..You have many busses to get everywhere in Rome. It's a cheap hotel with small rooms but a clean one. Friendly staff.
Small beds and it was very cold in the room. Poor wifi connection.

It is very near the central train station, so it is easy to travel around.
Since I'm in the central station, I had a hard time sleeping with the noise of the train.

The convenience to the Statione Termini -- we were able to walk to the station to catch the 06:22 Leonardo Express.
The apartment we stayed in (not located in the Hotel Termini) was within a section with about 4 other apartments. The door to this section required a key. Others leaving this section could lock that door, and those of us in the apartments would not be able to escape. (There was no way to unlock the door from the inside.) Although a notice was posted on the door, we felt uncomfortable -- concerned that someone might lock us in when they left this section of the apartment block.
1. The receptionist. He is friendly. 2. The room and bathroom. Spacious, clean, quiet and comfortable for 3 persons although the furniture is a bit dated. 3. The location. Only 2 mins to Roma Termini (here you can find shuttle bus to/from Rome airport, intercity train and metro station) on foot. Close to many restaurants (Chinese, Indian, 24-hour McD), etc. 4. Express check-out. If you paid for the room during check-in, all you need to do it to leave the key in the bedroom when you check out. Super easy! 5. The elevator. It is an ancient one so be patient.
1. Check-in is at Welcome Piram Hotel, which is about 50m away from Hotel Termini. If the traveller did not study the Booking Confirmation carefully, s/he may end up at Hotel Termini for check-in, which has no reception. We met a Japanese couple knocking on the door when we were heading out. So we showed them where to check in to the hotel. 2. The internet is only available in the common area and not in the room.

Room tiny- fine for us but beware, hardy any room to move. noisy at night sand it is a little rough around the train station, but felt safe at night. Had to check in at another hotel, staff very rude.

Poor manner for the reception. They should learn how to be a polite person,smile more often as they are representing hotel dealing with customers and show their professionalism. Even cleaning lady had a better manner even she didn't know how to communicate in English. No wifi connection inside the room. If you want to check emails you have to go to reception area. I am a frequent traveller, hotelmtermini is the 1st hotel with no water supply for 2 days and without informing guests or giving notice. We had to call and find out ourselves. What a big joke!!!!! I will totally not recommend to my travel mates and friends who travel to Rome.
We booked Termini, but they transferred us in Regina.Only good value for the money.
The stuff was very rude. When we arrived at the reception in Pirin (were you have to check in) the reception girl Eva was very unpleasant. She only gave us one map and told us were our hotel is. I figure out that it wasn't Termini, the hotel we booked. She was going to take us in another hotel without even saying that it is a different hotel. When I said we booked for Termini and that is another hotel, she only said that they have some problem with the water and that it is the same, that they own this hotel too!!!She was so rude, and I still can't believe that she was taking us in a different hotel without even saying anything! Good location, bad wifi, not very clean, no reception.
We stayed for a week and were very impressed. This hotel is on the third floor of a block of hotels, check in was down the street at Piram Hotel. This was no problem. There is a lift to the third floor and while the lift and stairs are a bit dingy, the hotel and our room were clean and warm. Aircon was great.
There were a couple of days where we didn't get clean towels, and the toilet door didn't close properly
