The location is really fantastic!!! It is just in the city center with all luxurious shops downstairs! The staff was really friendly, and the breakfast was simple but nice!
Everything was very nice and clean, cute charming room, nice bathroom that was freshly renovated.
The bed was pretty flat as a board, not the most comfortable. Like most things in Venice, the room was nice but expensive for what it was.
Location and private balcony
As I had read door to patio still didn't lock properly. Handle actually fell off. Say they will fix but really have no intention if doing so. Lots of stairs to lug ports
We were in annex, it was really good, great location.
The porter. We arrived a bit earlier, I requested an early check-in. The hotel approved it. Hovewer, I was sent to walk for six (!) hours after the night flight till the room was ready.

small room felt the springs through the mattress small bathroom *If you weigh more than 220lbs you may not feel comfortable in the shower. I weigh 150 and felt crammed.
So... We caught the ferry from Fusina. Which I can highly recommend. It was so easy to park at the caravan park, pay and then catch the 30min ferry that it felt too easy, we even felt a bit sorry for wall the people coming from Mestre and packing onto super busy vaperettos. But I would suggest packing light. Because then we had to walk... Bridges with stairs and stuff with big bags was hard work. Anyway. Hotel was nice, great location so far as being near st marco and other Venice things. They were happy to tell us where to eat and stuff to do. Room was clean and nice and looked all fancy. And it was nice to be able to have breakfast in our room and it was included in the room cost, which was a nice surprise. I don't feel like it warrants a negative, but the beds were firm... Not cheap feeling, but firmer than I'd like and the hotel is hard to find... No big sign, and right on an internal corner. But once you are there it's kinda nice.

The excellent location - on a busy thoroughfare to San Marco - also meant a lot of noise until late at night The breakfast facilities were cramped, spilling out onto the landing in front of the lift The lift was very slow

The location is 5 minute walk to the Piazza San Marco and being dropped off by the water bus. The staff was very friendly and the rooms were clean - It was perfect for our two nights in Venice.

Lots...!! 1. The staff at the reception. When I arrived & requested for a nice room, he said "It's too late". I don't know what he meant. 2. The AC. Was a pure disaster. Avoid this hotel in the summer months. You are gonna regret. 3. The room is carpeted & it's not cleaned well enough. So if you are allergic to dust like me, you are finished.

There was NOT one thing I didn't like
Bed felt like you were sleeping on a box springs (with no mattress). Upon check-in our room had a very strong sachet/perfume odor. When we mentioned this to Mr. Bow-tie at the desk he was a real jerk. Said he "no smell nothing, maybe need a doctor". Then he pulled a women guest from the hall into our room to ask if she smelled anything. On the other hand, Franchesca was great!
Never stayed at this hotel as my flight was cancelled into Italy. Called hotel with sufficient notice to advise them of the situation and hotel manager was not empathetic nor understanding. I never requested for a refund, but more so for a little understanding and possible reimbursement of part of my booking.

it could be a better breakfest
Water was not hot. Inconsistent. An upstairs resident that was not part of the hotel was very loud. Room did not have sufficient lighting. Room fridge was not restocked.
The bed was like a rock and then we discoveted we weren't alone as a few bed bugs had taken refuge, we were eaten alive, not very pleasant. Room was like a shoebox and there is no foyer in this hotel. For the money you'd expect a better standard hotel don't be fooled by the pictures like we were, it's a hostel style abode with creepy crawlies as extras :(
if you like using you blood to feed the bed bugs choose this hotel!!!!! it's disaster!!! worst ever!!!!!
The staff was very friendly and helpful. The location was perfect walking distance to sites. The room was small , typical for Europe, but comfortable and clean.I would stay there again and rerecommend this hotel! The breakfast was excellent and the service very friendly.
Breakfast was good compared to other hotels in Venice in the same price range. The reception staff were excellent, we only booked for one night and had planned to move to another hotel in a different Venice location, I wished we had stayed at this hotel for the whole trip! they even organised a trip to murano glass for us after we had checked out! Very very helpful x
