the location was good.
the room was unbearably hot and they did not have air conditioning. we could not open the windows because the odour from the canal....it had a kitchen but no supplies, so it was of no use really....the breakfast was very disappointing...some staff were friendly but others acted as though we were an intrusion.....I would not recommend this hotel to others.
Location - very central yet quiet Suite smartly designed and quality renovated
fresh bright and smart kitchenette was completely empty other than two glasses and tea boiler the hotel is advertised as having a restaurant - in fact it only has a breakfast restaurant and not even room service the guy who took us from reception to suite took the shortest way but least convenient for small kids in stroller. same guy also said 'goodbye' about 6 times...
The location was excellent. Rooms were clean, nice and cozy. Chanel view amazing.
We requested (was mentioned in booking) one full size bed but found two separate mattresses instead. It was very uncomfortable. Although rooms were nice and clean you can see how they were worn out. Also requested a silent room which wasn't. The most terrifying thing was breakfast. A total chaos full of mess and one waitress desperately trying to manage everything. Absence of hot food and water was constant. Tables were cleaned only after everybody were done with breakfast. The last but not least - the only thing slower than Wi-Fi is a turtle.

For the amount spent, would have expected a better experience. Breakfast room is too small to accommodate guests. Staff was informed that there is no table to eat at, she replied that breakfast is for thirty more minutes instead of offering another option. 30 more minutes would not fix the lack of a table to eat at.
Bed sheets gave my son and i skin irritation. Possibly due to type of wash products.
We loved the authentic style of the hotel and rooms. Generous sized deluxe room. Great breakfast and donuts were delish. Location was fantastic - next to Saint Marc's square and on a key lane to Rialto bridge.
Internet was not in all rooms, but common areas.
The location, the city, our room.
Reception staff was helpful but not knowledgeable and thoughtful. The room was sold as a Deluxe room with a view which was a bit disappointing in its back canal location. But that may have been unavoidable. Small things were not quite right and not acceptable for a hotel of that class and price. Such as missing remote control in living room of our suite, missing batteries that we had to complain twice. WiFi only in very restricted areas. Breakfast not excellent. All in all, probably what one must expect in Venice, price and quality-wise but still overall OK.

It is very close to san marco square and near to many boat area. Male staff are excellent.

The size of the apartment and the location.
There was a kitchen but no cutlery or plates or tea cups. When we requested this from the staff, they didn't respond until we asked the third time.
The direction to the hotel
Location was right in the heart of the San Marco district minutes from Square and Rialto Bridge. Quiet at night, though thunder storm may have dampened revelers. Shops, restaurants, quaint lanes all around. Room ready early at noon and staff took bags for easy storage while we went for a walk. Staff was very helpful and accommodating in arranging a porter and water taxi for an early departure for airport. Incidental costs for porters, bellman, water taxi was high. 40 Euros for the porters could have been applied to upgraded hotel with water taxi access.
Water taxi from cruise ship dropped us off at San Marco Square at Grand Canal. Long jaunt across square to hotel with bags - luckily there was a porter with cart available. Suite was totally devoid of cutlery, dishes, utensils, pots, pans etc. It would have been a vast disappointment for anyone planning to use kitchen facilities to feed kids, etc.. Small frig but no ice or trays. Water taxi out to airport left from closer by, but a porter was still essential if one has several cases. Breakfast was a self-serve on the level of a budget property.

Location was excellent. The suite was big enough.
The hotel is like a labyrinth. From the reception to our room we had to go three times with lift and we had to go out to the street and than back to the building. Breakfast was very poor, service was terrible.

Impossible to find!!! You have to check in at the San Marco Hotel. No one knows where the suites are. It literally took us hours to find it. We made it to San Marco square just fine but finding it from there was extremely difficult.
