Great location, a little off the beaten track, but close to almost anywhere in Venice.

Could be improved by having tea/coffee making facilities in the room, but this is a personal choice.

Great location to explore all of Venice, rooms exactly as pictured, staff very helpful and friendly.

On a personal note, the hairdryer in the bathroom isn't very powerful so took a long time to dry my hair. For ladies with thick or long hair I'd recommend you take your own.

The room is big and comfortable. The WiFi connection is good. The location is good, 15 minutes walking from the railway station. The staff is friendly.

No window in my room. It seems some other rooms have a real window. But in my room it is a fake one. It is wall behind the window. However, this doe not impact us much. It worth the money.

Wonderful location right in the middle of a residential area, walking distance to everything. You really feel like your in Venice at this hotel!! Really helpful staff! Small quiet hotel! Fantastic value for money!

Breakfast was very boring but in Italy you only get nice breakfast in big four star hotels so nothing unusual! (Coffee was fantastic though) Great overall no complaints!

The staff were welcoming, warm, attentive, and fun. Great place, super easy to get to from the San Lucia Train Station (we bought a map and reviewed our walking route with at the tourist information office in the train station).

Convenient, quiet, room got totally dark at night (maybe it's just American hotels that fuck this up?). They were happy to lend us a power adapter, and bring hot water for tea (at no charge).

The level of hospitality was incredible! The receptionists and the cleaning lady were extremely yet respectfully friendly and helpful. We were given a map at the entrance and the receptionist was kind enough to mark the areas of interests along with restaurant recommendations. The hotel is a small hotel with less than 10 rooms but it is beautifully decorated in a traditional way including the rooms. We had a cosy room with a beautiful canal view. The first morning although we were late for the breakfast, they offered to prepare our breakfast and send it to our room if requested. We chose to do it on the lobby and the kind lady prepared it again one hour after the breakfast was over. It was very kind of them, thank you again. Along with the great service, the hotel is ideally located in the residential area of Venice, and close to both the train and bus station and the city centre (San Marco Sq.). I would aggresively recommend it to anyone and definitely would stay there if i go to Venice again!

Once we found this hotel, it was lovely. Very friendly staff, and a brilliant bathroom. It is in an excellent location, far from the tourists and crowds. It is in a genuine residential area, very close to the wonderful church of the Frari. It was accessible to several vaparetto stops with equal ease. Our room was of a good size (for Venice), scrupulously clean, with high ceilings and with a little balcony from which you could see the Rio S. Agostin (and the fantastic gothic ex-palazzo in the photo!) if you craned your neck. The bedroom blackout curtains and shutters were excellent; we have never been in such a dark bedroom before, and the soundproofing to screen the street-noise from outside was very effective. The breakfast, though not huge, did offer a choice of teas, coffees, chocolate (delicious), cheeses, cereals, spreads, fruit, croissants and bread rolls, and was served by a truly lovely woman, who could not have been more friendly. The reception staff, especially Emanuele, were so kind and thoughtful.

Due to fog our first plane was cancelled, which meant that we arrived in Venice belatedly and very tired at 1.05 am. It was very dark, and the directions to the hotel were not as helpful as they could have been. Despite its address, the entrance is not in the Campo S. Agostin, but in the narrow Calle between Campo St Agostin and Campiello S. Agostin - very confusing in the early hours. The photo used to present the hotel is not of the hotel, but of the palazzo and an adjoining building across the canal Rio St Agostin, as can be seen from an upper room's balcony! Thankfully there was a kind passer-by who directed us to the hotel, but without her, we might well have been sleeping on a nearby bench?! It would also have been very nice to have had some facility to make tea or coffee, either in our room, or in the communal room/reception area which served as the breakfast room.

A very pleasant stay. Staff were always willing to help with their expert knowledge of Venice. A small intimate hotel, immaculately kept and with the quietest, darkest rooms I have ever known. Sleep was not a problem, waking-up was.

When we arrived the rececption area wasnt so welcoming it had lots of luggage stored there and then i realised that this was the restraunt/ breakfast area..not a great welcoming..the room was ok the breakfast basic but ok but the lady who served breakfast was quite unfriendly and had quite a bad attitude and she actually made the stay quite unpleasant one morning.

During check in we were given a brilliant introduction all of Venice that was indespencible to our trip. Beautiful room. Extremely well run Very central. No hesitation in recommending.

The owner taught us a lot about local information.(nice route to walk around,good restaurants,and so on ) very nice and clean,pretty bedroom,a lot of kindness

Centrally located. Easy to get to. Fabulous staff.

Located in a quiet mostly residential neighborhood, it is a welcome change of scenery after sightseeing on/near the Grand Canal. A quick walk from the train terminal is also another advantage. The staff is quite friendly, the rooms and common areas impeccable.

We were met by friendly staff who gave us lots of information about Venice - how to get around easily and recommendations great places to eat - the whole time they were helpful and accommodating.
