very friendly staff good connection to the highway but still quiet
other guests were italian and they were loud in the night and loud in the morning. building doesn`t isolate sound from other rooms.

Pool, parking and breakfast included, excellent wifi, very clean, and super nice staff.
The bed was a bit uncomfy (hard) but I have slept on worse!
More than expected
A bit hard to find but only because I was travelling without a gps
The hotel itself is basic, clean and provides good values for money. Handy for visiting Orvieto if you don't want to stay up in the town. Pool is nice.
The location is a bit off putting, especially if arriving late at night. You drive up a rather unscenic side road to reach the hotel. Breakfast was not good.

In a quiet spot just outside the main tourist drag. We were able to drive in to Orvieto and park very easily and wander about. Staff was friendly and helpful. View was beautiful, nice pool good breakfast.
Loved the friendly welcome when we arrived at 9.45pm, with an invitation to use the lovely pool before bed- perfect end to a tiring day. Good breakfast. Firm, comfortable beds. Had a family feel about the hotel. Neat little town to visit.
Found it hard to find hotel at night first time. Air conditioning seemed to be on a timer. Very small fridge & wifi was virtually unuseable in rooms- worked but slow in guest lounge.

Very simple furniture. A light noise from the road. You have to print the detailed map with the villa location in order to understand how to get there.

very nice welcome by the owners, helped us with late super. room is comfortable and very clean. close to the old city, 5-10 min by car. breakfast was good, can be enhanced by increasing variety of products.
Great views and lovely property. Easy walk to the train station and funicular to town. We even walked down from Orvieto. The breakfast spread was fantastic, and the staff were super kind and helpful. Lovely stay for the 8 of us. We wish we could have stayed longer.
Cleanliness Location Facilities
The friendliness of all whom we met there. This was by far the best place we have stayed in Italy. We were enthralled to see the restoration project of a building that looked well beyond repair. Great breakfast. Thankyou for accommodating us when you were about to start renovations.

A lovely house in countryside. Very friendly atmosphere. We were late on arrival but the staff left us a note on a front door to ring the bell. So we woke the owner in the middle of the night and he was showing no signs of discontent. It's a nice stay also if you are making a trip by car to Rome and you don't want to stay in Rome's center. I've been to all kinds of hotels, very expensive ones and also hostles, so I've seen much of it. And I can't think of a single complaint.
We arrived very late in the evening but the owner was quick to welcome us and give us the keys. Beds were comfortable, bathroom was very clean, towels were good and the location is quiet but close to Orvieto centre. The breakfast was good for Italy.
The bath could do with a shower screen.
The location was good - walking distance to the funicular but with a countryside feel. Parking was easy. The room was large by budget standards. The breakfast was big.
The carpet was gritty and if you walk out, intending to come back after dark, bring a flashlight.

The swimming pool is a great facility in the summer months. It is fabulous to come home from touring and be able to have a quick dip. Staff are very obliging and helpful
Not really a "didn't like" but directions would be useful on the website as the Villa is on a white road ie off the beaten track although close to the main road into town
