Owner Daniele is the nicest, most helpful person you could ask for. The building is beautifully made with the finest materials and one of the nicest places I've ever stayed. The cost was very inexpensive for the level of quality and service.
The steep location, but it's a hill town, so what can you do.

The old city of Orvieto is at the top of a steep hill. The hotel is at the bottom. There are no stores anywhere around the hotel and they do not serve lunch or dinner. Walking is tricky as cars zoom around bends. This hotel is ideal for those with good legs and courage.

Everything! Daniele was the perfect host! Took our bags to our room, took us to the elevator to get up to Orvieto, took us to the lavanderia so we could get our clothes washed. The B&B was designed with energy, efficiency and privacy in mind. Stunning location! We sat under the pergola in the back yard, ate breakfast and admired the amazing view! Loved having our own balcony!
What didn't we like -- Absolutely nothing!
The house looks old but inside everything seems new and very well thought through. Bedrooms and bathrooms are large, the bed was one of the most comfortable we have ever slept in and everything was spotlessly clean. Danielle could not be more helpful, drinks on arrival, a lift into town in the morning - and because out arrival coincided with torrential rain he even organised for us to have a take away pizza in his breakfast room. An excellent experience despite th weather.

The host was great...just like all the other reviews have mentioned. After a welcoming drink on the lovely terrace, Daniel offered to take us into Orvieto. We preferred to walk so we were provided with a torch for the walk home in the dark which was a very thoughtful gesture. We enjoyed our one night in Orvieto and thought the Underground tour was very interesting and good value. Great coffee at breakfast and a good choice of fresh foods including a delicious lemon cake!
This is a family-run b&b. They owners are attentive and considerate. They go the extra mile. The building is only 4 years old, absolutely spotless and equipped with modern facilities, even though the ambiance fits in with the medieval surroundings. The view is gorgeous. We highly recommend.
Everything - we got more than we expected for a very reasonable price. Definitely the best value for money of all 4 B&B's that we stayed at in Italy - also the best service we received too. Excellent almost doesn't say enough.
The b & b is in a beautiful house with nice views and awesome garden . Eating a delicious breakfast while sitting in the beautiful garden with marvelous views is something we won't forget.. The host Daniel was so nice ,he helped us in everything we needed and even took us to a great restaurant in Orvieto. We really enjoyed staying there and will be happy to come back

Booking.com didn't mention that it was new & modern so that came as a bit of a shock as we prefer a more historic, authentic stay. Other than that we couldn't fault it and the host was delightful in every way.
The room and facilities were excellent. The B &B is partway down the steep hill but Daniel was REALLY accommodating ! He drove us up into the historic village center ,made restaurant suggestions, and offered to drive us up later again in the evening for dinner. We had confusion the next day with our train so he fetched us yet again and helped us store our luggage until the next train. The out door terrace has magnificent views and breakfast was plentiful and delicious! Highly recommend staying here!
I liked everything - the location was good. It was quiet at night (the biggest plus for me). The owners were friendly and attentive. They actually seemed to like having guests (which isn't always the case!) We moved on to another four hotels during the next week, all 4* hotels, but none were as good as Villa degli Ulivi. It was a lovely place - couldn't fault it.
Nothing - it was all perfect.
We love Daniel the owner. He was very attentive from the moment we arrived until the day we left. The room was spacious, very clean and comfortable. Location is just down the hill from the town of Orvieto. We will definitely stay at Villa Degli Ulivi the next time we are in Italy. It was our favorite place to stay on our 12 day trip to Italy.

Beautiful architecture, with attention to detail & high quality; spacious, tastefully furnished, spotlessly clean, good location, parking, nice scenic garden area to sit or breakfast, Daniele & staff go out of their way to help & always available; good water pressure & hot water, good air con, good security, variety of breakfast; highly recommend!

The owner met us in the parking area, showed us in and offered us coffee or other beverages on the beautiful patio with a spectacular view of the area. He personally drove us to the center of the city, pointing out good restaurants and showing us how to efficiently leave the city and return to the B and B. It is the only accommodation in Italy (and we have been there a total of about 6 weeks over the years) to offer disposable slippers and a shower that lights up to let you know if you are using hot or cold water.
There is nothing a traveler could fault with this individualized service. It was the highest quality.
Lovely, clean facilities, gorgeous views, and the most helpful, courteous, and generous staff. We got in late and were checking out the following morning. They allowed us to leave our car in a staff spot, so we could go up into the town for a few hours. We were even offered a ride up to town. I've stayed in several other locales in Orvieto, and B&B Villa Degli Ulivi is by far the best!
Villa degli Ulivi has beautifully designed and comfortable rooms in a magnificent setting. Our hosts Diana and Daniele picked us up and returned us to the train station, welcomed us at the Villa with coffee and orange juice on the terrace before even checking in and were helpful with suggestions as to maps and what to see in the area. The location is excellent- a 5 minute walk to the elevator which takes you up to the old city of Orvieto. Breakfast was the best we had in all of Italy. We would have been happy to stay longer to see more of the relaxing countryside and sample more of the Villa's homemade cakes.
This was a quite haven from Rome. The city is exquisite and the villa was perfect. The view from the garden was amazing. The owner could not possibly have been nicer. He offered us rides up to the city, cappuccino, hhave us grappa to try, he was completely lovely.
