We were traveling all over Italy and this was the best B & B we stayed in. The owners were wonderful and saw to every possible need, even driving us from town. Breakfast and views were wonderful. We will stay again!
We liked absolutely everything
The rooms are big and comfortable. The view is great. The breakfast is made of a big variety of cakes, along the regular things. But above all, the stuff is really helpful and caring. A truly great place, which I hope I'd stay in again, in the future.
Gracious and helpful host; wonderful breakfast; wonderful well appointed room and fabulous bath! The host went so far as to drive us in his car into the town to save us a walk, and gave excellent restaurant recommendations. We would definitely stay here again and will recommend to our friends! One of our best stays in Italy!
The owners were gracious. He drove us up to the town center without a hesitation. The renovation of this property is first class with much thought for the comfort of it's visitors. The room was very spacious and comfortable. And the furnishings were elegant and comfortable. The bathroom was fantastic as was the view. Breakfast was a full offering. The tea and coffee were served to our table. Very enjoyable stay and we would return without any hesitations.
We had a long walk back down to the hotel. It might be difficult in the dark: lots of turns and stairs everywhere. Few street signs, but that is the norm all over Italy.
Wonderful place to stay and wonderful people running the facility. Very helpful. I would highly recommend this place to others. If you are planning a trip to Italy do not miss Orvieto.
Great service from start to finish . Picked up and dropped at the station. Beautiful breakfast and fantastic rooms with a great view of the valley below. Good recommendations for local restaurants and friendly service at all times .
Furnishings and decor beautiful. Wifi excellent. Mgr went beyond his duties for us - got us breakfast early, offered to drive us into town.

Owner Daniele is the nicest, most helpful person you could ask for. The building is beautifully made with the finest materials and one of the nicest places I've ever stayed. The cost was very inexpensive for the level of quality and service.
The steep location, but it's a hill town, so what can you do.

The old city of Orvieto is at the top of a steep hill. The hotel is at the bottom. There are no stores anywhere around the hotel and they do not serve lunch or dinner. Walking is tricky as cars zoom around bends. This hotel is ideal for those with good legs and courage.

Everything! Daniele was the perfect host! Took our bags to our room, took us to the elevator to get up to Orvieto, took us to the lavanderia so we could get our clothes washed. The B&B was designed with energy, efficiency and privacy in mind. Stunning location! We sat under the pergola in the back yard, ate breakfast and admired the amazing view! Loved having our own balcony!
What didn't we like -- Absolutely nothing!
The house looks old but inside everything seems new and very well thought through. Bedrooms and bathrooms are large, the bed was one of the most comfortable we have ever slept in and everything was spotlessly clean. Danielle could not be more helpful, drinks on arrival, a lift into town in the morning - and because out arrival coincided with torrential rain he even organised for us to have a take away pizza in his breakfast room. An excellent experience despite th weather.
Realising that other places could never be as good.

The host was great...just like all the other reviews have mentioned. After a welcoming drink on the lovely terrace, Daniel offered to take us into Orvieto. We preferred to walk so we were provided with a torch for the walk home in the dark which was a very thoughtful gesture. We enjoyed our one night in Orvieto and thought the Underground tour was very interesting and good value. Great coffee at breakfast and a good choice of fresh foods including a delicious lemon cake!
This is a family-run b&b. They owners are attentive and considerate. They go the extra mile. The building is only 4 years old, absolutely spotless and equipped with modern facilities, even though the ambiance fits in with the medieval surroundings. The view is gorgeous. We highly recommend.
Everything - we got more than we expected for a very reasonable price. Definitely the best value for money of all 4 B&B's that we stayed at in Italy - also the best service we received too. Excellent almost doesn't say enough.
The b & b is in a beautiful house with nice views and awesome garden . Eating a delicious breakfast while sitting in the beautiful garden with marvelous views is something we won't forget.. The host Daniel was so nice ,he helped us in everything we needed and even took us to a great restaurant in Orvieto. We really enjoyed staying there and will be happy to come back

Booking.com didn't mention that it was new & modern so that came as a bit of a shock as we prefer a more historic, authentic stay. Other than that we couldn't fault it and the host was delightful in every way.
The room and facilities were excellent. The B &B is partway down the steep hill but Daniel was REALLY accommodating ! He drove us up into the historic village center ,made restaurant suggestions, and offered to drive us up later again in the evening for dinner. We had confusion the next day with our train so he fetched us yet again and helped us store our luggage until the next train. The out door terrace has magnificent views and breakfast was plentiful and delicious! Highly recommend staying here!
I liked everything - the location was good. It was quiet at night (the biggest plus for me). The owners were friendly and attentive. They actually seemed to like having guests (which isn't always the case!) We moved on to another four hotels during the next week, all 4* hotels, but none were as good as Villa degli Ulivi. It was a lovely place - couldn't fault it.
Nothing - it was all perfect.
We love Daniel the owner. He was very attentive from the moment we arrived until the day we left. The room was spacious, very clean and comfortable. Location is just down the hill from the town of Orvieto. We will definitely stay at Villa Degli Ulivi the next time we are in Italy. It was our favorite place to stay on our 12 day trip to Italy.
