Rooms, Clean. Location close to Leaning Tower and bus stop. You can take a cab from airport to reach.

Briefly noisy dustbin men early morning!

I recommend this hotel to everyone who travels to Pisa or nearby. Location is perfect, I even didn't expect to be located so close to the Torre Pendente - we could have a nice walk to the tower every evening. Very close to bus stop which took us to the station. Perfect place to visit Pisa or other cities. The breakfast, although Italian, was really big enough. If I come next time to Pisa for sure I will stay here.

Beds were not too comfortable, but enough for short stay.

Location to leaning tower- on doorstep! Next to choice of restaurants- in a square virtually traffic free--authentic italianate villa with high ceilings-air conditioning-lift-sky satelite

Nothing to not like for us but do not come here if you like modern hotels as this is a quaint step back in time from modern concrete and mdf furniture

Hotel staff very friendly, the hotel was very clean and room was cleaned daily. what a view from the window The beautiful Tower. This is my second visit to this hotel.

uncomfortable bed which was past its sell-by date, plastic cheese for breakfast, whole place needs substantial investment and modernisation e.g. decor, carpets, fittings (whole place has a shabby, faded feel)

Good location. Just a few steps from the Leaning Tower.

In a desperate need for renovation. Shabby. Noisy. Warped windows. No ventillation. Stained and dirty wallpaper. Instead of TV set - a 14 inch cheap monitor hardly visible form a screechy bed. No international channels - no news channels. Bathroom hardly recommendable to anyone. Breakfast - one roll and one croissant per person. Very poor selection.

Close to Pisa tower

The location is excellent. We could see the tower from our hotel room. The location is the main feature of this hotel.

The location is fabulous, in a quiet square right next to the Leaning Tower. Our front facing room had a lovely view of the tower and was clean, comfortable and well furnished. Our small en suite was modern and very well appointed. Great shower, hairdrier and loads of towels. (With toiletries etc all provided too). Loved the traditional Tuscan decor. Wifi was available FOC in our room which was great. Full continental beakfast with great coffee. But best of all were the staff who were very friendly, welcoming and helpful. We still can' believe we got all this for the price we paid! We loved the Kinzica and can't wait to go back!

Great location and price. You could see the tower from our window. Restaurant across the street is fantastic if you have a chance.

Very small room and bathroom (very small!). Bed was old and really saggy.

It is in a great location. Staff was friendly and breakfast was good. The size of the room was amazingly large with a good size bathroom. Hotel could use a decorator and new bathrooms but we did not care. It is a beautiful building and the price was great.

Beds are very hard, it felt like sleeping on the floor with no air matress.
