Great location and building
Too many mosquitos. Perhaps a plug-in repellant wouldn't be a bad idea to have in the room.
The home was beautifully furnished in classic Italian style. Guiseppe and his wife were charming and helpful. The breakfast was astonishing in its variety.

Parking is on-site and a very short walk to the center of San Remo.
We stayed here a couple of years ago; since then the very large rooms in one of the two buildings are no longer hotel rooms but have reverted to other occupancies, presumably related to the church.
The location of the hotel was perfect to walk out for restaurants and shopping. The hotel itself was a little tired but the ambiance was good, and the staff were helpful, we had a mixup with our booking and managed to reach a amicable result
The tap in the bathroom had a slow drip that you could here all night and the beds were not the greatest

Extremely nice and welcoming lady when I arrived. I was offered a free "aperitif". The building and furniture are absolutely magnificent.
The windows in the bedroom and bathroom were very, very old and didn't shut properly. My room was at the back of the building. So I was cold and it was very noisy because of the street. The man-receptionist in the morning was barely polite.
This is probably the worst hotel I have ever stayed in. The room was like a convent cell. In fact I would not be surprised if this was in fact a former convent as there is religious pictures everywhere.The breakfast was atrocious the coffee undrinkable. To describe this hotel as a 3 star overrates it by 2 stars at least.

Lackadaisical staff and small cramped room. Breakfast wasn't great.
Even though we had booked "no meal option" room, we were invited to have breakfast free of charge. Villa is full of medieval furniture which makes you feel living in museum. Free parking on hotels territory. Good location, close to sea beach and city center.
We had some problems with our bathroom - there was extremely hot and wet without any obvious reasons.
