Besides the kindness of the staff, the first impression was the design and the charm of the hotel. The room was not only spacious, comfortable and clean but also beautiful in terms of design. This was also very quiet and allowed us to great night sleeps. The location is perfect and we are in a few minutes in the historical center, going up though. The breakfast on the terrace was also memorable.
Not a big deal but the exit of the hotel by foot directly on the road is at first surprising

Ambience, friendliness, large room which we treated like home
Disappointing breakfasts which didn't relate the their website pictures, ok if you like fruit and cake. Very limited cooked meat same three every day shoulder ham, salami and ham. No cheese, eggs etc. As you can probably tell I was drawn to the hotel by the pictures of the breakfasts on the internet. Otherwise no complaints. You do need to be fit to walk up steep road into town though its great on the way back!
Nice view from the room. Very close to the city although not within the city walls. Good value for the money.
All in all i think this is a good place. Some things I must however comment on. I think this is no hotel but merely a B&B. The reception is only open at day time and no one is physically present at night time.The room doors are like paper. The walk to the city is short but the first 20 meters or so are less safe as you have to walk along a narrow road. Drivers in Italy however appear to be cautious enough and do seem to take other people in account so this is no real problem as long as you are cautious.
Staff worked hard to please us. We left early and they made sure to have breakfast set out for us. The views from the room were amazing!

The price would have been a good value for a hotel but it was too high for a B & B. I would like a phone in the room and a way to contact the management. It was clean and I liked the candy left each day by the maid.
This is not really a hotel, but a bed and breakfast. Staff is only available at breakfast and a few hrs in the afternoon for checkin. No phone number for service is provided in the rooms. There was no one to call when the Wifi didn't work and the heater didn't work and there wasn't a spare blanket in the room with the broken heater. When wi-fi only worked only 50% of the time, the staff blamed my computer from N America. The walk into town was very strenuous - a difficult climb up stairs and hill and steep paths. I would not go back to this B & B.

Extremely basic and pretty we'll outdated. Could do with a complete renovation as it's well past it's use by date. Given the opportunity to view in the flesh - we would have looked elsewhere. Don't know how it gets a 3 star rating.

True, the parking is not big, but we did not have any issue.
