breakfast is poor. it's little hard to carry heavy luggage up to 3rd or 4th floor without lift. bathroom is small and facility is old.

Location was good. Very close to the train station and water-bus stop. Hotel was clean.
Breakfast was a bit poor, but it's fine with its price. No secure place to leave our luggage on our last day. We only could leave our luggage at the breakfast room. All in all, the hotel is still worth its price.

No hassle lodging, quick to get to, off the train. No need for involved wrestling match with luggage to more popular areas of Venice. Staff made it very simple, breakfast was excellent. Good place to sleep after tiring day of exploring. What more could you want!

Slightly tricky to find but that's Venice for you.
At walking distance from the railway station . Close to market and restaurants About 1.5 km walk to piazza San Marco . The walk is quite pleasent and filled with interesting shops and bridges on the way The receptionist gave us a map and explained how to reach piazza San Marco and other attractions. He answered our questions patiently. He was very professional (but I felt our discussion was too formal and lacked warmth). The information helped us tread the confusing streets of Venice :-). The location is excellent for a short stay of 1 -2 days . Saves a lot of time commuting to and fro to the train station which is at walking distance
Theres no elevator. So one needs to lug his own luggage on the stairs. (though I was lucky to get some help from the receptionist) No water boiler in the room . If one needs hot water to drink or prepare tea, he/she should fetch it from the dining area. The shower area was tiny and the cabin door was bit ajar and hard to close. Should not be a problem for a short stay as it was super clean.

Very handy location to station and Grand Canal, yet quiet and peaceful. Good breakfasts, run very efficiently for small tour groups, but felt a little impersonal with no staff contact even after three days. Reception staff were excellent. We had a lovely spacious room and facilities "out the back" at one end of a 'courtyard', complete with table, chairs and sun umbrella. It was a joy to return to after a busy day.

Run down hotel, bed was awful, shower was extremely small, water temps varied during use, a/c was anemic and noisy and furniture was falling apart.
location was great being close to train station, easy to find and not having to drag our bags onto crowded vapporetros and figure them out when we first arrived. Nice breakfast.

Easy access from the station with luggage. With only a 2 minute walk from the hotel you were in the shopping / food district & vaparetto stop.
Finding the hotel. Spent 1/2day looking for it. Air conditioner not working efficiently.
Contacted the hotel in advance of arrival for directions. Hotel sent an email with easy directions and we found the hotel with no problem. Close to the train station, bus plaza, and cruise port. Very helpful staff when asked for local walking directions to points of interest. Room for 3 adults was comfortable and clean. Enjoyed our stay and would highly recommend this hotel.
No elevator but hotel staff were available to carry luggage to our room. Walk from bus plaza was difficult because of pedestrian bridges with steps (no ramp). Hire a local porter to take your luggage to the hotel. It's worth it unless you don't mind lugging heavy baggage up and down bridge steps.
