We've been here after Christmas 2014. The breakfast area was nice. The location is near at the train station Venezia Santa Lucia and ferrovia / waterbus stop way to Murano and Saint Mark's Square. The shops nearby were open until late at night. It's a nice villa. You can leave your luggages near the reception (but you have to separate the valuables so you can leave it to the staff).
The heater in the room (no. 34) didn't work well when we stayed there.
Beatiful venitian rooms, wood beam ceilings, feels royal, nice and cozy, space heaters, decent breakfest
A bit off the path, makes it quite, however you walk by amazing local osteria serving only regional wine
Exellent location near the Santa Lucia Station and walking distance from all Venice. Very good breakfast and helpfull stuff. The room was basic, clean and very warm. I would defenatelly stay again to Villa Rosa Hotel.
Everything was top notch, even the breakfast every morning. Wifi, room, staff, all as good as can be. Def great value as well!
The coffee for italy was miserable
Staff williness to help and give tips to make your visit more enjoyable.
Near railway station.room is clean and comfort in Venice.early morning check out is convenient for clients taking early morning train.
breakfast is poor. it's little hard to carry heavy luggage up to 3rd or 4th floor without lift. bathroom is small and facility is old.
I dont like the breakfast
Good breakfast Rooms and toilet are clean and hot water is good. Very near Train station - 5 mins walk Friendly staff
Locker should have number combination and not key operated
Location was good. Very close to the train station and water-bus stop. Hotel was clean.
Breakfast was a bit poor, but it's fine with its price. No secure place to leave our luggage on our last day. We only could leave our luggage at the breakfast room. All in all, the hotel is still worth its price.
Beauty of facility, kindness of staff!
Breakfast was mainly for early risers as it was not restocked.
Convenient location and clean. Helpful and friendly staff.
No hassle lodging, quick to get to, off the train. No need for involved wrestling match with luggage to more popular areas of Venice. Staff made it very simple, breakfast was excellent. Good place to sleep after tiring day of exploring. What more could you want!
A little hard to find. Not a garden spot for sure.
so close to train station. hot, clean and comfortable room breakdast was good standart of italy large bathroom
Close to railway station, comfortable with friendly staff and good breakfast. What more do you need?
Slightly tricky to find but that's Venice for you.
At walking distance from the railway station . Close to market and restaurants About 1.5 km walk to piazza San Marco . The walk is quite pleasent and filled with interesting shops and bridges on the way The receptionist gave us a map and explained how to reach piazza San Marco and other attractions. He answered our questions patiently. He was very professional (but I felt our discussion was too formal and lacked warmth). The information helped us tread the confusing streets of Venice :-). The location is excellent for a short stay of 1 -2 days . Saves a lot of time commuting to and fro to the train station which is at walking distance
Theres no elevator. So one needs to lug his own luggage on the stairs. (though I was lucky to get some help from the receptionist) No water boiler in the room . If one needs hot water to drink or prepare tea, he/she should fetch it from the dining area. The shower area was tiny and the cabin door was bit ajar and hard to close. Should not be a problem for a short stay as it was super clean.
Easy access to vaporetto. Near restaurants and shopping.
Small room, but adequate.
Very handy location to station and Grand Canal, yet quiet and peaceful. Good breakfasts, run very efficiently for small tour groups, but felt a little impersonal with no staff contact even after three days. Reception staff were excellent. We had a lovely spacious room and facilities "out the back" at one end of a 'courtyard', complete with table, chairs and sun umbrella. It was a joy to return to after a busy day.
Close to the train and bus. Decent breakfast.
Run down hotel, bed was awful, shower was extremely small, water temps varied during use, a/c was anemic and noisy and furniture was falling apart.
location was great being close to train station, easy to find and not having to drag our bags onto crowded vapporetros and figure them out when we first arrived. Nice breakfast.
Very friendly staff Spacious rustic room with terrace Good breakfast

The one guy working in mornings... He should NOT be working with customers
Close to station and Grand Canal. Lovely breakfast and very helpful staff. Also very nice room and we even had a balcony.
Furniture poor. Hotel needed painting outside.
Easy access from the station with luggage. With only a 2 minute walk from the hotel you were in the shopping / food district & vaparetto stop.
