The room is well-decorated, spacious, clean and comfort. Only takes 5 mins to walk to the bus stops. Travelling time to and from Venice is about 20 mins with frequent departures. The owner is excellent who gave us useful advice to visit Venice. Traditional italian breakfast with a bread and a cup of coffee only. |

The hotel offered free breakfast but we left at four in the morning and did not expect to receive it. When we arrived and told them we had a early flight and asked for two small cups of tea they charged us four euros. |

Helpful staff. Spotlessly clean. Very quiet. Very comfortable. Being a very small, family run hotel, it had no bar where you could meet people in the evening. The breakfast was not buffet style, so you could not "stoke up" with a really big breakfast. breakfast was goog though. |

The hotel was nice and clean and the beds comfy. It was a cozy hotel and felt close to being home. The bus ride into Venice was the only downside, but staying in Maestre was better than having to lug luggage around Venice. |

Helpful english-speaking staff, nice paintings in room, very close to bus stop to Venice. Clean&quiet. Limited breakfast. Semi-open windows in our room on ground floor were disturbing. It was actually hard to find our way from Venice Mestre railway station. |

Absolutely everything. This hotel had better quality per euro spent than any other hotels in our long trip over France and Italy. Guys are great, helpful and welcoming. Rooms are good, chill and clean, with everything working fine. I would definitely recommend this place. |

The hotel staff was very attentive. The room was clean and the size was o.k. The breakfast was simple but good. All in all I would recommend this hotel to others without hesitation Air conditioning a little bit too noisy and the parking situation is very limited. |

Very nice atmosphere, very friendly and polite staff (a family business), well decorated room, easy access by bus to Venice, free parking in the yard! I would highly recommend it. Rather poor breakfast, compared to the rest of the facilities. |

The hotel owners/staff were exceptionally friendly and helpful - and they spoke good English. The room was comfortable and clean and the bathroom was very nicely done out. Our triple room had a queen-sized bed, a/c that worked well, a safe in the room, and a flat screen TV (but only Italian channels). The hotel was in a very quiet neighbourhood that was well situated for parking, access to restaurants, and the bus link to Venice. Bus 4 or 4/ runs every ten minutes to Venice and stops approx 100 m from the hotel. It was very convenient and cheap. A 48 hr bus and vaporetto pass cost €28 each . Coming back from Venice we took bus 12 or 12/ . The hotel was a close walk to Mestre's old centre where there were numerous restaurants/bars. Breakfast was fine - just a bread roll and/or pastry with butter and jam and orange juice and coffee/tea. As a double room it would have been plenty big enough - but as triple room it is really just a double with a cot thrown in. My son found the cot a bit uncomfortable. |

The rooms were quite large and very nice decorated, it was obvious that the villa was recently renovated with care. There is a charming little garden in front of the Villa were you can stay and relax after a day of visiting Venice. The area were the Villa is situated is very quiet and peaceful and the bus station for Venice is just 2 minutes away (it's a 15 min drive to Venice). Last but not least, the owner is a very nice person, ready to help you and to make your stay as comfortable as posible. The breakfast could be considered minimal by some: croissant, bread, butter, jam, nutella, honey, coffe and juice but I must say that the quality is very good. |

For our visit to Venice, this hotel was located in a calm neighborhood, close to a bus stop. We could also park our car in the hotel yard. We got very good help from the owner Angelo to plan our trips to both Venice and Burano/Murano. |

The hotel was beautiful and very clean. The staff were wonderful and very helpful and friendly. It wasn't far by bus to the city of Venice. Never would I have found anything as nice in the city. It's like a hidden gem. |

The location of the hotel is very good, with excellent bus connection to Venice. Angelo gave us very useful recommendations. We were not very happy about the breakfasts - only sweet and every day the same. |

Truly lovely and beautiful hotel in a perfect location - an easy busride in to Venice but you sleep away from the tourist traps. Run by a lovely man who seems to be a real perfectionist. By far the best value for money we ever experienced - much more luxurious than we were expecting. Fantastic big fresh pastries for breakfast. |

The room is nice, quiet and clean. I choose this place because it's close to the bus stop No.4,4/,12,12/ which take me directly to Venice ~15min. Compared to the hotel price inside Venice, this is convenient and cheap. The hotel owner is also friendly. The hotel is very very difficult to find. And it also didn't mention on booking.com how to get there by bus from mestre train station. The breakfast is also very basic. |
