Breakfast was very average. Smell in room was musty. Hotel looked and felt very rundown.
The staff were very helpful and friendly at the desk and at breakfast. We enjoyed our initial stay and went back a second time. Its close to everything including the rail station. We would stay again.
The staff, who went out of their way to provide excellent service. The breakfast was decent and the dining room was clean and the both servers were very nice. The location was excellent, transportation from the airport, to the port and to all important sites were all close.

Reception desk staff's lack of knowledge of location of bus stops location, both for airport bus an tourist buses, even though these turned out to be conveniently located to hotel. We were told that they were hundreds of metres away from actual location
The hotel was good. Great staff. The outside courtyard is truly nice, but unless you are a smoker, one could NEVER enjoy it! Constantly filled with smokers, it was awful! Also, the entrance way was filled with cars and trucks - not an appealing way to welcome guests.
Smokers in the Courtyard!! The homeless who sleep on the street next to the church coming from Termini were very disturbing! One night - truly! - we were walking among them to get to the hotel and RATS ran in front of us into the sewers! I was disappointed the church would allow this. I have stayed in that area several times and it is always the same. Very sad commentary for the church AND the neighborhood!
We stayed for 3 nights and stayed one night at another hotel and for the same price was no comparison. Breakfast was disorganised and staff grumpy as they were not coping.Would not recommend for anyone coming home after dark on wrong side of Termini very unkept area litter everywhere not pleasant at night and disgusting in the mornings.

Wi-fi inconsistent access
the stuff were very helpful and friendly room was large and clean(the bathroom was shining!!!!) breakfast was satisfactory, but the coffee could be of better quality(you kind of expect to drink the best coffee in italy). The garden and the building in general were very nice. It is a good place, near everything....

A delight, as always, to stay in this family-run hotel with its comfortable rooms. Although just a block away from Termini station, for buses and trains to Fiumicino airport, and a couple of hundred metres from Piazza dell'Indipendenza, for buses to Ciampino airport, it is quiet, safe and secure day and night. The shady patio is cool in the heat of the day – and the sumptuous main lounge is restful when returning in the evening. Charming staff are always available to help and advise. Highly recommended
Excellent location, a very easy walk from Termini station, close to metro, all historical monuments and basilicas / museums easily accessible. Clean rooms, accommodating staff.
We booked this hotel for one night before our return flight home from Rome. It is extremely convenient to the Termini Train Station to take back to the airport. They had a lovely patio with greenery to sit and enjoy a bottle of wine after a long day. The staff were friendly and helpful. We had to leave very early in the morning so we missed the breakfast and have no comment about that.
We had stayed in Rome the week before closer to the Trevi Fountain and main tourist area and I found that area to be more convenient to everything. Even though this hotel was on a small street it was very noisy with traffic very early in the morning.

Even the choice for breakfast was not so vast, everybody could find something for him/her. Staff very kind and helpful.
Rooms on the upper floor have no real windows, just small ones on the top of the wall. Beds/ matresses too soft for our taste.

I really didn't like that the staff of the hotel gave us completely different information concerning the taxi arranging and early breakfast... wi-fi quality was not very good... Coffee at the hotel was bad...

Although the hotel is very close to termini station which made it much easier to access Metro and trains, the neighborhood is relatively bad and full of homeless people living on the street. The quality of breakfast was good but the variety was very limited, it got boring after 2 days.
Nice old building with a charming small garden. Very quiet location, although it is very close to the railway station (Termini). Kind staff and a decent, varied breakfast. Good value for your money. (PS: our beds were excellent!)
