You have to take the ferry over to the hotel and even though I did not know this before going it was a very nice ride and the hotel is only one or two blocks drive from the ferry. There were ants in the shower room and the toilet smelled of sewage.

Umberto ( Manager I think) is amazing!!!!!!!!!!!!!!!!!!!!!!!!!!!!!! From the minute we checked in he made us feel so welcome. He gave us a tips on everything to do while we were in Venice. Very personable and just really made our entire experience at the hotel wonderful. The hotel is much farther that we thought from main points of interest.......I Had done alot of homework so I knew we were not exactly close but never did I imagine that we were that far away from where you want to be when you are in Venice. Basically you have to plan on a half hour water taxi to the main points and an hour water taxi from where you arrive when you take the train in or plane. The stops are what make it so far. When you first get there you don't mind because you are amazed at what you are seeing but it gets very old after a few trips in to the main points. Rooms are very small but knew this would be the case. I would recomment this hotel if you don't mind being far away form main points. We recieved a great rate and paid one flat fee for the use of the water taxe for 48 hours so we just lost alot of time getting to the main points.

The hotel was comfortable with courteous staff however we were disapointed that our booking for out return trip was altered to another hotel due to work being done at Villa Mabapa and also that the second hotel queried on more than one occasion whether we had paid. I knew that I had paid Villa Mabapa for both weekends but they hadnt told the desk staff at the alternative hotel, however both were comfortable and we enjoyed our stay on the Lido.

It is well located for Venice, but we needed more space for the children, and the beach and parks are good on the lido. The hotel staff were very kind and breakfast was a treat every day. It is an older building, but sits well in its position.

Location is very good - just a 10 min stroll to vaporetto S.M.Elizabetha station and 3 minutes to ferry port S.Nicolo. Water taxi stop just across hotel's entrance. Hotel staff was excellent and very helpfull. We stayed 11 nights and never had even a small problem. We got a top floor room in the main building with a huge L-shaped balcony (overlooking hotel's garden and views of the lagoon) Room was cleaned every day. Continental breakfast (scrambled eggs, cold meats, cheeses, cereal and also Italian dolci) served from 7am to 10am. Would recommend!

Excellent location on Lido with walking access to car ferry and passenger ferries. Bathroom cleanliness considered marginal with dirty ring on bathtub and toilet. Also, a daily battle with ants in the bathroom. Breakfast considered marginal, too with respect to fresh fruit, healthy whole grain breads, and real American breakfast. This hotel rated four star, but should be rated three star at most.

The views of the lagoon are great from Villa Mabapa especially at sunset. I like the location of this hotel as it enables you to enjoy the benefits of both the lido di venezia and the city in a quiet and comfortable setting.

Very good hotel on the lido . We had a view of the laguna . a good breakfast is included Just a little far from the vaporetto , ten minutes by foot with a nice view on the walk, nevertheless . Sometimes there are buses , fortunately ! No fitness room .

Clean, comfort room. Very rich breakfast. Included in the price of the room, a journey and a live demonstration of glass manufacture in the island of Murano. Lido is a quiet and luxurious area, with only a 15 min with the ferry from San Marco's square. We were able to hear the walk and even the flow of the water of the guests of the room above ours, while having shower . There was nothing to avoid hearing the noise of the room above.

The staff was friendly and nice. The room we had was great, with a very unique feeling (I.E. not your standard square boring hotel room). The area around the hotel was quiet. A bit far from the city if that is why you are going (takes between 25 and 40 minutes to get to St. Marks Square).

Fantastic view from our room (122) and the corridor balcony. Easy access - caught the blue line vaporetto directly from the cruise terminal to the Lido. Only a 10 minute walk to the hotel from the stop. Beach was only a 5 minute walk and was fabulously organised. 14 euro's pp for lounger, towel, parasol and access to toilets and showers. Took water taxi from just outside hotel directly to Airport - expensive but the best ending of a perfect holiday. Hotel staff all spoke good English and were very helpful.

Villa and garden are very nice, great location. I recommend it very much for holidays, as well as for excursions to Venice. - Beach beds and umbrrells are for an additional fee (14 euro per person/day),- our rooms was quite small for 2 persons

We liked the garden very much. We had our breakfast in the shade of the trees. The room we had was nice and clean, staff was very friendly. Everything was just great! We will come again!

The room was wonderful, nicely furnished, lots of space & a balcony - amazing for a Venice hotel at this price. Facility for tea & coffee in room also a boon. Restaurant was a bit expensive but (for Venice) not outrageous

An excellent location only a short walk from the water taxi stop and restaurants. Quiet and relaxed yet near to the sights and the throb of the crowds in Venice. Staff were very helpful and spoke good English although in busy periods were a little overstretched. Overall a great choice and good value!

L'amabilité du Personnel; la qualité du petit déjeuner. Isolation phonique inexistante. Beaucoup de bruit. On n'a pas pu dormir. Nous avons payé un surcoût pour avoir une chambre supérieure, dite "spacieuse" dans la documentation, dans un hôtel 4 étoiles; nous avons eu une petite chambre digne d'un 3 étoiles. On était bien loin de la chambre apparaissant sur Internet pour une chambre supérieure d'un 4 étoiles.

Cet hôtel est très bien situé. Etre proche de Venise sans en avoir les inconvénients ( le bruit, les prix). Le vaporetto est à seulement 10mn à pied. Le circuit en bateau est très bien desservi par le vaporetto. Très simple à comprendre. Je le conseille vivement. L'hôtel est au calme et le lido est à visiter.
