superb central location.Friendly staff and good value for central Venice. Would definitely reccomend.

room at top of annexe with no lift. Shower and bathroom lacking headroom for tall person, but adequate.

Friendly staff - clean hotel - location - great coffee !

Only a minor point Room was cold - the staff could not put the heating on as it was not October ! Blankets solved the problem.
