It seems that, in Italy, first they tell you one price for e.g. a menu or a room, and when you pay it turns out to be a different price because they add things to the bill like a "service fee" or "accommodation taxes". That spoils the whole Italy experience a bit.
Location close to Termini train station and hop on hop off buses and trams and within walking distance of sights

very helpful staff, very clean, good beds and bed linen, very easy to get around rome from hotel, good breakfast all in all staff on our stay went out of their way to make us feel at home.
My husband and I always enjoy a cup of tea before going to bed and there are no tea/coffe making facilities but then again most hotels in Italy don't offer it either.

Location pretty good - close to Termini station, MTR, sightseeing bus-stop, main street via Nazionale.
Narrow room, lack of fresh air, AC out of function. Room (and hotel) did not really fit to previously experienced/perceived 4-star standards, may be OK for Rome. Anyhow, the price/value ratio was hard to enjoy, didn't want to try their Spa.
Staff are friendly and they are all good and explain for you where to go and how to go !!!

Room looking into very grotty central courtyard. Cost of using facilities, eg sauna €15, or choice of pillow 'only' €5. Dubious state of plumbing

Short walk to the Termini train station. The room has everything one needs, was clean and, in my case, because it was not street facing, was quiet. The internet is free and the speed was satisfactory. I did not have breakfast.
The lack of a kettle and coffee/tea. This is expected in a 4-star hotel. In fact, I do not think this hotel is more like a good 3 star establishment. Small TV which is difficult to see in a large room.

Location is very close to Roma Termini station. Staff is knowledgeable and courteous.
Breakfast is a little pricey.
The location was fantastic. Beatrice who was on the main desk couldn't do enough for us. Room was big, lots of room. Breakfast was ok. Cant complain as it was included in our room rate for 2 adults and 1 teenager. Staff for breakfast were also helpful. Overall had some hiccups but where promptly fixed. Really enjoyed the old lift experience as well.
Beatrice was the only polite staff member on the front desk the rest we interacted with where not so much. Its like we were bothering them. Asked for recommendations for restaurants close by and was told only one. not good. The room.......it was quite warm and we couldn't work the air con. When asked at reception we were told because its winter it has been turned off. The safe in our room was "blocked" and only the manager could unblock. This was done at the end of our stay. The fridge door fell of the bar fridge. Beatrice organized a repair person straight away. The bath was a spa but it did not work. When my daughter filled it dirt came out of the jets but no bubbles.
Wi-fi absolutely doesn't work. Room was not ready at arrival. AC does not have remote control. AC is controled by reception. Shower was broken. Shower cabinets door broken. Room is very old and dusty.
The staff was very friendly and helpful. The location of the hotel was perfect, near 2 subway stations and the accommodations were great.
5 min walk from/to termini, get Number 64 bus to Vatican and other sites,
No tea/coffee making facilities in room.
Location, price and staff were all very good. Nice room, comfortable.
The only negative comment I have is that the bed was two singles pushed together, not a double. They have a habit of separating during the night.
