Luigi is very kind and although he was not in the hotel most of the time, it was easy to get in touch with him. The room is simple but really comfortable. We loved the Nespresso machine to start the day with a nice coffee. Good location with easy access to the Vatican, easy to find parking, safe and away from the turistic turmoil.
The owner was very polite and helpful. We got a better room with no extra charge. The Vatican area is safe and peaceful. All the main sights are on walking distance.
We found the suite very spacious and comfortable. The location was great with eating, shopping and siteseeing easily accessable by foot. Highly reccommeded.

Excellent location near Vatican City, the Ottaviano metro station, and a number of restaurants. Great value for money. Our room was huge, clean and modern, and coffee and pastries for breakfast were provided. Owner was friendly and helpful, and let us check out late in the afternoon, just in time for our evening flight. I will definitely come back next time I visit Rome.
As most B&Bs or hotels give an access card to your room, this particular establishment gives you the keys as if you are renting an apartment for your stay. Luigi, the owner, greeted us and offered us an exceptional stay. My fiance had her baggage lost on our trip, and Luigi arranged for the delivery to be received and placed in our room. The overall house, is located in a residence building but is securely locked at the main door, securely deadbolted at the entrance to the residence, and securely locked with another key for your room. All keys are provided and instructions carefully explained. Each morning you can help yourself to espresso, tea, or coffee and pastries. Luigi as a host is a very polite, genuine, helpful, and an overall perfect host! He was an excellent communicator not just verbally (and perfect English), but also with contacting us regarding baggage, any assistance with travel, and oh by the way...his family owns a restaurant that is amazing (and includes a discount for staying with the guest house)! Overall, we loved the location, which is walking distance to the Vatican City wall (literally 10 minutes to St Peters) and located near great shopping as well as a plethora of great restaurants. It is also a quieter area with more of a warm neighborhood feel rather than that of a tourist area, a 2 minute walk to the Metro line, and very safe! Don't bother looking at a high end hotel in a tourist trap or a "cheap" unsafe hotel to save cash, this is as good as it gets if you are looking to be an independent tourist but want to feel like a resident! A+++++++

We paid for a double bed, was a small double, not very comfy-Some of the worst bed linen in the world I cannot stress this enough sheets of single bed size and an oversized blanket whitch was more like a rag in texture and hardness I mean I dont care about the small room but in Rome you need at least o comfortable bed to sleep in after a day in the city and in our case sleeping was a headache I have slept on floors and on the ground more comfortably, again I must say, if you care much about quality of sleep, the cheap rooms here should not be your choice I can't say about the deluxe rooms.

Owner was not at the property when we arrived. Had to call him on his mobile. He did come very quickly.
The owner Luigi is very hospitable. Our room was quite large with a wrap around balcony. It is located on a nice street close to the Metro in an area blocks from the Vatican. While they don't advertise a breakfast there's a coffee maker in the hall and prepackaged rolls.
While the room is very clean the bathroom had a bit of mold... Which could easily be cleaned. The location is very close to the Vatican which means you are a bit of a walk from the center of Rome. Because you are in a city there's definitely traffic sounds.
Very close to Vatican city (5 mins walk) and ottaviano metro station (3-4 mins walk). Bus 492 and 23 which go pass major tourist spots are just few minutes walk away. Great welcome by the owner with very useful tips and info provided. Love the nespresso and tea facilities with snacks provided in the common area. Modern and secure apartment really helps to rest comfortably. Also we felt safe walking back to hotel at night.
First off let me start by saying you cannot find a more convenient location for exploring this expansive, rich, old city. As the other reviewers have stated, you are literally a 10 minutes walk away from the Vatican and its amenities. My mother and I use to spend our nights, after our meal, strolling down to St Peter's Square and sit gazing out at St Peter's Basilica - Heaven (quite literally). Buses and trams traverse past the hotel and Ottaviano Metro (subway/ tube station) is a brisk 6-8 minutes walk away from Zero6. This metro line will bring you directly in front of the Colosseum - That's how central you are in Rome. In fact, I walked from Zero6 all the way down to Piazza Del Popolo, and that only took me almost 20 minutes. Oh and did I mention that there's a plethora of restaurant literally right next to Zero6, so eating out is not going to be a problem. The room itself is comfy, modern, and quite frankly, all you will need for a stay in Rome. We had a room with an L-shaped balcony, which we didn't expect but was pleasantly surprised by. The room was cleaned regularly and fresh towels were supplied daily also. Just outside our room was the tiny reception area with a tea and coffee machine and some sweet cakes if one wishes to have a nibble on them. The only downside, if I had to be picky, would be the stairs going up. It isn't very well lit- but I am sure that is something Luigi is working on. Luigi even booked us our transfer to and from Zero6 to the airport. And it worked out cheaper than taking a taxi there. 25 euros each. Taxi's charge 48 euros per person! However, if you wanted to you can take the express train from the airport to termini station, and the metro to Ottaviano and walk up to the hotel. Again location cannot be beaten- Well I personally don't think so anyways. All in all, my mother and I had a fantastic time here and I am sure you will too. Looking forward to coming here again.
The stairs- no lights coming up to first floor, very dark. The old fashion lift, confusing to use.
