I had to change rooms as I discovered small bugs on the working desks. Replacement room was only available the following day at 1:00 pm

The room is very(!!!) small and facilities are old, beds are not comforatble, and stuff seemed quite impatient when answering questions.

Very close to train station and restaurants. Pick up point for the airport bus which was very convenient.
Breakfast was terrible! I booked this hotel as it had breakfast included and expected a buffet breakfast. Instead we got a 'make your own sandwich' breakfast which was sloppy, cold scrambled eggs, processed meat and limp lettuce leaves. Very disappointing.

Hotel room was small but its normal for Tokyo city living.
Optional pillows (the bean pillows). Cleanliness. Proximity to business locations, restaurants, Metro station, and convenience stores. The room was not penetrated by the smell of cigarette smoke, despite the smell of it in the hall way.

Wonderful access to most of the main areas in TOKYO such as SHIBUYA/SHINJUKU/GINZA by tube. under JPY1,000. to Roppongi by taxi. Giant shop for JAPANESE electric product just in front opens until 22:00. Also, local area AKASAKA has various type restaurant/ pub/ first food for Japanese/ Korean / Chinese/ Spanish and more and more with various price range. you have good massage shop as well. 24 hours convenience store is in ground floor.

No safe box in the room.
When we checked in, there was a very small discrepancy on the fee that the hotel charged. I asked the front desk for clarification because I have never found this kind of experience with booking.com; the front desk told me to ask booking.com directly. In my opinion, it is not my job to clarify the above matter with booking.com; I strongly believe it's the staff's attitude and it's hardly to believe this has happened to a Japanese man with his career in servicing people.
The location is excellent. Metro station and many more restaurants are across from the hotel.
The size of the room is a bit too small for 2. No proper closet space is a major concern for stay over 1 day and particularly for female guests. Wish we were offered an option to a room with proper closet for a mere 1000 Yen more at time of check-in instead of knowing about it at check out. Enquiry was made during booking but none of this optional details was available.

Tried to convince me that I was receiving a non-smoking room when it was obvious a smoking room. Please be honest with customers. After complaining, I received a non-smoking room. Everything went well afterwards.

I like only the location.
The room is small. The air con was central air con and when I was there, the hotel turn off the air con. It was very hot inside the room and when someone in the other room smoke, the smell will come into your room via fresh air. It was terrible. The bed is not comfortable. The pillow and the blanket are old and not comfortable at all. I will never go back again.
Location. There is 7-11 shop on the ground floor, which is very good.
We stayed there for 4 nights, we need to change password for wifi usage everyday. For what? It's quite inconvenience.
It was very comfortable to have a Nespresso Machine and Bose Speakers in the room. Especially when you like coffee.
The hotel is on top of a little shopping mall, the lobby wasn't so easy to find
Great location across the street from two major metro lines; We had a small, quiet room on the back of the hotel (we asked for quiet); if you prefer a larger, but less quiet room, ask for one at the front of the hotel. Breakfast was OK if you like Western food - very good if you like Japanese food. English spoken.
Only the breakfast - expensive - but good if you like Japanese food. There's a McDonalds across the street if you prefer that type of food for breakfast.
