The new-ness of the hotel. Immaculate. Fabulous breakfast.
The room was superb, especially for its price. The location was great, only 5 minutes walk from the train station. On Asty Road side too so plenty of restaurants to choose dinner from. For an extra 1600 yen per person per morning you can have a delicious buffet breakfast. Fill up on this then you don't need to eat until lunch!
my first question, where can I get cash money near here, was not right answered!! (I had a problem that day...) But the second time, it was answered right. (It's in the House Avanti, near the station, 24 hours, only for foreigners)
Close to the station, the Onsen inside is good ! Room are with enough space .

Room size a little small but since I booked the small room which was on discount, for its facilities and service. It's still worth the price. The drip coffee in the room was perfect, but it costed 200 yen.

Upon arrival thousands of miles away and another 2hours bus ride to Kyoto, hotel should be able to take some discretion or flexibility to allow earlier check in - two hour in this case ( instead of wanting to charge hourly rate. hei, imagine what slight flexibility can buy Loyalty .....

Spacious & very clean hotel, all facilities look newly set up, staff is excellent, very polite & can speak English, it is a little bit far away from Kyoto station but still consider in good location (just 10 mins walk from the Kyoto station), very competitive hotel rate. Computer & printing machine are available at lobby for public use, the staff is very helpful to answer my question about the sightseeing place but you can also collect those information from the library at lobby. Free wifi in all area & good connection even in the room. We did not try the breakfast as price is a bit costly. We love this hotel & will stay again definitely on my next travel in Kyoto.
The proximity to Kyoto Station (subway, buses, JR lines, Shinkansen) made this the ideal base from which to explore Kyoto and surrounding cities. The hotel is incredibly clean and I had a smooth stay. The hot baths are a nice facility. The rooms are quiet at night and the beds comfortable. The staff were also very helpful in providing directions and advice.
The hotel is about a ten minute walk from Kyoto Station, through a rather dull part of town. The standard double rooms are quite compact, but they are clean and well laid out with all necessary amenities.

At first we found it a bit difficult to find the hotel so we called taxi from the station but found later the short walkway from the hotel so, it is not easy at first for the tourist who visits kyoto for the first time. Location is good as it is near the main Kyoto station and bus station. Hotel staff are friendly and helpful with the map and everything. We like the spacious room which is bigger than japanese standard with the modern design . The bed is comfort and there are Onsen for free using.
The bathroom is a bit small . One more thing is Lawson convenient store is located on another side of the road and the crossroad is far . So we didnt cross to buy what we wanted but decided to buy from the train station .
This hotel is a gem. it has all a traveler needs and more: public bath to rest after all day of sightseeing open all evening till 2 am..library to take a book...good restaurant.

not all staff were able to communicate effectively in english. The area doesnt have a lot of choices for restaurants or cafes. breakfast lackwd more western options.
