No frills but nice clean comfortable room with a balcony, good laundry and breakfast facilities, and appreciated the free pastries in the morning! Also a drinks vending machine available and coffee/tea facilities. And a good location a few minutes from Higashiyama subway station (though when we were there the station was the hub for coming/going to the Kyoto marathon!) and a nice canal. Recommended!

The hotel was within walking distance of nearly everything I wanted to see in Kyoto. The room was nice, clean, and comfortable. The price was very reasonable and included free breakfast and coffee: a great value! The staff was courteous and helpful.
Great staff, clean room, best location and unbeatable value. This was hands down the best hotel I stayed at in my travels in Japan. Massage chair and light breakfast were just icing on the cake. Thank you Eco and Tec!
Nothing major. Shower did this funny thing where only hot water would come out for very short intervals. Not a big deal. A bit hard to find at first so bring a good map!
The staffs are nice; the dinning room is good for relaxing and making new friends; and the massage chairs are really benefit to relief of the fatigue. I also took a very useful map from there for free:)

It's not a real estate ad but this location is brilliant. Set in a quite off street you are within walking distance right amongst most the historical sites. Unlimited coffee and a few light pasties to start the day were a bonus. Staff are very helpful and the free massage chairs are awesome.
Twin beds. We prefer to be together so we shared a single. The bags took the other bed. It's close to the subway but make sure you have Internet or a good map to locate it on the first visit.

Location is great, walkable distance to temples, near subway station. Convenient with microwaves, free coffee, tea, use of bowls and umbrellas...
Wifi somewhat slower and needs reconnection often. Hotel although near subway was somewhat harder to locate at first.
Very close to many of the top attractions in Kyoto. The room was large and clean and comfortable, will all amenities. A light breakfast was offered in the communal room. The staff was helpful and in the lobby we found brochures and maps.
A bit expensive but so were all other hotels, since it was New Years

My stay here was by far the best in Japan! The staff was absolutely excellent and spoke almost-native like English! I will stay here again without a second thought! Highly-recommended, you have my word.
Facilities provided were excellent. Great location, very near the Higashiyama station and many shrines and temples were within walking distance. Free flow of coffee and use of massage chairs were great.

Location very central and close to shrine and restaurants, basic but very adequate and comfortable bedroom, good bed, nice verandah with view, good (tiny) bathroom with good shower, efficient heating (a/c), heated toilet seat (if this matters to you), very friendly staff, wireless internet,
Fridge too noisy to use at night. No chair with back to it, but useable wooden stool. TV had only a few workeable Japanese channels. No lift. Minimum breakfast of 3 sweet rolls, no Japanese breakfast, eating salon with no cozy ambience but rather practical environment Don't understand what is particularly 'Eco' about the hotel. Like most of Japan a huge amount of throwaway plastic bags, plastic etc
Location - easy walking distance to Gion and temples. The inn is in a quiet residential neighborhood. This is the neighborhood you want to stay in because all the tourist sites are here. Staff - very helpful and went out of her way to help us sort our taxi issues and to find a place to rent a wheelchair for my mother. Spoke decent English too. Very good value for the money. It's clean and basic hotel
I'm used to staying in mid to upper range and high end boutique hotels, such as Hotel Monaco, W, Westin, etc. If you are used to these types of hotels with a lot of amenities, you will be disappointed. However, if you are looking for a clean, basic, no frills rooms in a good location, you can't go wrong with this hotel. Very tiny bathroom and it smelled everytime you flushed the toilet. I think the vent is underneath the floor?

It was difficult to find the hotel at the arrival
The hotel is in the heart of the Higashiyama sight seeing district, as well as close to Gion for eating at night. Very quiet, and there was a lovely canal nearby too. A light breakfast was included which I wasn't expecting.
The bed was really firm.
