Good location next to a bus station, 15 min on foot to the train station, rooms are fairly clean.
Terrible smell in the hallway (probably cigarettes but I can't be sure), the hotel is probably intended for longer stays - room service only every 7 days. Not too bad considering the price but I can't recommend it. I'm sure there are better options in Kyoto even at this price.
The staff were lovely and friendly. It was was basic but had everything we needed, our only gripe was no fridge in room as we use it regularly but there is one downstairs you can use. It's a good location not too far from the good shopping area and old kyoto. More a long stay then a hotel but for us, good value for money.
Brilliant staff with nothing too much trouble. Free tea, coffee and pastries in the morning very unexpected. 10/15 mins from kyoto station or main shopping and food areas. Great overall experience would recommend.
The price thing again, stayed extra nights which price had to be renegotiated. Holiday in Japan so price up, our fault though !!!!

Great location, close to shrines and temples.We could walk almost to all places of interest we wanted to see. Valued for money.Pastries for breakfast were delicious (especially chocolate ones). Convenience store is 2 minutes from hotel. Closest train station is 5 minutes from the hotel.Excellent Wi-Fi connection, another computer with internet available for free close to reception.Rooms tidy and with storage space for clothes, air condition. Staff did not speak English but was helpful (except one lady at the reception who explained us everything we wanted to know, we were nicely surprised with her knowledge of English). We definitely recommend this hotel for stay in Kyoto.
Room were not tidied up during our stay which was not a big deal for us but bins should be emptied during longer stays.

They don't clean the room nor change the linen even though we stay there 6 nights.
Close to the main train station and several modes of transport. The light breakfast was a nice surprise (we missed it in the description). The hotel provided us with everything we expected.
English speaking staff, very large room with balcony, 20 mins of walk from Kyoto Station and about 5 mins from Teramachi.
A small fridge and a kettle in the room would be a nice addition.
I can enjoy free drinks in the lobby and watching TV at the same. I like the interior design of the lobby as it looks like an European style cafe Price for twin room is relatively lower than other inns or hotels in Kyoto
The instruction of the transportation is not clearly stated in the description of booking.com and caused me take wrong bus (there are two routes of Bus No. 205 and two stops of No.205 near the JR Kyoto station). I took Bus 205 on stop No. B3 and caused me spend extra 1 hour to get to this hotel. It was worst as it was heavy raining at that time. We have asked the hotel staff to make remind on the description on the booking website
Very friendly woman runs the place. You can rent bikes which is very nice in Kyoto and it makes up for the location which is a bit out of the way. Clean, basic but all you need for the price.

No refrigerator in room, bathroom is a little small, and the tv is kinda small. However, all of this kinda made the place cozy too, so it was good!

The hotel is very spartan but rooms are clean and I had a lovely view of the city from my balcony. The staff don't necessarily speak English but everyone was very helpful. And the pastries for breakfast were delicious!

This inn is definitely a value, especially compared to other hotels in Kyoto. The staff was friendly and forthcoming with information, and the rooms were clean. The roll out futons were comfortable, and the tatami mats were in good shape. We didn't have any issues connecting to the wifi and the AC unit worked well. The inn was also a 20 minute walk from Kyoto Station and just 5 minutes from the nearest bus stop. It's situated on a main road, so access to other places in the city is pretty easy from here. If you are looking for a value, this is a good spot.
The bathrooms are tiny, especially the shower, but this is pretty standard in Japan. Water pressure and temperature were both great though. If you are taller or bigger than the average Japanese person, the shower may be small for you. The carpeting and walls in the halls were very old looking, but the rooms themselves were clean.
It was a bit far from metro if you have big luggage. But if not big suitcase there was ok.

Good size room with a view of mountains! Very clean and comfortable. The immediate surroundings are a bit dull, not many shops, restaurants etc apart from a good Thai place next door. But it's very handy for the station and within walking distance of Higashiyama, one of the main tourist areas. Plus it's only a couple of stops on the bus to Gion and on several routes to temples around the city, for example the 205 which does a loop of the city. So, all in all a very useful location provided you don't need to be right in the thick of things.
Bathroom was impossibly small, which was a shame as the room itself was a very good size. Breakfast was a bit mean - bread but no jam, but there's a fridge to store your own stuff. Rooms are not cleaned while you are there. I was there for six days and I don't need towels changed every day but it would have been nice to have the bins emptied at least once during my stay.
Very economic. well located. Free coffee and bread in the morning. Has a dinning area, also a nice fridge and microwave. Can be used to feed yourself and save money.
Bed really hard, and flat pillows. Had back pain by the end of my stay. No cleaning service, only once per week. You had to pay for the TV on your room.
Great location, walking distance to kyoto station and downtown. right next to bus stop and near subway if you want to travel further. fridge and computer for guest use. great beds with fluffy duvets! Staff was very sweet.
