very close to bus station. convenient access to kawaramachi rainy days during our stay, staff kindly lent us umbrella :) got a feeling that the lady owner really treat us as precious encounter , like what they say 一期一会. so warm and kind of touching!
The beds were rock hard and we all ended up with sore backs. Also the bathrooms are tiny and I kept hitting my elbows on the walls and my head on the shower head. I'm average height and build and found it tight.
Wi-fi great & free, free pastries for breakfast (limited quantity so get in early), fridge in communal area to store your groceries, tea/coffee, microwave & small toaster oven in communal area, close to Family Mart for groceries, excellent laundromat just down the road, walking distance to Pontocho, Teramachi & Shinkyogoku shopping arcades, Gion area and we even walked to Kiyomizu-Dera and Maruyama Park
I found a bunch of stuff on the floor in front of the service room, next to mine like if the cleaning service guy forgot what he was doing right in the corridor. It was weird. Hahaha
A nice room for a cheap price and not so far from interesting Kiyomizudera or Fushimi Inari. It's not so far from some big bus stops and you can rent bikes right there at the hotel. A simple breakfast is included.

I had requested to check in early when I reserved my room, but when I showed up they just didn't have the room ready and couldn't guarantee a time by which it would be ready. Kind of far from the station.

The staff is really nice. The hotel has a lobby with free breakfast in the morning, tea, coffee, fridge... Great wifi signal, big bedroom for Japanese standards. Great location close to restaurants and city center.

Very clean. Helpful, friendly staff. Breakfast included, microwave oven available. Bicycle rental. Located near Gion District, restaurants and supermarkets.
On arrival the staff greeted us politely we arrived 3 hours before check in and they made sure a room was available for us. The manager kuzo was so excellent to deal with he told us directions to places and was always welcoming and smiling. The room was the roomiest we had and there was a vieq of the city and mountains. The blanket on the bed was the most cuddliest blanket ever we Wanted to take it home. Location. Was great everything was within 5 to 15 minutes away. They had 24 hr percolated coffee and a nice comfortable dining area that they served pastries for breakfast and had microwave and utensils so you could have your own meals there and a fridge for you to keep cold stuff. Plus a vending machine with water soft drinks and beer We had the most comfortable stay here. The lady that worked behind the desk was also very friendly and we were always welcomed with a smile. I will b stayin here again and highly recommend. Close to nishi markets geisha town train station.
The fan from the air conditioner can be very loud and the heating up part is not efficient enough, the room remains cold.
Location is pretty good, very close to Shijo Kawaramachi (the main shopping/eating area) and there is a bus stop nearby; no excessive room service meaning that you don't get your towel changed every day and no one makes your bed, but that's exactly what I prefer. Small breakfast on a first-come-first-served basis without extra charge, free coffee and tea is also very nice.
The staff was really nice, they speak english very well. The location is good, really near to the bus station Kawaramachi Shomen and also to the Kyoto Station (about 15-20 minutes walk). They said it's not breakfast, but every morning at 7:00 (sunday at 8:00) there are some brioches for the guests. The best thing is always coffee and the. During my trip (in january) it was really comfortable to have a place to stay warm a little bit with a coffee!
The hot water tends to run out before being able to finish a shower. The furo in the room is small and shallow. Bathing needs are better served at the local sento a few blocks away.
The place is clean, comfortable and relaxed, with a very friendly staff eager to help, fairly good English. Nice firm beds - good for my back. Close to Public Transit and most major tourist sites. Private bath and toilet. Good working heat.

Extremely noisy. The hotel is on a very busy main road and fairly close to other big roads. It felt like I was sleep outside on the balcony. I recommend you bring earplugs to help you sleep. The shower was the smallest I have used in Japan. That is saying something. I wish they had taken some of the room space and used it for the bathroom.
Great location. Close to the Keihan Subway line, Kiyomizudera, Gion, and the Higashiyama district. There is a bus from Kyoto Station. The room was pretty spacious for a Japanese hotel.

The small bathtub is really a problem, even taking shower.
Not the best location but convenient enough to access to Kyoto Station and Gion area by walking. Close to a bus stop, it is worth to buy a bus day pass at only 500 yen getting around. Rooms are small but nice and clean with private toilet/bathtub unit. Balconies in some rooms are open view facing the Kiyomizu-dera in a distance. The hotel is good for budget travelers, it provides basic facilities we want. We stayed there for few days in November, woke up early in the morning and went out about 8-9am after simple breakfast it provides, then returned around 9-11pm to have a good night's sleep. Staff are friendly and helpful, especially the lady who wearing glasses.
The bathroom/toilet smell of cigarette. This is suppose to be non- smoking room.

I felt cheated by the review, cause it stated that the location was convenience with all the facilities needed.The fact was the location of the hotel was quite far from Kyoto station(20 minutes walking distance).Although there was a bus stop in front of the hotel. but we have to spend 230 yen for the bus ticket while travelling to the station.Next the washroom was too small to fit in a person,furniture was old and bamboo mattress was full of dust. =(
