Beautiful old building, and the area around was very interesting. Easy to get around from Nijo too.
The stairs were a bit of a challenge! Unfortunately a very unpleasant incident between another guest and the staff (not their doing) spoilt our stay a bit.

lovely traditional Japanese house, bikes can be rented, washing machine is available excellent and personal service, very quiet and respectful environment
the garden was under construction, noise is easy to hear in old wooden houses, towel rental is too complicated

- I loved the atmosphere at the guest house, the building is 130 years old! - Akemi-san, the ryokan manager, was very helpful and pleasant. - Excellent value for money. - The bathrooms and showers are not 130 years old, I was surprised by how modern they looked. - The room we got, in the backyard and in front of one of the showers, wasn't noisy despite the fact that the walls are very old and there is no soundproofing. - Good location too.

Great experience with this old house. It's clean and the location is good. I like this stay with tatami and futon, especially the super friendly staff! She's so nice! FYI that the shared bathroom and toilet at downstairs, and the staircase very narrow and steep though we don't have a problem with that.

A great old building with tons of character. The room we stayed in was big and very comfortable. We enjoyed the old world feel. The girl at the reception is so friendly and helpful. Great location close to metro Nijo stop in a more local neighborhood.
The walls are very thin, bring earplugs. The guest house is closed from 11-4 everyday so when we arrived we couldn't check in. It would have been nice to have a yukata to walk to the bathroom in.

If you would like to try traditional japanese experience, I would recomend this guest house. It's charming wooden house and staff is kind. compare to the price, the accomodation is cosy and comfortable. Especially, the little decoration at the conner or in the room was impressed.
Just one bad thing about this guest house is that 1 shower room, 3 toilet are for share. If your room is on the second floor, you should come to downstairs to go to toilet. However, the shower and toilet were clean. Just a bit cold for winter..

The cleanliness. Friendly stuff. Close to the local shops. In spite of the old facility, the character and the charm of the place won the team over.
No TV in room. The bottom futon was not thick enough for my back.
It's a Japanese style room! The interior decor is so cute and friendly, which made me feel at home. The owner is super nice and speaks fair good English. The room is very spacious compared with other places I've stayed at in Japan, though it may still be a bit crowded if you really book one room for three people. I think the room size would be perfect for two people. The location is close to Nijo Castle, which I didn't have a chance to visit inside. JR Nijo station is like a 10- to 15-minute walk away. And close to it (5-minute walk?) there is another subway station of which the name I forgot. Gion district and Kawaramachi are like 22 minutes away by train. Anyway, most of the fun sites of Kyoto lie close to the outskirt (sort of?) of Kyoto, so it takes a bit of time to commute, but not so bad.
I'd say the stairs were very steep. It might be very inconvenient if you come with a huge suitcase. And the shower room and bathrooms are all downstairs. One shower room only is a bit inconvenient but since there are only two guest rooms in total, it didn't seem like a problem for me during my stay.

Sanjojuku is a great ryokan. If you'd like to live a great japonese experience, this is the place where you have to go. It's all beautiful, with a nice wood smell and little flowers disposed in every corner. You also have the occasion of sleeping in front of a charming traditional japonese garden. And the staff is very nice and welcoming.
Don't expect a big sign written in english on the façade, it's just a traditional door with a big lantern which doesn't make it very easy to find. My advice: don't forget to print a little picture of the building attached to your google map capture, it will help you!
