The room was big, compared to other places we stayed in Japan
When we booked we did not have a clue that this was a 'love hotel'. And we also did not know, how a love hotel exactly is run! But it was a fantastic place to stay for 3 nights: extremely spacious rooms (we had lots of luggage with us), great bathroom, separate toilet and top marks for cleanliness!! We loved the breakfast delivery in the morning: when you booked breakfast for 8 am, you are suddenly surrounded by lovely music, the huge TV screen comes on, showing beautiful pics of Kyoto, and you have to open a flap for your breakfast delivery! That was a new breakfast experience! ;-)
Quick and easy to get to central Kyoto, walking distance to Fushimi Inarai temple. Friendly, helpful staff. Hotel not as adult-only as it appeared on booking.com – helpful tourist info available on reception desk, including free-to-borrow guide books. Free car parking. Very quiet. Not a destination or traditional hotel but absolutely fine for a holiday trip.
No restaurant – but that fits with the adult-only theme of some guests not wanting to leave their room!
When booking this hotel, please take into consideration that this is rather a motel than a hotel. If you travel by car then it's fine as the motorway junction is next to the hotel but if you travel by train/subway, the hotel is located quite a bit (10-15 mins walk) away from subway station and there is no reasonable public transportation connection with the subway terminal.

The hotel provided good service. The staff were very helpful although it would be nice if one or two of the staff could speak more english. The food was served on time and in the room. It was also a pleasant surprise that food was free even if we ordered late at night.
What I didnt like is that it was a bit of a walk from the station. If you're arriving from the airport with luggage, better to take taxi as it's around 3kms walk. There were some unpleasant sound coming from the room above us, seems like they were moving furniture even late at night. Didn't bother to call the receptionist to check but the management should do something about it.

Location but it s ok (15mn walk + 10mn bus), not so much to do around. Great to spend the night, not the evening.

Super luxury in the hotel and the room with the small value of money. I never stay in like this luxury very the value of money. Jacuzzi in in the bathroom as well and all provided.

THIS IS A LOVE HOTEL (WHICH WAS NOT CLEARLY ADVERTISED) The area (minami-ku) although only a 10 minute train ride from Kyoto Station is awfully ugly, depressingly so. Ringing the doorbell on the room turns on the lights AND THE TV! Waking up to a porn movie with blaring volume was not nice by any means. The complimentary vibrator that greets you on the nightstand is disturbing.
This is the most complete room I have ever stayed. PS2, karaoke (although we didn't use it), movie etc. my girlfriend loved the bathroom and those facial and hair product so much, they are all free!
Fantastic room exceeded our expectations, got a great value deal from Booking.com which made our stay $20/night/person, definitely great value at that price. Enjoyed our large spacious ved and room, massive tv with english shows and movies and awesome jacuzzi with lighting settings. Staff were always friendly and room service was great. Wifi in the room was fantastic.
Some very minor maintenance needed on the floor molding, a spot or two where it has worn, the elevator was a little rickety but these are very very minor issues in relation to everything that was great.

Super staff friendliness and responsiveness. Room was very modern and spacious. It was not our first/second choice. We were late booking and could not find a room. Unbelievably, the city was totally booked up for the cherry blosson season and we were only left with similar choices. It was awkward when we got there realizing what kind of hotel it was....however once we we saw the room and amenities we were fine. We actually grew to like it a lot and felt very comfortable after 3 nights. It turned out to be a very pleasant stay considering we did not have any other choice.
Location. It is about 10-15 minutes away by Taxi from Kyoto station. The hotel provides two 500 Yen (~ $5) to make up for that. The fare to central train station, Kyoto Station, is 1,600- 1,900 Yen.
The staff were extremely helpful and gave excellent service. The room was well-cleaned daily. We were travelling with another couple and we all really enjoyed our four night stay at the hotel.
Subway station was reasonably close, as long as you were happy to walk about 10 minutes each way, or you could use the taxi vouchers they supplied as discount.
