The hotel was a short walk from Ueno Station.
Most visitors seem to smoke, so the hallways and even the non-smoking room were not clean smelling. The narrow street in front of the hotel was very noisy at night, with a lot of late night bars and hostess clubs nearby.
The location was very convenient - just next to Ueno Station, provided you select the correct exit. The staff did their best to be helpful despite their lack of English. The floor's shared bathroom was very traditional so it was an interesting experience. The facilities are old but kept very clean.
It was quite difficult to locate the hotel as it was in a small middle lane and the hotel sign was in Japanese. It appears family run with almost no English spoken, which did present some problems in communication. The one shared bath/shower room per floor may be inconvenient if you are in a hurry.

Staff : very rude , totally can not speak English We went to this hotel in early morning of our first day in Tokyo.It was raining and chill outside. We went to this hotel for deposite our baggage before travel but this hotel didn't have this service. So we stayed at lobby for discussed our next plan. Hotel staff force us to get out hotel and close the door. What 's a service ?

i was happy to get a room at the end of my trip as tokyo was way booked up. the wifi worked fine once i was given the proper code.
forget the concept of non smoking. the 4th floor smelled like an ashtray tho technically i guess my room was non smoking. truly disgusting cigarette stench. i stuffed a pillow along the threshhold to try to thwart the stench from coming in from the hall under the door. no real luck. in tokyo it seems you pay the same for for a single or double room unless it is a capsule or bunk bed adventure. it is what it is i guess, but in other parts of japan they had true single room rates which were great.
