Room with private bathroom is a bit separated from the others and is worth the difference of price, very nice staff.
1. good location : 10 minutes from kyoto station, 3-4 minutes from supermarket (both by walking) 2. triple room had a bathroom(with shower and bathtub), (toilet in commom) 3. nice and cozy place, without any disturbance

Location not far from train station. Public bath next door. Ikoi no Ie is not a Ryokan, it's a place with traditional japanese bedding, whic is managed professionnally by a structure that manages several other buildings. After some negociations, staff allowed us to park our rental bikes in their bikes parking. Indeed, we had rented the bikes elsewere (on their recommendation) as they did not offer bikes with baby seats.
Location without many restaurants around We have not got the bedroom that we were supposed to have from the booking pictures. Actually, we were relocated in a substandard building that was 50 m away from the main building, hence we did not have direct access to Ikoi No Ie common space and kitchen. We had to cross the street with our 2 kids (1 and 3 years old), sometimes under the rain. I have never been able to connect to Wifi, both in my room or in the common area, besides sitting at some particular location in the staircase.
The place is in a good location. The office is in a different building from the the rooms where we stayed. They are separated by about 100 meters. We called at the door and waited for about 5 minutes for the staff to arrive and get us checked in. The staff was thorough and explained the rules very well. They have a kitchen where we ate our dinner and there is a lot of helpful information on the walls. This is a great place for young people.
The bathroom is shared for the room where we stayed and the toilet was very tight, the shower was small. Our room was upstairs and the stairs are narrow. Going back and forth to the office is inconvenient. The price was a little high for what we got. We stayed in a much nicer place the next day for less.

For the same price you can get better place to stay. The room was really small, that it is almost hard to have the bed and open suitcase in the same time. I also dont like that the toilet was really tiny and smelly. Please clean it..
- very helpful staff (some of us were staying a day more with a separate reservation and there was no problem with checking in and arranging everything a few days in advance while checking in from the first reservation); - clean;
- in our 4 person room there was very little space (actually, just enough to lay down 4 futons, our backpacks had to be stored at the closet);

The room was a bit dusty
My husband and I were travelling with our eldest son who lives in Japan and found Ikoi No Ie to be an excellent place to stay very close to good restaurants and train/underground station. The rooms are Japanese style and very clean and comfortable. A very good Japanese breakfast was served very elegantly in another building which we were taken to by a member of staff. We were booked for two nights but asked to stay a third. This meant moving rooms from a private bathroom to a shared one but this was easily managed and the very helpful staff moved our bags for us and sharing a bathroom was no trouble at at all
Difficult to find at first but use of phone gps and asking at the local beauty salon got us there
There wasn't a thing I wouldn't rave about. Our journey started following the red brick road (alley to some). Location is superb, the people a joy. It was truly a dream, we can't wait to return!
It's a small little place with full facilities. I think it used to be a single facility with one group of staff, but now it's 3 facilities (with different names) with one reception and one group of staff which is about minute from Ikoi-no-Ie. As a result there is no on-site staff but they are reachable on the telephone and are very helpful. They have announcement boards of fun seasonable things to do with lots of accurate information of sites to see and how to access them!! I lost my phone in the pantry area in the morning and some nice soul gave it straight to reception, and they sorted it out rather quickly for me when I got back at night. Area is great! There is a public bath just around the corner so great chance to try that out. But do read up on etiquette before you go. If you don't know, then the Japanese ladies will definitely tell you repeatedly in Japanese until you get it. :) Overall a nice place to stay and friendly quiet neighborhood with easy access (10min) walk to Kyoto station.

The location is quite ok. Easy to find and access to. Most of the staffs speak English and quite helpful.
The breakfast is way over price compare to the same quality of food you can find in the street.
The staff were very friendly, and the suggestions for things to do around Kyoto were very helpful. We also had a tea ceremony with a member of staff, which I'd highly recommend
